If the Landlord is using it along side the tenants, both should contribute to the repair or replacement. But in a case where it is only being used by tenants, the Landlord has no business with it whatsoever.

I wonder how many of you reasons.. So if the spetic tank full, the land should pack it for you right??

When it comes to property, landlords take care of the capital repairs for instance, roof repair, fence repair, etc, while tenants take care of minor repairs. In this case, the beneficiaries of the pumping machine will fix it..

It is no longer the business of the landlord at that point. The landlord is responsible for structural issues. You are responsible for what has been provided for your daily use. Why not ask your landlord to change the bulbs when they are damaged?

It's definitely the landlord that will repair it if it's spoil before you park in but if you have eventually park in already before the pump develop an issue... Everyone benefitting from the pump will surely contribute to repair it...

I do repair the pumping machine in my houses and the only reason why I do, simply because I couldn't stand watching what I spent so much money on to decay due to neglect.

I don't live in the house with Tenant and I think the tenant should repair them simply because when they moved in, the landlord provided a working pumping machine

We always don't like taking responsibility for our actions
We are so used to the abnormal that it has become the new normal.

Once the pumping machine breaks down, you should inform the caretaker or whoever is in charge of the house that it is faulty. It is not your responsibility to fix it. You made a payment that covers those repairs when you paid your house rent.

Normally, it is not even your responsibility to fix the lights or change sockets; the caretaker should take care of it.

Landlords are responsible for repairs and maintenance that ensure the property remains habitable for his tenants. Things like plumbing, electrical systems, pumping machine and all are his responsibilities.

Rent isn't a one time payment so he is supposed to ensure that those things you are renewing your rent to keep using are in good shape.

It's d complete responsibility of d landlord to repair/fux all faulty pumping machine, roofs, soakaway, etc.
It's only out of ignorance or magnimity will d tenant fix those stuff.

wrong! A faulty submersible water pump is a major fix and should be routinely maintained and repaired by the landlord. However, minor INDOOR repairs and maintenance must be carried out by the tenant. A leaky roof, for instance, isn't expected to be fixed by the tenant because it's a major repair just like a faulty submersible pump.

I keep wondering why this should be a debate. It's like asking, between a transport owner and passengers, who should fix the vehicle if it breaks down? It's sad that some landlords have this stupid mentality that your commitment ends in building a house, the rest is to collect rent, while tenants do the maintenance and everything else. Unfortunately too, in their greed they keep increasing rent.
Your analogy of passenger & driver is very wrong & should be likened to a short let or hotel customer, not someone renting a house for year. Seems u haven't experience a terrible tenant that is good at damaging things

Leaking of the roof is definitely the landlord responsibility..... Anytime any day it's the landlord responsibility to fix the roof whenever there is leakage.....


It's every occupant of the house to contribute money to pack the toilet whenever the need arises..

The rule of thumb is anything that affects the livable conditions of the house is handled by the landlord while things that affect the daily running of the house is handled by the tenant. So utility bills, fixing plumbing fixtures, fixing lighting fixtures and stuff like that are handled by the tenant. Which means pumping machine repair is the responsibility of the tenant. If it was a water supply issue then it would be the landlord's responsibility.

All the occupiers benefiting from the use of the pumping should contribute money to repair or replace either you are a tenant or the landlord so far you benefit from the use . If the landlord doesn’t live in the property with the tenants then all the tenants are suppose to replace or repair it except they are paying maintenance charges either yearly or monthly. It is NOT the responsibility of the landlord if he is not using the pumping machine with them . We pay electricity bills and we still bear the cost of repair as a consumer to the DISCOS .
