Does anybody know how this I-invest app arrives at these extremely good discount rates? I suspect its using True yield for those percentages.

And would FCMB or Zenith Bank be better as a dealer?.

Yes. They don't pay interest upfront like normal Tbills so it's clear that they are investing the entire amount deposited, hence the ability to offer slightly better rates.

So, regarding I-invest, there was a hitch actually, when I made my first deposit day before yesterday.

Before sending in my main deposit via direct payment to their bank account, I had sent 100k to test the platform, using the "pay bills" feature in my bank app.

I got the debit SMS and less than a minute after, got a credit sms for 100k. I didn't check it well and just assumed the money was reversed and that that payment method was not functional, hence my resorting to direct payment.

They (Parthian Partners) called me and I told them my initial deposit had been reversed.

But... It turned out that the credit was actually from someone else entirely, and the payment didn't reflect in the app till today when I discovered my error and called them.

On one hand, I know telling them the payment had been reversed put them off track, but I feel the process should be automated to an extent and credits should reflect faster and with more accuracy.

But one plus is that they have good customer care. Every call to their line is picked immediately and every person I've spoken to was knowledgeable, and solved my issues or provided clarification efficiently.

Part of not not paying shishi is not true.

In law,when a notice to quit is served validly, tenancy terminates upon the notice's expiration. However, the tenant still pays but what he pays is no longer called rent but MESNE PROFITS. Even if the matter stays in court for 20 years.

I guess what happened in the case you cited could be that your friend just ignored it or the lawyer goofed.


If you don't pay while matter is in court then everybody will be suing landlords naa to avoid rent.


And what happens when the tenant absconded prior to the court judgment ? The point is that as the judgment day get closer, the tenant would have moved out secretly, having spent significant years in your house without paying a dime. The court always rely on properties of such tenants to be sold or siezed to recover one's funds, but in a case where properties and the tenant in question is no where to be found. How can the court recover your money ? Something is wrong with the tenancy law in Lagos, and this is causing a big conflict between tenants and landlord that sometimes results in death . Well Informed Landlord don't rely on court efficiency but rather draft out their own strategy to tackle these stubborn tenants .and don't try to remove your tenant roof,doors,windows,that will only land u in a very big mess.

Was the house fenced, interlocked, litespan or Auminium roofing sheet, was the rooms tiled cos i spent almost 3.5M alone on tiles for the building not to talk of POP, wardrobes for each rooms, kitchen cabinets and the likes.



Just to add a lil to this discussion..If u re building a rental property from my lil experience you do not have to build really to taste cos MOST times there is a limit to how much our people that will rent it from you will pay , this idea has really helped me over the yrs ..except na personal home
I guess maybe urs (jejebaba) is a private home
Also the way most of our people dey do house by the time they leave your property is not good

For me those days i just did basics..Some tenants do not know the value of ur properties..

Yeah, you are spot on. My uncle did it to taste to be able to rent it out to so called "classy" people working in banking sectors and telcos. Imagine making all the room ensuite, POP, ceramic tiles, wardrobes, water heaters, kitchen cabinet and so on for a rental property.

That's why landlords should rent; as much as possible, to people with tangible business/employment, as well as using guarantors in the contract where possible.

Even if the person tries to run, in these days of BVN, their accounts are always subject to garnishee orders, if attaching (seizing) their properties doesn't suffice.

That was a good idea for someone that wants to deliver value/quality ..but i hope he will be able to breakeven at the end of the day cos Most tenants may not really value all those stuff ..Some tenants do , from the lil experience I have there is just a lil difference in rent between houses that has tiles /marble all thru Vs houses with few tiles

Its kind of similar to Auto biz...if u understand it.. Car with low mileage u know how much u get it..Vs car with medium/high mileage.. Going for same price in naija ..How u wan breakeven if u bought low mileage one from US to sell
Basics is as long as its clean..Most people just want clean running good car ..And they have their "Budget "

You don't have to get the BVN at the point of letting out the property.

When you get judgement against the person, it'll be easy(ier than before) to track all their accounts and recover the money, regardless of which bank they use.

It was completed in 2016/2017. It was fenced, interlocked and with aluminum roof sheet. All the rooms are tiled. All rooms ensuite and with Wardrobes (block style ) .
Kitchen Cabinets too.

Lol, you raised salient issues. This shows you have some practical experience.

