If the landlord is living with them, the landlord should take responsibility for he repairs. I believe that's the normal thing.

However, if the landlord isn't living with them, they should gather money to repair.

similar issues we are having in our compound, its the duty of the landlord to address his tenants and share the money required equally.

When I was a tenant, I contributed to the repair of our faulty pumping machine but the other tenant refused to.

The tenant of course because you are the one using it so you hv to take responsibility but if the pumping machine need a replacement I mean new one then it is the responsibility of the landlord

Tenants should live responsibly just as if you own the house. Lucky you if your Landlord live in the same house. Then you should contribute to the repair of the water pump and the pumping bills without being asked. However, if you live alone in a compound as a tenant and everything was working perfectly before you packed in, then you are responsible for the repair and the pumping electricity bills of water. It's an additional blessing to you if your Landlord is magnanimous enough to take the responsibility but mind you, it's you guys (tenants) responsibility.

Like window, doors kitchen cabinets, Air Conditioners electrical, including pumping machine & the over head tank are for the landlord since he charges for rent. Per year or monthly. And can ask you to pack out at the end of the day, may be after fixing the pump, what then happens?

Things like inside wall paintings leaking taps electric bulbs broken tiles and all wear and tear from his daily contact and use should be replaced or repaired by the tenant

Yes those are the landlord's responsibility. However if the landlord gives you go ahead to effect repairs because its kind of an emergency then a tenant can go ahead but the tenant needs that go ahead, very important.

i see lots of unintelligent responses above....how will landlord fix the pump? everybody benefitting from the use of pump should fix it, including the landlord if he stays in that compound, otherwise only tenants should fix it

Per year or monthly. What will you do if after fixing the pump, and the landlord ask you to vacate his house at the end of your rent, let's say few months to the time what then happens?

It is the property of the Landlord and as such is his responsibility except it was stated in your tenancy agreement. The only thing you are responsible for is the money for fuel or electricity to pump the water.
Your rent is for you to use those things in his house. It's akin to a leaking roof or a cracked wall or a fence that fell, will you the tenant be the one to fix your leaky roof since you are the one leaving there

Heavy maintenance is on land Lord
But low charged maintenance is on the tenant Period.

Don't expect tenant that pays you every year to bear unnecessary cost. When you can always increase his rent over time. The least you can do is show him goodness.

And a tenant that values your property will do well to use it right. If not send them parking one time.

I keep wondering why this should be a debate. It's like asking, between a transport owner and passengers, who should fix the vehicle if it breaks down? It's sad that some landlords have this stupid mentality that your commitment ends in building a house, the rest is to collect rent, while tenants do the maintenance and everything else. Unfortunately too, in their greed they keep increasing rent.

A leaky roof, for instance, isn't expected to be fixed by the tenant because it's a major repair just like a faulty submersible pump.

What if it's not a submersible pump but those surface pumps?
Does the type of pump matter in who does the repair? 🤷

If you pay service charge, then Landlord. If not, all the tenants should gather money and repair since you have been the one using it. If you wait for landlord, you might wait for a very long time
