It won't be a long wait. Finishing starts shortly. We aren't waiting for the completion of the roof structure before we commence finishing work which will be done 100% on-site.

This is one year project (Conception to Sales period). We hope to conclude finishing by mid-year while we use the last 3rd quarter of the year to market the property.

This mean we are doing all metal works (tank tower, railings, fence grill, burglar proofs), window fabrication, cabinets and wardrobes, paving stones and lot more on site thus ensuring 100% quality assurance, reducing waiting time and also to prevent avoidable mistakes.

More importantly, every inch of pipes, every metre of rods, every pint of paint, every gram of concrete really matters to me.

Brabus I've been following your posts for a couple of months now (call me a silent reader lol) but one thing I've noticed about you and this whole brouhaha concerning your work is, you get very excited and overhyped when you see money. That means big projects like this excites you cos you'll be dealing with millions in cash. That makes you overuse money and end up stuck in the middle of the projects which makes it hard for you to finish, hence the disagreement between you and your estranged clients. And also note, your excitements make you come of as a braggard e.g "at nexthome, we do this...we do that. Nobody does it better blah blah".

And I observed in your earliest posts how you talk about purchasing and doing things for "quality work, affordable and cheap " and used that phrase lots of times, which makes me wonder is it your way of proving you aren't everything you've been painted to be or another trick into having people warm up to you to lure them into shabby contracts, or just an innocent harmless business strategy. Because you and I know (including everybody else following this thread I'm sure) can attest to the fact that this is a big project and nothing close to cheap. From foundation up to first floor lintel including fence alone racked up to 8.2 million, now that is some money right there. And I don't believe you're buying things for cheap or less expensive. Get real with people and keep a positive image, your image had been tarnished enough.

And my last compliment, you're very very talented. Be humble and sincere, that's all.

The quoted 8.2m seems a lot truly but it covers the following:

1. Foundation and all the foundation materials/labour
2. All blocks required for the project. Over 1.6m is earmarked for that alone.
3. Ground floor block work, lintel formwork and reinforcement including mechanicals/electrical conduit work.
4. Fence work and reinforcement
5. All the logistics including storage, borehole, block production shed, and other things that might have gone into that project.
6. All licenses, fees, settlements paid during the period of construction.

The client is just relaxing somewhere.

Is it cheap? I really can't say but what I do know is that NextHome dump truck is supplying sand at half the market price to this project which explains the reason why we used sharp sand to sandfill. Is this done to lure the client? It depends on how you see it. But what I know is that sand paid for were delivered in full and each milestone are fully completed before entering another one. No variations. So, it's a harmless business strategy.

Talking about savings. The formwork of the slab of Browne Mews is done with 40% of what it would have cost normally. Why and how? The client didn't get to buy any material for the formwork but instead hired at fraction the real cost. We have the boards in large number and that's an added advantage. I'm not posting the actual figure here so as not to make it unreal and unsafe for other contractors but the good thing is this is harmless strategy from me to my client. Some call it chest beating but I made it clear that this project was fully supported by NextHome and as such a whole lot of thing were done for free or fraction of the cost.

The same thing blocks. The client is getting. Almost 500k saving on blocks alone. So, I don't need to prove a thing. The building is there to see and value if in doubt and client is accessible to ask questions.

Now, let's talk brouhaha! If there's one thing I value in life, it is been realistic, honest and fair to one another. Negotiate with me, agree on price, get a contract and do your part while I do mine. Life will be simple and easier for everyone. Now, do we always do that?

Someone here on Nairaland gave me unrealistic deadline to deliver a multi floor project and I told him, it's impossible and practically unsafe even though we can do it his way. What do we see afterward, NextHome is bad company. Brabus is a fraud! Stories and baseless accusations that holds no water even though there's a document from the client which absolve NextHome of any issues that may happen as a result of doing the project his way. Now, almost 10 months after leaving the project (NextHome spent only 3 months tondo the carcass of the 3 floor building), the job hasn't been delivered and it's has been one prob to the other. I'm sure those issues are not discussed here because it's not NextHome or Brabus.
Yet, they keep calling me to ask question or request for info, help or support.

I also did a project in 2012, the client came here to complain and I'm like why? Here's a project that I did within 45 straight days (the records are there online). Surprised to see that the same project hasn't finished even 4 years after I left it. And just last year, the same people that came here to write about me are asking where I got my stuffs.

This is not to say we don't have our shortcomings but I tell you most of the headlines aren't always the true picture. Ever wondered why they keep calling me to come back? It's never the same way again whether they admit it or not.

Bro, you come to me as a good man and I respect that. That's the reason I'm explicit about this. But for me, I've moved on and I've decided not to talk about this again. Call me whatever you like, I've got nothing to prove to anyone.

