I dont know why many people here are so poor with simple mathematics.

@op your rent expires 17-04-2020 and not in march as a yearly tenant.

Same thing happened to me just last month. Paid and packed in march 29 2019, landlord called me feb 28 2020 that my rent has expired and i politely told him that my rent expires march 28 as a yearly tenant and he simple told me he is sorry for the mixed up and i eventually paid him march 25 to avoid any issue.

Mind you, i base in abuja and my landlord works with federal court of appeal abuja.

@brownsugardr don't agree to the dubious landlord. Your rent is to expire in April not March..Also, if he wants you to move out, he must give you at least 6 months grace before you can be moved out.

Know your rights and get a lawyer ready should in case he wants to misbehave

A rent starting 18 April will see expiration on 17th April of the following year. Whereas one starting 1st April will expire 31st March of you next year.

No one has the right to self help. Even if you are in arrears or owes rent of 10 years, your Landlord do not have the right to lock you apartment. Doing so makes him liable in damages.
If truly, your rent was paid on the 18th of April 2019, then your rent will fall due on the 17th of April 2020.
Unless their is an agreement between you and your Landlord, he cannot successfully evict you without giving you the statutory 6 months notice.
Rest assured, your Landlord cannot evict you but only reacting to the frustration ocassioned by the lockdown.

According to some people's calculation
18/4/2019 - 17/3/2020 =1year
That means his next rent will be
17/3/2020 - 16/2/2021
And next one
16/2/2021 - 15/1/2022
This corona period some landlords abroad are not collecting rents from tenants thats their own way of making things easier for people.

you,your eagerness to secure the house made you fall victim, you should have insisted on waiting till end of the month,your landlord counts 18th to 30th =12 days. 12 days to the landlord is month gone from your rent.. In nutshell he cheated you.
Thanks bro, your explanation that the landlord counts from 18-30 as a month is better understood even if he cheated unlike those that just think landlord's math is correct.

You are subtracting one month from the guy's rent.

Rent is from DATE TO DATE.

From 5th March 2018 to 5th March 2019. Note, the 5th should not even change to 4th. It must be from 5th to 5th, March to March. Only 2018 changes to 2019.

Count like that, then see if you will get 12 months or 11 months.

It is common sense.

My landlord wanted to pull this dubious issh on me until we sat down to calculate.

In tenacy agreements I have seen, you are to renew prior to exact date you paid your first rent except you don't plan to renew.

January 15th to January 15th.

That's one year.

From DATE TO DATE.

The tenant packs out on thesame date next year. Same day. 15th to 14th is not acceptable in law.

Pay your rent man! Even if you have the money to pay , is it wise paying before the due date? You give the impression that you gat enough money. Some greedy, lazy landlords can capitalize on that to fleece you. The corona virus you mentioned should be an excuse for tenants not for landlords .

The counting Starts from may, is very simple from April to may makes it one month and then if you continue counting like that it will take march to April to make it the 12 months. For instance it takes January 1st 2 December 31st to make a year so in this case your rent is supposed to expire a day before the date u paid

His rent covered the following months below;

May 19
June 19
July 19

Aug 19
Sept 19
Oct 19
Nov 19

Dec 19
Jan 20
Feb 20
March 20


There you have it. 12 months ends in March.

He moved into the house in April and has to pay the rent for April so you start counting from April.

You are not sure of what you are saying,, i have been paying my rent for the past 12yrs and i have lived in 3 different apartments.
I usually paid my rents from January 3rd -7th and once it's December of the same year my lawyer will bring a reminder notice for me to pay my rent latest 15th January.

Op didn't pay on the first of that month, so it's assumed that he moved in mid-month or ending, which means the reading will start from the following month or it will start on the day he paid and it will expire on the day before that.

Even if you're saying he should go with month, it will still be month ending not middle of the month...

Your rent will expire on 18th of April, 2020. Not even 17th. I said 18th, that same date you paid last year.
