What you people call decking is known as a slab in engineering term, during the casting of the concrete work of that slab, a vibrator that consists of a poker was not used on the slab work thereby creating honey comb in the slab; it means there are voids or spaces for air or water to flow through & concrete work are meant to be tightly and closely packed. So each time rain falls or your tank overflows during pumping, there is seepage ( water flowing through the concrete) thereby causing moisture through the walls and slabs internally. Concrete are meant to hold water not to absorb it. Therefore, that fault is referred to as poor workmanship during construction.

Perfectly explained. Maybe the big granite was used.

Na na na none of that... All piping work was done on the building are external... There are only electrical pipes inside the decking.

Ok this is one of the importance of using nylon after the capentry work u see some people covering the planks with nylon before binding the rods. This is one of the reasons, it will prevent leakage. Nevertheless, there's nothing wrong with ur building

Avoid using sand.

And you think your making sense? Making concretes without aggregate is detrimental. The slab will crack overtime.

When the room windows and door is shut... The glass sweat from inside.

Now it's the roofing(decking), just this part of the decking.

The room is well ventilated but since no occupant the windows and doors are always shut.

Above the decking is completely tiled and two brand new water tanks are sitting untop.

What could this imply?

Remove the tanks, install damp proof membrane then slope the top appropriately

Just look for a good carpenter so he could raise rafter, roof the decking and forget about it. B fast before the house will collapse.

The Cement used was grossly inadequate with what I am seeing here. It was a bad construction job that was done.
The remedy to that, I don't just know anyway

(1) Poor Ventilation (you said the windows are always shut). (2) Building Orientation: How is the solar radiation to the building, was it built in damp area?

this a substandard construction with no regards to specifications. the ratio of cement, gravel, water and sand mixture is very poor. Trying to cut corner is very deadly. When the ratio of the cement mixes is inadequate, it exposes the pores of the concrete elements. you have to remove those overhead water thanks on the decking if not the leakage will cause corrosion of reinforcements. Sagging and deflection is eminent. Please try to involve professionals when you are doing projects and avoid cutting corners.

This is exactly what I believe is happening even though I am open to more suggestions.
The roof by the side of the tanks makes the water in the tank continually hot on a sunny day and it happens that is same position were the water droplets are only found in the decking below.
This is sweat droplets.
The window glasses sweat too from the inside.
This is because the room is completely locked because no occupant yet.
The water does not drop and the surface area is completely hard.
My cocern now is how to reduce the heat and radiation from the aluminium roof to that area.
I have suggested to paint that part of the roof white.


So it was about to rain heavily yesterday... I wiped the droplets and open the windows and door for ventilation... It later rained cats and dogs and I went to see that area and..... Absolutely dry as I had cleaned it.

This is not leakage... It's heat reaction

oga this decking is a low grade highly economized decking. even the color of the wall is clear prove that where you are supposed to use 10 bags of cement, u chose to economize with 4 bags.

now you are calling on engineers and pretending like you dont know where the problem is from.

as it stand now, your building can collapse if it rains heavily for 24 hours.

when they say higher qualify builders to build your house - you will say no! baba kassim has been building houses for years - i want him to build this one for me he is cheaper and experienced. here lies the final result - LEAKY DECKING!

pls do us all a favour and go rent a decent and safe house for your family while your live in that your house by yourself alone so that if anything happens you will be the only one in the house.

I have noticed that Nigerians love building houses with small windows and little concern about air flow.

Please engineers in house any specific reason for this?

Here in the west most houses and apartments have bigger windows and they are positioned for maximum airflow. If there is any clime that should request for smaller windows it should colder climate where most of the year they require heating to live comfortably.

Or is there something I am missing?
That is the toilet and kitchen window respectively
The main room has two windows, one is 4x4ft and the other is 3x5ft

You are very observant sir... Yes the wall outside is plastered and I am shocked myself why 9inches of block soaks so easily even when both sides are plastered in and out and that should be a total of 12 to 13inch thickness.

