Cheaper go for 4" galvinized pipe or concrete.
But i normally advise steel stand, because one may need to utilize space in the future, u can easily relocate steel stand, but concrete stand is not moveable.

Good day my people, and peace be unto you. I want to construct a water tank stand for a four 3 x bed flats one storey building (ground and first floor). Which is better (or cheaper), metal stand or brick/concrete stand, and roughly how much will either cost (materials and labour). The area is Ota in Ogun State. The stand is for 2 tanks (about 2000L each). Thank you

Good day house. So my quest for a septic tank and soak-away continues. Size of septic tank is (10ft x 8ft x 10ft) and soak-away is (7ft x 7ft x 6ft). Location is Sango Ota, Ogun State.

Digging – already done for N70k after hard bargaining.

Quote from bricklayer work: 1 lorry (20 tons) of sharp sand = N65k. 400 pcs of 9” blocks at N190/pc = N76k. Labour (includes setting blocks, plastering and casting) = N80k. Total = N221,000.

Quote from Welder: 12lengths (39ft) of 16mm N3,500/length = N42,000. 17 lengths (39ft) of 12mm at N2,000/length = N34,000. 7 lengths of 10mm N1,500/length = N10,500, binding wire = N2,000 labour = N8,000. Total = N96,500

Quote from Carpenter: 2 x 3 plank of 11 pcs at N500/pc = N5,500. Somi-wood 23 pcs at N1300/pc = N29,900. Nails 2 inches = N3000, 3 inches = N3000. Labour = N18, 000. Total = N59,400

Grand Total = (70k + 221k + 96.5k + 59.4k) = N446,900 Is this a reasonable amount for constructing a ST and SA of the aforementioned size! Cement, soft sand and granite not included as I have some of these already. Thank you

I feel your pain sir. Several, albeit minor (easily rectifiable) mistakes were made by my builder as well. You wonder whether they are blind or something; how difficult can it be to look at the plan in front of you and build as per what is on the plan!!!

Good evening house. Was quoted the following size and labour cost for a septic tank and soak-away for a 4 flats building:

Septic tank: 10ft (wide) x 10ft (long) x 14ft (deep). Soak-away: 7ft (wide) x 7ft (long) x 7ft (deep).
Labour cost only: N150K. This I believe is way to high, how low should I negotiate it please? Thank you. Site is at Sango-Ota (Ogun State).

Question: why do kitchens and bathrooms/toilets get tiled from floor to ceiling all four walls in Nigeria? In Europe (not sure of US, but I believe same), just the space between the worktops and wall cabinets are tiled, the rest of the wall is just painted. Same with bathrooms, most times just half tiling, and the rest of the wall painted. See example pics below:

Glaze & ceramics are mostly used, Times, pnt & goodwill are nigerian products & they are good. You can get your tiler to accompany to u when u want to buy.
But when it comes to tiles spanish products are the best, especially for wall tiles, but they are very expensive...It all boils down to your pocket...

@rabcnesbit. I had Time Ceramics, PNT and Goodwill tiles installed in my house(see attached pic). When I bought them, the boxes said made in Nigeria (Ogun and Edo State). They have withstood the test of time- from the foot traffic and harsh elements, so I'm pleased.

Compliments of the season house! Your advice would be much appreciated as usual. What brand of tiles should I consider for my floor and wall tiles. I just want something strong and durable. Does not have to be imported. All these supposed imported stuff are not necessarily the superior stuff. Guys go to places like China to source the cheapest and most inferior stuff and sell them of in Nigeria at exorbitant prices because they are "imported"! Thanks

This would be difficult to assist in that the type of Tiles they would buy for you, cannot be defined here.
Better you go to Orile and buy the Tiles yourself! You can decide on the QUALITY you want and price it properly.

- 100 bags of Cement? That might not be a bad figure, depending on the method used, which is also determined by how level the original floors/walls are!
_ The Square/meter will almost certainly be INFLATED a bit but that is not a problem, as long as you can monitor and ensure that your Tiles are not put in the boot of their van and driven-off!

The labour looks high a bit but that too is also not a problem.
First agree on HOW MUCh you will pay for every Square-Meter of area Tiled. Mine was #350/Square meter
Then allow them to finish ALL THE TILE works.
You then have to take your Tiler around and MEASURE the Area covered with tiles. (Na so l do with my Tiler, though its a tough work and requires a "sharp mind" otherwise, magomago will enter. grin grin ).

