It's the landlords responsibility...... If the agent is speaking mandarin, tell them you would escalate to environmental health/private rented housing team at your council........

Watch them start speaking English.......... cheesy

They initially said it was only installed 2years ago and if I have damaged it accidentally, it would be my responsibility. I told them all I do there is shower. Never fallen or dropped a heavy object/item on it, what do they mean by accidental damage?

Meanwhile, I haven’t even lived in the property up to a year!

It's the landlords responsibility to ensure his/her property, is fit for purpose........

Having a warm shower, forms a key part of your enjoyment of that property (not unless you be oyinbo, wey dey use bowl and flannel)..... grin

Unless they can proof accidental damage..... Which is probably impossible..........

Go on Google and check if that shower plate has had any negative reviews from cracking........

They asked if I would like to renew and I asked for open contract and also raised the issue of my cracked shower tray aswell as my oven that was bad right from when I moved in. They quickly changed the oven same day and now want me to pay for replacing shower tray. Bear in mind I reported this bad oven when I moved in and they ignored it. Now that renewal is almost due, they quickly changed it and are trying to coerce me to pay for their cracked shower tray.... a tray that had 1 crack when I moved in.

Did you also escalate crack, when you moved in?..…...

Do you have any picture and video evidence of property, before you fully moved in (highlighting all issues) ?.......?

Quite frankly, I didn’t escalate it when I moved it. It was a very tiny little crack or slit ( you know like making a line with a razor blade). It didn’t seem like anything to me but I realised it was extending with time and the tray felt like it was gaping hence I reported it. Now, they say it wasn’t reported in the inventory. But any case, whether it was there before I moved in or it developed after I moved it, is it the tenants responsibility to fix such problems?? I mean broken door handles, hinges, batteries and stuff I can understand but things like this surely shouldn’t be the tenant’s responsibility na.

The sad truth is that if the cracked tray wasn’t noted on the inventory then you will have to pay for it, as it will be regarded as damage.

The letting agents have to inform the landlord to repair the broken shower tray. If you decide to moved out and not renew your lease, they will have to either repair or change the tray and make it presentable before they re-let out the apartment to a new tenant.
On the other hand it’s about your comfort, so I suggest you repair it and send them a genuine invoice. They can either subtract the cost from your rents or spread it across.
(My advice is that next time don’t try to manage a problem as we always do in Nigeria) Report it with evidence so as to cover your back.

If I had a spare £50,000 I don't need for the next 2 years, I will lump it all on Hargreaves Lansdown shares which are at record lows as they just paid dividend. The chances of that £50,000 turning to £75,000-£100,000 due to capital growth within 24 months is high. The share is currently trading at 1300p, the normal trading range is circa 1800p-2200p. If I was liquid, I will wait till it goes below 1300p, target 1250p.

DYOR plus caveat emptor etc etc.

A cursory glance at the share price now shows the attached. I would have made a few cowries if I followed my own advice on March 27th when it was at 1300p!

Please my dear don’t even think of submitting those conflicting documentations together to avoid trouble....

It’s only in Nigeria where you can have 2 dates of birth and still win election��..

2 different date of birth means it two different people.... usually one person should not have different date of birth

Go to court to obtain a sworn affidavit and use it to get another passport with the right age. Or if the one on nursing licence is the right one, follow initial advise

I just sent 2 phones via dhl from my phone( home pick up) to lagos, it’s gonna get delivered today. I paid £53.