I will not like to toe the line of bashing you for compromising building standard at the initial...let me go to the solution straight


* scrape the whole plaster on the decking
* re do the plastering work but this time use enough cement and make sure you use a very sharp sand ...if u must mix a plaster sand because of the difficulty with plastering with only sharp sand , make sure the ratio of sharp sand is more than the plaster ( if u are to use bucket to measure..make it 5 bucket of plaster sand and 7 bucket of sharp sand for 1 bag of cement will be more preferable)

* when mixing the aggregates (sand , cement and ) add a waterproofing powdered cement (the name I can remember is Dr. Fix ) ..
*make sure the whole mixture is mix thoroughly


Use it to plaster the decking and say good bye to your camping deck

It's never a good idea to place water tank on a decking

That's why you see some people lay nylon before decking and still tile it before mounting the tank, yet it will still leak

Best option is to remove the tank and do a separate tank stand to stand on its own

No matter how you prepare a decking to carry tank, it must bring out moisture, if not now later, but it must occur

So relocate the thank and renovate that portion

Let's argue a bit
A water tanker and everyday rainfall which provides more water in a surface like this?

The tankers are brand new and not leaking. When the tanks are full, it's shut down immediately unlike rain you can't control.

So let's not blame the tanks

Get a good plumber to climb the decking and disconnect the two tanks, get your tiller to remove the tiles, go buy Mr Fixit (liquid bond) and mix with cement for another tilling, lastly go get experience person to do you bituminous felt round the edges. Conceal roof or exposed decking are always extremely troublesome.
I deck my kitchen to place the tank but when the wahala start, I called the roofer to come and roof the opening I left for the tank.

It absorbs water fru capillary actions, its nature.you have to create some sort of exit or prevent the entry point

The wall plastering may have being of poor quality but the under decking plastering was a ratio of 1 bag to 6 or 5 buckets.

Also untop the decking before the water tanks were placed is partially tiled.

Do you think we were still highly economical?

From your response, it's apparent you supervised the construction of the building yourself. Bro that's not only penny wise pound foolish but a serious case of playing with lives.

Well that slab is defective and if subjected to consistently substantial dead load, it will fail overtime.

Engineers are the cause. Let me tell you one thing about them nowadays; they just engineer anything that can bring money without considering the safety of the occupants.

It should be 1: 3 for a strong building, then for decking for tank place, 1:3:4 , if granite is involved.

One bucket filled with cement Mixed with Three buckets filled with sand, that's 1:3, but engineers would steal from you and make it 1:6; why won't the wall crack.... It soaks...
I wouldn't call myself an engineer but I have being in the background of engineer environment for years and I can say I know how to peel my onions at least.

The tank area is a space of 5ft x 12ft
This area is reinforced with 5 internal 5ft long beams crossing from side to side until the 12ft length was exhausted.... 5beams I said (this area happens to be the toilet and kitchen area which has two walls underneath it also)

I’m sure you use C12/15 grade concrete. This is what you get for using low grade concrete

That to me sounds like a good ratio. However did you make use of granite or the regular gravel cos that’s what it looks like. Gravels are not well reliable when it comes to kid bearing! Some gravels also have much % of mud which which definitely would reduce the strength of the cement. If you made use of granite, which I doubt, what is the nature of the land? That also could be a good reason why you have that result.

You need to waterproof an open decking. No, tiling won't do it, water will still seep through the joints in the tiles. Try bitumen-based treatments.
Secondly, the decking was probably not designed to carry a water tank, not to talk of two. What is the capacity of the tanks? How thick is the decking?
Depending on these I would advise you to relocate the water tanks. The good thing is that you don't yet have any visible cracks or spalling underneath.
I am an engineer by the way.

I just hope that beam was done well. Sometimes engineers use fake metal rods...