The difference will always show.

We've successfully cleared out 3 major milestones in this project and now we are entering the 4th milestone and even more.

NextHome Brick+Stone have already produced over 3,500 blocks for this stage of construction and now we're ready.

I will not act like I didnt know you are making reference to Desmond Flats project here for two reasons.

1. To let people know the way Nexthome operates.Am sure we ought to have completed the project if we didnt have to redo all the conduits( electrical / plumbing), the stairs,wall partitioning left undone and even the roof which we paid nexthome for but we still had to pay other contractors to get it done properly. Am also sure there are handful of other clients of yours here who can relate to this.

2. To warn innocent folks about dealing with you personally

So before anyone fall victim to Bosun (Nexthome) make sure you search for "Brabus Nexthome" in google take all the time you need to read his threads and then ask yourself if all these clients that throw millions at him can be all stup!d or just had to make up false allegations against him and also ask how come there is no single client who have ever stand up to write a positive review about him and his business practices?...Then be the judge. Folks here is what am saying..dont ignore all these hand writings on the wall o It might saves you some headache and your hard earned Money.

Bosun Nexthome never complete any project he started. Also ask yourself why? I guess he will say na all the clients that have issues. Watch and follow his current projects closely and you will be able to put all the pieces from each thread together. Its a pattern!

Here is how his bogus contract and milestone payment plan works...he will prepare you a very low estimate that will beat others knowfully well that the estimate is just a catch. He know he will not finish the project because the money no go reach so he makes his kill during carcass( your first two payments). The carcass stage is where he get to use all the building materials he stole from other clients and I guess thats what another client(Maverick) meant when he said he robs Peter blind to pay Paul. After carcass wahala go come start so as to part ways.


Lastly Before I forget try not to talk on the phone with him if u can. I will suggest you use the chat medium. He is DIABOLICAL! Ever wonder why there are lots of negative reviews and warnings about this builder still next victim go still stroll into his trap? You can PM me anytime if you are ever in doubt.

The irrefutable fact remains:

1. N10m was paid for carcass of a 3 floor building and we delivered it within 3 months. So whether the materials were stolen or gotten from heaven is a non-issue so long we fulfill our obligation to you sir.

2. That you're redoing conduit work had nothing to do with me except you awarded that contract to us without my knowledge. Whatever we did related to conduit on project was done in good faith. You'll remember the question I asked when you said you are redoing conduit is "How many pipes did you remove from the decking?" Can you show where payments were made for this? If so, you deserve a refund.

3. The roof? Hmm! I'm sure you still have the chat (the preferred means of reaching me) where I specially told you and the architect that the roof design get as he be. It took us over 1 month deliberating on this issue. It's gonna have a lot of maintenance issue. Good to see that this is coming to play early enough while you're still constructing. Maybe it'll be better to make the adjustment now than to find a Brabus to blame this on.

4. That we never complete the project we started is funny in the sense that we start carcass and we end it as agreed without any extra spend or variation (except you have a proof otherwise). You choose to take over your project yourself. Who am I to refute.

5. That we prepare a low estimate to get a bid is too ambiguous. I can still point you to the chat where I told you that this build can only be achieved by me (and not any of my men) because of the extremely low budget. You seem to have forgotten that line baba. All supplies were done by your eyes on that site (the seller of the land and the custodian), he knew I even pay him more than you paid from the very first day. Check the records and prove me wrong.

6. I saw your call last week and I didn't pick up cos I've moved on just as I just replied you on chat now. Is it that you still want me to enchant you ni? Reprisal no go pay my bills o.

DB is an elderly yuppee man (60+) who drove past your project with me inside his Benz.

DB is the owner of Browne Mews in Lekki Scheme II (Abraham Adesanya area)

Browne Mews was started on the 18th of November.

Last week, when the guy who informed you saw DB's Benz in Browne Mews. He was able to inmediately recognize him. The leap for joy is thereas a loyal boy who wants to remain loyal to his boss.

Now what does the screenshot prove to us. Baba, I can't do this anymore. It's pointless!

Wonder why you are still stealing after so many years building so called houses ? perhaps the curse that people have placed on your head. Now to let you guys know what a real idiot Brabus/Bosun is, he goes to 3strike site and then messages me bad things on his site on whatsapp. I'm sure the same God that keeps allowing 3strike to progress will do justice and ensure that you continue to suffer and lack because you steal from others people's sweat (I don't need to provide proof, it'd countless I just need you to deny it and then I will provide them again). Remember one day one of your 2 boys will be reading this. Get to know the kind of father they have, a serial under achieving THIEF !!!

Childish is when you backbite and say bad things about someone you had a business association with but due to your greed and short sightedness, they sack you and all of a sudden you start to bad mouth their project.