Now the issue of a tenant being unable to pay when he has no properties the court can seize and levy execution on, is applicable everywhere. Not only in Landlord and tenant relationship.

If a man of straw, a pauper, steals your 1m and squanders it with prostitutes. You arrest him, take him to court or he undertakes at the station to pay. There is nothing you can do, if he has no money in banks, no properties etc.

Same issue when the court awards damages in your favour against a poor man. Nothing you can do if he can't pay the damages; nor have properties you can levy execution on.

As per landlords drafting agreements, yes it's permissible.

The law only applies when there is no agreement between the parties.

For instance, 1 year tenancy requires 6 months notice. But agreement can dictate 2 months notice.

But if no agreement exists, then the 6 months applies by default.



Finally, I agree with you that it's not good to loose the windows, zinc etc. You can get away with it when certain persons are involved. Some informed persons will sue your as.s for interferring with exclusive possession.

I didn't do MMM, so I don't know.

In any case, Parthian Partners is a registered Capital Market Operator, with all the insurance and corporate governance features that entails. There's really little difference between them and other CMOs like Meristem, ARM and the rest who operate mutual funds. The difference is the app, which some people are seeing as a weakness rather than the strength that it is.

Search "bond funds" on Google and you'll see what I-invest is doing, then search "bond fund app" to see several foreign investment houses that provide apps for customers to monitor monitor and operate their investments.

I did my due diligence, and I encourage everyone else to do theirs, but the comparison to MMM is absurd.

Don't compare MMM to i-invest. If you have questions, ask. The legal entity behind i-invest app is Parthian partners. Who is/was the legal entity behind MMM?

I-invest is an app by Parthian partners. If you check SEC website, Parthian partners are listed as Inter-Dealer Brokers. They were the first in Nigeria to be licensed by SEC as Inter-Dealer brokers.

Check around and ask of what inter-dealer brokers do. It should be able to put things in perspective.

I sent a mail to Parthian partners for an official investment advice as proof of investment and they said that is possible. I suggest users of the app obtain this if possible, at least for weighty T Bills. This is to give you the needed security.

The way we instill fear in people on this thread ehn. As far as investments are under the purview of SEC (and savings under the purview of CBN and duly insured by NDIC), then your investment is 100% safe (unless Nigeria shuts down as a country).

This right here is NDIC website, several announcements are made from time to time to refund depositors cash with closed MFBs.

NDIC even sells assets of banks to recoup their monies, after paying depositors and shareholders.

Exactly.. I would have ignored the post I quoted, but I guess I just took the insinuation that I was involved in something as reckless as MMM personally. Lol.

To be fair, I understand that many people are afraid - it's a legitimate concern in this our country with its harsh economic conditions and predominantly lax customer protection laws.

But then there's also laziness in preferring to swallow rumors instead of researching or even asking to understand better.

In any case, let everyone stick to what they prefer abeg.

Ofcourse due diligence is good but why risk your funds with an institution that has no physical presence. I use to bank with "All States Trust Bank". It was a commercial bank with a sound reputation during the time of Obasanjo, a lot of youth here were still babies as at that time. I banked N9.3m with them.

Their slogan was "All we see is you". A few older guys here will know what i'm talking about. All states was backed by the CBN, SEC etc. They had branches all over Nigeria just like every commercial bank. At some point i was invited for a dinner party by the bank during the time of obasanjo, it was at Eko hotels, the Ac coming out of the dinner hall and the decorations alone made me understand i was doing well for them to invite me for such dinner, little did i know it was a trap.

I still don't get it.. Why would anyone want to use partern patia abi weytin be their name sef to do tbills with their life savings instead of banks?

Banks are almost everywhere. I do tbills with just phone calls at home and get my profit upfront.

Oga! Go and do your due diligence and stop disturbing us. Your bank is listed, my I-Invest is listed; what is the difference? However, Sterling Bank introduced it to me and it is still on their website; why the higi-,haga?

Assuming the same bank you were hailing, were doing better in the provision of excellent service, do you think majority will withdraw their money and invest in I-Invest?

It is the most convenience means of investment as far as I am concerned and my money is always sent to my account whenever I sell an investment. and whenever I sent mail, they respond faster than banks. I have been to their office to confirm their authenticity.

As I am typing, I am waiting till 12:00 to sell another investment as I need urgent money tomorrow morning.

Get your fact right before any argument.

Money market funds are currently returning higher yields than bills on a 90 day basis...
