Absolutely the landlord but if there is an agreement, the landlord and the tenant can make a contribution but the landlord has the lion share. Sometimes we must look at what caused the fault if it's the fault of the tenant, they should donate to fix it.

The active users should repair it.
if the machine was released or made available to the active users (tenants) in a working condition, then it only makes sense that they repair it.
All installations in the house may be owned by the landlord, but would you say the landlord should be the one to repair your electrical faults in your flat (or room), or repair the switch control board or a faulty door?
Things like water machine develop fault due to prolonged usage. The active users (tenants) should be reasonable enough to repair it.

The other exceptions are things like the roof of the building, fence, gate etc which should be repaired by the landlord

But low charged maintenance is on the tenant Period.

Don't expect tenant that pays you every year to bear unnecessary cost. When you can always increase his rent over time. The least you can do is show him goodness.

And a tenant that values your property will do well to use it right. If not send them parking one time.
If I am living with the tenant I either make it joint or I pay for the repairs. If the tenant is not living with me then they bear the cost of repairs. If it is something that requires replacement then I will replace it. Nothing like unnecessary cost or low cost maintenance, it is the tenant's responsibility to run his house, it is the landlord's responsibility to make the house livable.

Some tenants do not manage properties well, my neighbor used to put on pumping macjine and go out, we were sharing prepaid then. If I am around I would be forced to put it off.One day my husband was back home and water was pouring and obviously it had been pouring for long from the amount of water on ground, he was so angry and the woman was not home.

She would say she forgot, few months after they moved in the landlord got another prepaid for them so we had a switch where we rotate pumping every week.


Would you believe that now when it is her turn, immediately the thing gets full like this she will put it off, Infact most times she doesn't let the tank get full, so the amnesia was selective simply because we were both using the meter and we would both take responsibility for the fees even when she wastes the light. I was like ehen? So the forgetfulness can disappear?

It is wickedness in my opinion, shey it's those category of people that misuse pumping machines landlord will repair for? What I know is if you are pumping and they take light you switch it off and switch it on back when light comes back, they will leave the thing like that.

A lot of Nigerians are like my neigbour, terrible attitude.


Anyway, anybody using the machine wither landlord or tenant should contribute in repairs. If you are paying service charge it's another thing entirely.

seems you have not lived in a house that nobody knows the landlord and the lawyer don't give a flying fvck about your leaking roof ,soakaway or pump,in one of my houses it is the tenants that do such things but the money will be divided equally among the flats with the landlord picking one slot,it is you that will take affirmative action because it affects you directly not the landlord

We are so used to the abnormal that it has become the new normal.

Once the pumping machine breaks down, you should inform the caretaker or whoever is in charge of the house that it is faulty. It is not your responsibility to fix it. You made a payment that covers those repairs when you paid your house rent.

Normally, it is not even your responsibility to fix the lights or change sockets; the caretaker should take care of it.

Landlords are responsible for repairs and maintenance that ensure the property remains habitable for his tenants. Things like plumbing, electrical systems, pumping machine and all are his responsibilities.

Rent isn't a one time payment so he is supposed to ensure that those things you are renewing your rent to keep using are in good shape.
I agree with you.. but ask yourself, how many Nigerian tenants pay "Maintainace free"....
You don't pay Maintainace fee yet you want them to repair you

It is no longer the business of the landlord at that point. The landlord is responsible for structural issues. You are responsible for what has been provided for your daily use. Why not ask your landlord to change the bulbs when they are damaged?

If landlord has separated all the amenities, there is no way he/she can repair it for the tenants. I made sure my tenants have the pumping machine separated from mine so if it spoils it is their responsibility to repair it.

If the sockets or bulbs the landlord provided for you in your apartment while moving in are blown, who should repair it?

Or if the sewage that's full of your shits is full and oozing out to your frontage, who should empty it?

Some things are just common sense.

For me, unless it's structural or aesthetics and maybe fundamental flaws that only the Landlord should correct, no tenants should call me for fixing anything I provided for them when moving in. Well, except if I follow them use or damage the thing in which case we will all contribute to fix it.

This is why I don't live in the same house with tenants.

