Someone reached out to me about a quarter plot of land for sale in Ibeju so I'll like to know what it can contain before I make payments.

In my head I have two options:

1. 4 units of one bedroom flat, two up and two down.
2. 2 units of 3 bedroom flats, one up and one down.

I stay in ibeju, your surest bet is 4 units of one bedroom flat . Two up and two down. Miniflat is hot cake from abijo down to eleko .
Last units of 1bed we built, were rented out before we concluded finishing.

Good day everyone. I want to start a project and I want to ask engineers in the house if 8M can build a 3 bedroom flat. Please I need advice because I am thinking of relocating with it.

As at 3years ago,it was doable. Right now with anything less than 18m forget it. Pop finishing alone if you buy materials yourself is 7k/sqm. An average 3bed with 200sqm is 1.4m for pop this is not contractor rate o.

Finishing is where you would spend money.Building this in Benin around aruogba .

Yes , if the land is a perfect rectangle, you can
build a twin duplex with a total floor area of 200sqm . But don't expect luxury bathrooms with Jacuzzi. Rooms would be average size.

Depends on the shape of land , it's possible.
But it would be a 4bedroom duplex with two storeys.

I am looking at investing in hospitality business but I’m not sure if 60Million naira will be adequate to erect a 20 room hotel and event hall with a capacity of about 500 people max.

Cause of the paucity of funds, I’m looking to make it a single story building such that hotel will be on the ground floor while the top floor will hold the event hall.

Your budget is tight.
But location would also contribute to the actual cost. swampy lands cost more to build on, so with your kind of budget building on dry land is best.
Design would also contribute to the cost, size of the rooms and level of finishing too .

After trying and failing three times to secure visa to relocate my family abroad, I approached a friend for advice and he encourage me to keep on trying; since I have already secured a good job over there, moreover my friend Val tried seven times before getting a business visa to China. Persistent they say breaks the hardest resistance.

So I tried one last time, but this time I invested most of my funds in a property in Wuye, Abuja. Just so I don't spend them during the Yuletide and the sixty days of January. Lo and behold, this time my application was a success and I have to Japa fast. So I need the money ASAP. So much so that I would not mind selling the property at a little loss. If you have anybody that would be interested in buying please point them my way.

I recently got BOQ for cost of site preparation up to DPC level for a 5 bedroom duplex, with an estimation of ~ 20M. Before we got to the stage, the consultant had hinted at a rough estimate of about 7M +/- months back. Thus, this BOQ is a shocker to me.

I find it hard to understand this drastic increase - understandably, inflation in the past few months is insane, yet 7 --> 20M is

A few notes:
- Land is in Arepo
- Fairly water logged area
- Requires site clearance
- The consultancy is already factored into this estimate.

My question, is this estimate normal? Is it the going rate considering inflation these days?

An average 5bedroom duplex foundation with raft , shouldn't cost more than 7m. But if pilling would be done , budget 15 - 20m. For 12meter deep pile. if you want a third party estimate and you have the drawings.

too much for decking? 180 bags of Cement, 40 tons of sharp Sand and 40 tons of granite all totalling almost 4.7Millon. Advice needed. Thanks

Guys, I am planning to build a restaurant with a 24 - 30 seater capacity. Please find attached the design/plan and quote for the material and labour cost. Most likely someone on this Nairaland will get the job. The land has been cleared and grasses completely removed.
Please note that I will take care of the cost of mobilisation to site, so don't bother quoting for it.
