Abdomox:I can know how many blocks would be enough unless i have your proposed design (preferably in AutoCad format). On workmanship, if you're supervising it directly then pay 55-60 naira per blocks but if you have a supervisor on site (you would pay more) I'll advice you have a supervisor and pay more - (IN THE END, YOU PAY LESS) if you can decode.... ![]() |

@saydfact compliment of the season. Please I notice some german floor have some plumbing works been done before the DPC is done, is there a reason for this? Some you see bare casting alone, does it mean having to break german floor to bury all those sewage and water pipes? Does all those water pipe been done in conduit in walls away from sight have any implications? I see more modern buildings now without those big pipes hanging over the walls ? |
| Re: How To Build Your Comfortable House Earning Little (detailed) Pt 2 by saydfact(op): 3:41pm On Dec 12, 2018 |
buddie:Afternoon and thanks for checking out my post. In more standard designs where there are a lot of piping (conduit system) - you can run the pipes before german floor OR later by cutting into the german floor (offcourse at extra cost) But in residential designs (especially the private ones) - designs are done in a way to minimize this, or pipes are run in the ceiling to reduce cost of cutting... IF CONDUIT HAVE IMPLICATIONS ? YES but that's only if you don't use quality and appropriate pipes plus workmen...If in doubt, you can use both system or lay the 4'' toilets pipe on surface and electrical and water pipes conduit. Regards |

And again oga Saydfact comes to my rescue. If I read you clearly, a good plumber can study the plan and mark and lay out all the required pipes even before the German floor and all these comes with precision. I know those wall pipes shouldn't be a challenge to bury in the walls really. Once again thank you for not getting tired of my questions ![]() saydfact: |
| Re: How To Build Your Comfortable House Earning Little (detailed) Pt 2 by saydfact(op): 10:57am On Dec 13, 2018 |
buddie:YES, a good plumber can do the job with little supervision..... see attached pics showing conduit the big pipes were buried to create a void and avoid cutting as shown in pics 1... YOU CAN EITHER LAY THE PIPES OR CREATE A VOID AND LAY THEM AFTER - (as shown in pics 3) where AC Pipe and WHB pipe were paid before casting, yet a void was created (using 4'' pipes) to lay more later on. Regards

Merci beaucoup for helping to clear the air on this. I would settle for the plumbing layout then before the german floor is cast jeje |

@ Saydfact Happy new year baba. Do you by chance have a contact in Arab contractors? I intend buying some fillings from them from the road constructions they are doing along Ikorodu Shagamu express road. What is the cost of filling sand currently in ikorodu? Do you have a trusted supplier in that axis? I have the very high foundation requiring plenty fillings reason why i dont want to leave anything to chances right now on this project. Can you also project required materials for the construction of German floor based on the attached drawings please? Are there any flaws noticed in the drawings also please? Appreciate your selfless efforts as usual. |

buddie:1. The easiest question to answer is on the design - I must say the Architect did justice to it; maybe the only person who wld have done better is myself ... lol (Just joking) - The design is kk. Dont you want that in AutoCad? It helps to have a soft copy for future references. 2. Filling Sand is 18500 - 19000 in Ikorodu right now - on supplier, I live in Ikorodu so I def shd have someone. 3. If Arab contractors sell fillings legitimately, i'm not aware of and I have no contact there 4. I'll send the projected material for german floor in the next post - I did a lot of free consultation for NL people last year - and still doing it this year, I believe in the end, God pays us all.... but I also do designs (make nna dey give me work ooh)Which part of Ikorodu is your project? GoodLuck |
| Re: How To Build Your Comfortable House Earning Little (detailed) Pt 2 by saydfact(op): 8:41am On Jan 16, 2019 |
buddie:Estimated Materials: Granite = 30 tonnes Sharp Sand = '2 double tippers' Floor Thickness Used = 100mm (4 inches) Approx Cement = 75 - 90 bags (75 from experience, while 90 from calculations) Labour = 65k - 70k (depending on the cost of renting concrete mixer) - I'll advice you use a concrete mixer cos its a BIG floor you doing 1 by 12 wood = 11 pcs BUT sliced into 2 to give 22 pcs (i.e buy 11 pcs of 300 by 3600 {1by12} Somi, slice it into 150 by 3600 {0.5by12} each) you would need about 3 pcs of 2by4 for the bracing and 3 inches nail of about 1k worth, plus binding wire of about 2k worth. Carpenter Workmanship = Daily pay (about 3.5k - 5k) Budget some cash for the people who would do the 'RAMMER', i.e wetting and compacting of the filling. Water = ![]() I don try.... Goodluck |

