My family house is old and always affected by floods. Anytime rain falls, the whole house is flooded. Though floods usually disturb that area. I'm majorly concern about my parents who are getting old putting their legs and sleeping on top of the flood anytime it rains heavily. Because of the flood, I developed asthma while growing up and still battling with it.

Initially, I have an intention of doing some rehabilitation of the old house by removing the roof and filling it above the flood level so that in case the flood comes it will stay outside and won't be able to enter the house (worse case scenario). But my mom discouraged me telling me that it's better to rebuild a new house because the foundation of the old house is already weak.

But I'm very confused because I doubt if my budget can build me a new 3 bedroom flat in front of the old house.

Please kindly advise me. Thanks in anticipation

Bro, I'm an architect... I currently am handling a modest 3 bedroom construction in Jos. It belongs to my mum, so I have been as minimal with spending as possible. Foundation alone cost 1.26m...with all our squeezing. So, I doubt if you can roof the building with 2m,let alone finish it in Lagos for that matter

Bro, 2m can't build that house. The foundation and roofing alone will take over 1.5m, cos I am sure u would wanna make it at least 3feet above the road level.

Cost of building materials are higher now than ever.

However, I would advise u to start up first, then stop where ur money finishes and save up more.

Alternatively, reinforce the existing house, raise the floor, and re-roof, treat all cracks and rising damp professionally, then plaster and repaint, u have ur house back withing that 2m budget.

Bro, that money won't be enough to build 3bedroom. I'll advise you add to that money before you embark on the project. Secondly you need to engage a professional to guide you on how to go about it. I'm into designs and construction. You can chat me up on watapp for professional advice 07033819815

3 bedrooms,1 living room, 1 kitchen , 1 toilet/bath, 1 dining room. I used less than 1500 blocks. All plastered and tiled. Electrical wiring done. No fence.



No well or running water yet

It's small though. The whole house is 33 by 22. I used 9 bundles of roofing sheets. I used Louvre windows.


If you really mean it, you can do it.
It could be better but I trusted the wrong person..


Do a lot of homework. I got plenty of info on Nairaland.. like how to calculate no. of blocks. Foundation, window, lintel and roof levels.

My brother don kill urself, to honest with u, two million naira can't build a three bedroom dis present time in nigeria, my advice, make a foundation of 3bedroom on the land, and build just 1bedroom, to put ur age mother inside first, as time goes go will complete d other 2bedroom. too much of advice brings too many confussion.

Must it be a flat??what wrong with face me - I face you? Four rooms and get them kitchen and bathroom at the back. When God finally pick your call, got a land and build your choice house. With that money, it's achievable

If I should leave the area, there will be a cost implication for new land. Whenever it rains heavily, there will be flood that stays for 1 or 2 days before leaving. I just want a bungalow that flood can't enter inside the house unlike the old house that once the flood comes it enters inside the house.

Can you imagine sleeping inside the flood for up to 2 days? It affects one's cognitive ability.

The sitting room and 'dining room - passage - corridor' and the verandah is all 16 sqm. At N2500 per sqm in 2017 cost 40k.

Soakaway was less than 70k with reinforcement. Using concrete rings could have cost 30k..

Asbestos ceiling (N1,500) in bathroom and other rooms.

It is better than my former rented room and parlour with shared kitchen that was costing 120k per year including agency fee and insane electricity bill without access to water.

After roofing what about suck-away because I believe before he can finish one room to live in, he would probably need suck-away.
We are not discouraging him but he should know that wherever that 2mil is coming from, he would need more before he can live in his own house and not just gather gratuity money or maybe he want to quit his job, build a house, marry and start hustling again.

Do you know that my bricklayer have like 2 buildings I mean one is 2 bedroom flats into 3 while the second is like 3 bedroom mini.

I must tell you that opp is not serious I leave in a place where I see keke owners, bricklayers, building house. Most of them started building with just 300k/200k etc in their hand. They are the one that told me if I say let me wait till I have all the money I will never build as something will take the money off my hand.

Please if you have a land, please 100k, 200k can do something. You can start from block moulding with time you move to other stage.

Did you roof your house with long span aluminium or asbestos? Did you use POP or ceiling?

my dad helped in the supervision. i live abroad and i think he used abestors. but i think what made it so cheap was that he used mud bricks. cement brick for the foundation and the rest for mud bricks. the walls are bullet proof. strong and very hard walls. you dont need fan or a.c at night. it stores energy through the walls. house dont need painting or plastering. you can spray to polish the walls. Its so beautiful. H