Multiply area tiled (in square meters) b the amount agreed initially, to arrive at how much to pay for labour.
Though l dont know the size of your building or where and you will extend the Tiles to (liek under staircase, All balcony, some on wall of fence, e.t.c) so it is gonna be difficult to say whether you are being cheated or not.

At the end of the day, based on what we agreed, l apid and we were both happy but if not for that method, l would have paid at least 40% more, based on the "I do all" quote th Tiler and others first gave me. undecided undecided

If you want to save money, be ready tosacrifice your time and energy.

No matter what, if l do this work assuming it is my own build l will still save no less than 300-400K. undecided

In terms of quality (durability) of tiles, are Nigerian made tiles okay, as I am guessing they will be cheaper than imported. I am not one of this people that believe that anything imported is always better than the local made products. Some so called imported goods are cheap inferior stuff from China etc! Thank you

My peoples, your advice needed please. Below is an estimate of tiling a 2 storey of 4 x 3 bedrooms flats building located in Sango. Just your box-standard 4 flats of 3 bedroom flats with living room/dinning, kitchen, master bedroom with en-suite and small store. Nothing fancy. The costs of the tiles is average, and will change depending on design/colour/quality one eventually goes for. I just need your advice more on the quantity of materials quoted and labour charge. Do they seem reasonable? Many thanks!

I've always felt that stainless steel is better in commercial application and looks gaudy in homes because it most always not matched to other accouterments.

My choice for my homes have always been wrought iron.

Greetings all! I am about to start the instalment of balcony rails and stairs hand rails. The types I have come across so far are stainless steel, aluminium, wrought iron and mild steel. What are the pros and cons of each please? I am guessing stainless steel will be the most expensive! Of the remaining three, which will be better in terms of value for money and durability. Thank you

. As long as your drainage flows freely without impediments it is okay and legal to do that. But you can confirm such from the sanitation authorities within your locality. Based on number of bags for plastering you can use this to have an idea.....(standard room of 12X12 will use 6bags for plastering as long as your walls are in order of alignment).
The pits all serve the same purpose. Government regulatory standard demands you do separate but you can opt to do it as a single unit. There's no big deal about it.

A partition to be worked upon by an artisan ranges from #1500-#2500(min-max) depending on how you bargain which also depends on either the client is paying the labour by him/herself separately or the artisan handles that payment completely.
If there is an existing drainage that actually flows, outside your compound or close by you can channel all waste water(kitchen,laundry,bathing) to it and build only that which will hold the waste from toilet. For only toilet waste you can use 3ft X 8ft. But if your doing both soakaway/septic as single unit, you can do 6ft X 12ft.

Hello. The plot itself is 40m x 40m x 72.61m x 75.68m. I do not have the measurements for the individual sections of the building, but is a standard 4 flats (two flats up and two flats down), with each flat made up of 3 bedrooms with master bedroom being en suite, 1 bathroom/toilet, 1 visitor's toilet, living/dining room, kitchen, and small store. I am not after an accurate figure, just an estimate so that I have an idea of what it should be and thus not exploited by the artisans.

With regards to existing drainage, I am not too sure, but it is on a street with other residential buildings, and having residential buildings either side of the plot.

With regards to the septic tank and soak away pit, below is the plan with area for both indicated by the red arrow. Thank you

I will be grateful if I could get some advise regarding the following please.
The building is four flats of 3 bedroom flats (the usual two flats up and two flats down) located in Sango, Ota Ogun State.

(1) How many bags of cement roughly will be required to plaster the interior, and labour cost?
(2) How many bags of cement roughly will be required to plaster the interior ceiling (ground floor only), and labour cost?
(3) How many bags of cement to plaster the inside of the boundary wall/fence (wall surrounds two plots), and labour cost?
(4) Balancing cost and durability, what kind of surfacing should I do for the compound? I do not need anything fanciful, just something practical, durable and best value for money.
(5) What size septic tank will I require and roughly how much will that cost?

Also, with the price of cement being Dangote N2700, Lafarge N2650, and Elephant N2600, is there any particular reason why one can't use the cheaper Elephant as opposed to the more expensive (but popular) Dangote? And what is the difference between Dangote 42.5R and 52.5R?

Why the price of cement is still this high baffles me, as these prices were set when the naira was very low against £ and $ (about N600 to £1) and that was the reason given for the high prices of cement and other building materials. The naira has since appreciated significantly for many months now (about N455 to £1 at present), so what is their excuse now!
