The landlord has been collecting rents for a living so he knows what he is saying!
My opinion is that you appeal to him to give you some time especially during this period... If he still is giving you wahala tell him to bring his police... It is compulsory that he gives you 3months quit notice before forceful eviction.
N. B: The 3months is would be free and I am sure he wouldnt want to forfeit such money

Your rent start counting the day you pay except there is a special agreement that it should start the next month.

04/19 to 04/20 is 13 months
04/19 to 03/20 is 12 months

Calculate well, i'm a landlord, sometimes we sre not wicked just that some tenant feel there are too englighthen and smart.

You've done yourself good to have notice the fraud. A friend of mine over looked same error and blamed himself when his witch landlady shows him pepper.

I rented an apartment, the landlady stated 15/10/18 - 14/09/19..... I called her attention to it immediately while still writing it..

She had to count and discover I was right

She not adjusted it to 14/10/19, saying so she has been doing mistake to others, and they never notice

The adjustment was obvious.

Politely call the landlord attention to it, if he refuse, get across a lawyer writing to him

Stating the year basis, and cautioning him to desist harassing you...

Note.. He might just make up his mind giving you quit notice after the whole drama.
