The client wants a way to achieve the effect of a screeded wall without doing it.
Someone could use regular and premium grade emulsion and there won't be a need for screeding. The choice of paint and level of finish expected necessitate it.
Matte means different things to different people but a cleanable matte with some level of sheen would not give same smoothness used alone. It would have to be applied in multiple coats to give same effect like a primed wall and definitely not like a screeded wall in any manner of its application.
The emphasis is on the finishing.

Putting it properly, all water based paints are emulsion, be it satin, matte, silk or regular emulsion.
I've not been abroad but I don't think what they refer to as emulsion paint in general terms is the same as what we call it here.
Even by nigerian standard, what we refer to as the premium grade now used to be the standard grade until not too long ago that some companies started doing budget grade and even they still have the former general standard grade as their premium now.
So in nigerian market, we have the budget grade which some brands are known for, we have the premium grades that some brands are also known for, we also have matte emulsion which is quite different from the premium emulsion, then we have the silk, satin etc.
Some refer to premium grade emulsion as matte because of the quality, some even refer to premium grade emulsion with tiny grains as matte but if you come across imported paints, what they refer to as matt is simply a matted (dulled) form of sheen paint and they still have some level of sheen and are cleanable.
Why basic and premium emulsion paint don't require screeding is not mainly due to presence of fillers but due to the absence of any form of sheen. Any slight shinning reflects irregularities and imperfections on the wall and the reflection is lower in ideal matte due to the lower sheen than satin, so in essence it doesn't show irregularities much and could be used on un screeded wall but that doesn't mean it's not there.
I will edit and post pictures from matte applied on primed and walls not primed from my gallery later and you notice the difference.
Edited: the two first ones are matte applied on ordinary plaster and the last two are matte applied on a primed wall. Notice the smoothness and brightness of both.

As Spyder has said it's good to go for one and half plot but a plot will take 2units of 2bedroom.

A plot of 60*120 can accommodate what you want if it's a bungalow. But if you are to have suspended floors then you need a plot and half.

Also if it is going to come in form of a terrace duplex then you can have that on a plot.



The picture is a 3 units of 2 bedroom apartments sitting on a 3/4 plot of land, not up to a plot. The land measures 50*75.
One side is a 2 bedroom flat up and down and the other is a 2 bedroom semi-detached duplex.
But the building was able to fit comfortably, it all depends on the kind of building you want and the plot size.

Thank you for the knowledge sharing on this platform. I recently started building a 4 bedroom bungalow. The attached picture is the work so far. I am operating on a tight budget, so I am trying to avoid anything that is not necessary at this stage. I was advised to do 'half DPC', because the area doesn't have a history of water rising to affect buildings. Many houses around the area are not even DPC'd.
Do you think the 'half DPC' can prevent moisture rise in case it happens?

Yes to a large extent, as i am seeing a blue polythene under d concrete.
But you are still gonna floor the inner space with concrete after raising d building

Yes, concrete screeding but not just any other screeding. It contain water sealants.

Screeding on a damp wall is even worse. It would perpetually be soggy with growth on it and paint would still peel off together with it.
Not all screeding. concrete screeding contain water sealants that can hold back the water. it has been tested and trusted.

Yes concrete screrding is a combination of cement, acrylic and other chemicals which I wouldn't want to mention here. I assure you that after the application, the water won't reappear anywhere except where it was before.

There has been a ban on Asbestos by SON and it is not available in most products. However, there are safe replacements for it that looks like it and people still call it asbestos just for its resemblance.