@Saydfact what can I do without you ![]() You just killed it once again. And thanks for all this free consultation you have been providing to me as a person on this project to this date, God is the only person that can reward you baba. The project is close to Ogijo area. The cost of the filling sand is scary oh considering the quantity required. See the funny quote I got, I'm sure he just picked figures from his head cos have been worrying him to send the German floor estimates since 2weeks. 35 loads of filling sand. 30 tonnes of granite. 4 loads of sharp sand. 120 bags of cement. 25 planks of 1*12*12. 5 pounds of 3 inches nail. What is the cost range for concrete mixer rental and transport in this our area? Is it not economical to deploy plenty cheaper manpower instead of renting mixer? |
| Re: How To Build Your Comfortable House Earning Little (detailed) Pt 2 by saydfact(op): 8:05am On Jan 17, 2019 |
buddie:THE QUOTE ABOVE IS NOT EXCESSIVE IF THE PERSON WAS BUDGETING FOR A 150mm SLAB - WHICH IS STANDARD; If you look at my estimate, I left the clause that I used 100mm (4inches) - if I used 150mm (6inches) it would run into something close to what you were given. BUT if you adopt 4inches (which is OK) - see my advise below. 35 loads of filling sand. ---- ONLY SM1 ON SITE CAN VERIFY, YOU CAN BUY IN BITS eg 1st buy 5, then 5, then 5 etc 30 tonnes of granite. ---- YES, 4 loads of sharp sand. ---- I'LL ADVICE YOU BUY 3, WHATEVER IS LEFT WLD BE USED ELSEWHERE 120 bags of cement. ---- THATS MORE THAN YOU WLD USE IF ITS 100mm THICK SLAB BUT IF ITS 150mm THICK SLAB, THEN YOU NEED BETWEEN 115 - 140 (experience - calculation) 25 planks of 1*12*12. - YES, HE'S CORRECT - I ONLY GAVE YOU A MONEY SAVING HINT BY DIVIDING INTO 2 (this can only be done if thickness is 100mm [4inches], if ts 150mm [6inches] then you have to buy 24 planks....) 5 pounds of 3 inches nail. - thats about N250 * 5 = N1,250 so its OK. What is the cost range for concrete mixer rental and transport in this our area? - 20K OR 25K (includes operator's fee) Is it not economical to deploy plenty cheaper manpower instead of renting mixer? - MORE EXPENSIVE, AND MIGHT RUN INTO DAY 2. |

Good day oga Saydfact, Having factored the huge cost of this German floor, it has been agreed that we simply fill all the hollow blocks holes with weak concrete of about 4 inch thick and continue straight to the blockwork stage. The room by room filling would be done and cemented. Hope this cost containment wouldn't have any adverse effects now or in the future? Lastly, can the 1x12 planks sliced into 2 for this DPC purpose still be useful for the lintel work? Is there a standard height for lintel casting? Thank you! saydfact: |

buddie:Evening... If you slice the wood, you can only use for lintels of areas with 6 inches block.. So don't slice since you're using 9 inches. On German Floor - you can proceed with your plan... I understand the huge cost associated with German Floor.... Good luck |

buddie:I. Presume you've NOT seen my post on saving money on lintel? Your workmen won't like it but it wld save you 200k... Search for it here on NL ..... I'm not sharing the link lol Using same method on this project (pics attached) Standard height for lintels is 2.1m equivalent of 9 blocks high. Good luck

Meeee? Is there anything you have written on this properties forum that I haven't read sha? Below is the link to the lintel recommendation. So I can apply this style across the entire openings in the building? https://www.nairaland.com/4133188/construction-6self-contain-hostel-frm-start I'm certainly going to recommend this to my bricklayer, casting of all the windows and doors can be done in one day since I have this plenty planks from the improvised German floor and then arrange for the fittings over time, plenty aboki with excess strength full area.. Lolz My external walls are all in 9inch while all internal wall is in 6inch so the sliced planks still come handy. saydfact: |
