The sum is around 400k. How best do i proceed? Which bank would you recommend? What tenor is best?

Go to your bank and buy treasury bills or you invest it in money market fund.

Can guarantee that you will not have any emergency that could warrant you to terminate the treasury bills before maturity, if you can't guarantee this please by money market fund

Property are usually over priced in Nigeria cos of over speculation ....so as a rule analyse the rental income possible for the property then x by 15 to 20 years to arrive at it cost , the smarty down price

Example Lagos has more demand cos of commercial nature ,small land and huge population ...abuja has better infastructure and some crazy rich tenants

Example if u purchase 100 by 50 in surulere (old long bungalow) for 20 m next the demolish and build 4 apartment of 3 bedroom 8m x 4 flats ( 32m ) total cost 52 to 55m ....rent out for 800k each that 3.2 m ..