I live in a house with a fellow tenant and our landlady. We have 2 pumping machines, one serves the landlady and my flat because it is the main building, the other serves the second tenant. On few occasions the pumping machine that serves me and the landlady has spoilt and she fixed them on all occasions. In turn I use my gen to pump water when there is power outage and there is no water. I do this without asking for fuel or money from her.

If you live in rented apartment, endeavor to treat it as if you own it, in most cases it costs little to nothing to do these things. Once you understand who you live with, living will be less stressful.

On this issue on who should repair pumping machine when it faulty, Tenant or Landlord?.
If you rent a service apartment it's the responsibility of the landlord or the agent managing the building to fix such services. However, if it's tenancy building and the landlord didn't share the pumping machine with you. It's the responsibility of the tenant that's using the machine to repair it. The landlord responsibility is to provide the machine and other things needed for you to enjoy your stay as at time you move in to the building in good condition. Note any repair from pumping machine is the responsibility of the tenant if the landlord is not using the pumping machine with you. Only when the machine is used with the landlord that's when you can contribute to repair it.
Have fallen victim of this case once and this was the judgement we got from Pre -abbretration court. I come in peace. Thanks 🙏

Oh what do you think it is? How do you people do your business? Excuse me, are you unaware that buildings will naturally deteriorate even in the absence of people living in it? So if a tenant wants to leave you will tell them to return the house to it's initial state before leaving? Will a car owner not use part of the money he makes to maintain his car? Will a poultry farmer not use part of the money he makes to maintain his farm? Will a school owner not use part of the money he makes to maintain the school, how is it right for the landlord to eat all his money and push the maintenance to the tenant? If any damage to the property happens due to the negligence or carelessness of the tenant, then the tenant pays, but a natural wear due to natural deterioration must be taken care of by the landlord.

One needs to discuss that with the landlord and come to mutually favourable terms. Do not forget that the meter is in the name of the landlord, for the use of the tenant. Discussing and agreeing reasonable terms should work for both parties.

Lol so I can come and take your car and use it since we can all use each other's properties and if I crash your car...well its yours so you will pay for it. I can walk into your restaurant and eat your food...its your restaurant na, so you pay for it.

When I hear Nigerians with their entitlement mentality, I just laugh. You use the pumping machine all the time and then it got spoilt. Landlord is not using it, but you want him to keep replacing...its OK...all Landlords, gather here and start charging Borehole maintenance fees...if they spoil it 3 times...charge for 5 repairs. If you replace it, increase their maintenance fees.

The Landlord invested in his properties and rented the HOUSE...with pumping machine as an added amenities...for your use and convenience. That is not good enough. You can spoil it monthly, not take good care of it, not care if its on or off...but he should replace and repair. and some of you want to become Landlord some day ...Amen LOL.

A faulty plumbing machine should be repaired by tenant . If the machine need replacement then it becomes the landlords responsibility.

It's the work of the landlord, because if the whole tenants decide to leave the compound at the same time the pumping machine get spoilt, the landlord will still repair it before new tenants moves in...

What if it get spoilt immediately all the tenants rent expired and they decide to move out, will he be waiting for them to come and repair it?


Not like a tenant went there to purposely spoil what is giving them water, it spoilt due to usage, so the landlord provided it and it should be replaced...


Example of what the tenants can repair or fix is the bulb inside their rooms, the one they met, if it get spoilt, it's their responsibility to repair it back..

Don't mind them, I work as a facility manager, if pumping machine get spoilt, we repair or butmy new one immediately for the whole compound, one even just happened last week, we provided another one immediately...

Some landlord/landlady don't like taking responsibility rather than just wait for year to end and collect their money, which is almost all Nigerian landlord/landlady mentality...


The agreement is always to provide water, once thr source get spoilt, it is the landlord responsibility to get them the water, no long story

It is not about sharing responsibility, it is the responsibility of the landlord to repair or buy another pumping machine, the agreements was to provide water and when the source of the water is bad, then the landlord take charge...

I work as a facility manager, and that's how it has always been, we shouldn't carry landlord responsibility to the tenants it is bad...

One of our tenants pumping machine just got spoilt, and we changed it immediately for them, because we promise to give them water and the source has spoilt, so it is must we buy new pumping machine and give them...

We Nigerian are to adopted to taking responsibility that is not ours and it has really become a norm
