Well, you're right. But as a student of leadership, it's okay to learn from the leaders, and so far, Nigerians are doing a great job. How do you think the japa wave started? It wasn't necessarily because more Nigerians had access to visa offices. Years of watching politicians celebrate their kids on graduation from US and UK universities is making everyone detests naija's products.

I mentioned earlier that $$ investments can't work like MMM. I don't think people should be investing in $$ denominated platforms with the intention of cashing out in 2 weeks. Naira will always rise and fall. However, there are sufficient evidence, dating back to 1972, that confirms and positions the naira as a weak currency.

Daily times is a poor newspaper. I can tell you that virtually all they wrote here is based on assumptions. Everyone knows the situation in Nigeria. So, they create stories based on their assumptions and add fictitious characters to it.

Meanwhile, Tinubu has destroyed Nigeria's economy in less than 2 months. Millions of jobs lost and tens of thousands of SME's closing down everyday. Poverty is spiking at all time high while consumer spending power is zero.

Just about 10 years ago. . Entry level jobs in intercontinental bank, diamond bank, GT Bank, Virgin Nigeria, Unilever was as high as #185,000 - #200,000 after training schools.

Those days, an entry level staff could easily buy a very 2nd-hand or cheap brand new car. .

Today, most entry level jobs are contractual and the pay is around #70,000. . In a hyping inflation besieged economy.

Today. . Most of them can't even pay house rent.

How did we get ourselves to this level?

With the devaluation of Naira, it is now crystal clear that anyone who invested in ONLY Naira denominated debt instruments without hedging has depleted their life savings.

From 2015 - 2023, the value of Naira has lost more than 380% in value. This demonstrates that no matter how much you compounded in the last 8 years. It is a TOTAL LOSS !



An interesting fact
"A" had $100,000 in 2015 and decided to invest in Nigerian debt instruments. A converted the funds to Naira @ N216/$ = N21,600,000. A locked in the funds for 10 years at 17% per annum.
After 8 years, A had an interest of N29,376,000. A total of N50,376,000 was realised after 8 years.

"B" had $100,000 but was lazy and decided to leave his own in a Dom acc with interest rate of 0.3%. Interest rate after 8 years was $2,400. Today, B decided to sell. Total capital and interest of $102,400 was sold @ N835/$ = N85,500,000. ("He doesn't have to sell yet"wink

A heard what B did and said had I known. Moral of the story, investing in debt instruments of a declining economy will only make you POOR. There is a reason why Dangote is the richest man in the world yet he uses public debt instruments to fund some of his projects.

A woman’s first marriage is for love. Her second marriage is for money. They, in time, learn love don’t pay the bills. Really what they learn is that after having a home and kids you also want nice cars, nice clothes and luxury vacations.

Three things rich men can provide and middle class men cannot. You get one life (women know this better than men and squeeze life for at that it is worth, they squeeze men for all they are worth in the process too), if you had the option to live rich or poor which will you pick? Duh, rich. Money solves all your problems. You are never late on your bills. You eat good food. You take luxury vacations. it is nice when you can afford anything your heart desires. My God if your an adult and your living a life below the means you desire, that is just awful. Of course you need to be doctor or lawyer to make good money. And not everyone is a doctor or lawyer or can be one. Thereby, turn to entrepreneurship which involves a lot of sacrifices. The work involve in being rich is long and hard. This is why women turn to rich men who can give them this without themselves doing the work

The problem about renting an apartment is the renewal of the rent when it expire
Save a sizeable amount on a monthly , you will have money to pay your rent. If your rent is 150k and you earn 200k, 20 k each month will give you 240k, leaving a balance of 90k for clothes, gadgets or even professional certification.

Get a lawyer.. Please don't take laws into your hands, because the law tilts more in favour of tenants. get a lawyer to Give him quit notice if his a yearly tenant If the tenant is on yearly payment, it is 6 months notice that u'll give him and it will start counting frm d day you served him d notice irrespective of how many months he has not paid.

Once the quit notice has been filed validly for 6 months, any day over that 6 months notice means the tenant is holding over that property illegally and he no longer becomes a tenant but a tenant at sufferance and from there onward you dont need to issue him a quit notice again but an OWNERS INTENTION TO RECOVER PREMISES in 7 DAYS And from there onwards the tenant practically has no defence legally when the matter will be filed at the rent tribunal nearest to you.

Tops with all the adjournment within 3 to 5 months the court balliffs will personally come to serve them to eject them of the premises compulsorily.

DO IT YOURSELF (DIY)
If you don't want to contact a lawyer.
Let me give you a summary of what you should do .Serve him the statutory notices ie 7 days and one month,then file a suit for recovery of premises at the nearest magistrate court.

Once the case comes up tell the court you are handling the case yourself,enter witness box and tell the court what the man did and the order you are seeking from them.The bailiff will then enter the box and tell the court that he served the man but he didn't come .The court will then grant you the order you are seeking.You will take the judgement copy and go to the bailiff and pay them for policemen.

The policemen and the bailiffs will go to the man's house one early morning, break his house and pack all his properties to the court premises. I hope you learnt something today from this. Goodluck

If you based in Lagos If its Lagos, go through the human right activist section or Mediation center of the State Government. They have many outlets in each local government in the state. They'll charge a fee of #8,000 and would handled the cases

STREETS
I don't encourage this any longer but its inevitable where a tenant things you must suffer after the initial suffer to build a house. Go to court, pay the clerk and officials and get a notice, paste on his door in his absent and snap then take notice off. Make some other person appear in court in his stead as a proxy tenant he transferred tenant ship to without your consent and get a verdict and evict him immediately as the unpreparedness will rock his life for ever. He can continue the fight from outside your house. The person that appeared is the person you have been seeing around the house and you don't know him. Simply put, he alone can provide that person.
