I wasn't going to share this or any of my projects on here due to previous issues. But I have a change of mind because that would make me a hypocrite since I learnt, and still learning, a lot from here on others projects.

I am not posting to seek opinions and critique, though it can be used as a conversational piece for others to learn from. I am the General Contractor on all my builds but of course being shadowed by a licensed professional. My responsibilities includes purchasing suitable land, working with an Architect to design the architecture, getting a building team together, procuring ALL supplies, making payments, etc.

My background is in various non building but technical fields and I hold various professional project management certificates (non in building). I have built homes in two American states and also here in Nigeria.

This particular building is 1 of 5 clusters of residences in a micro estate that I'm developing on half an acre piece of land. So in the end there will be 5 units of 2 bedroom SmartFlat and 5 units of 1 bedroom SmartFlat. The reason why I call them SmartFlat will be evident later in the builds. Basically each unit will have a 3Kva solar system, home automation powered by Alexa, etc. I will break ground on the second estate that will occupy 2 acres later next year, Covid depending.

This is the master plan. The Security Station and Welcome Center is already up and running, the first building is at roofing level.

I am paralleling the speed of my build to match the pace of the new nearby railway station and a 300 home planned estate near me. So please do not expect this to be a fantabulous speedy situation. Besides I'm retired and do a lot of touristy stuff and I absolutely shut my operations when I'm not going to be onsite for a long duration.

I'm going to post a picture of the current state of one of the buildings. I know exactly how much money is in it. I want others to guess.

How much do you think it cost to get to roofing stage as shown here?

This is a 2 bedroom, 2 bath plus 1 visitors toilet joined to a 1 bedroom, 1 bath plus 1 visitors toilet.

Each flat will have an alternative source of Power (Solar). These are not provided on flats built for commercial purposes here in Nigeria. The term, 'smart flats' is apt.

There will be a security station and a welcome center.

I urge you to join me and others to follow this thread without bias. We will learn a thing or two.

One thing I learnt so far is that I can absolutely build a turnkey 1,600 square feet bungalow in about a month. I used to be a doubting Thomas but no more.

4 guys did this in 4 weeks with breaks in between but they live onsite. The right crew is key.

Meanwhile, for the smart home system. I have a very cost effective solution that can be easily integrate in the build. They are smart switches and sockets. With these devices you can easily pair them with a phone app (android/iOS) and then exercise control over your electrical appliances in the house.

Blinding completed for building #2 of 5. We start laying foundation blocks tomorrow.

I feel blessed with my crew and I pray for them to get Gods favor. We have much more to do ahead.
