For sure this is achievable. Presently constructing a 3bedroom duplex and 2units of 2bedroom duplex on a 30 by 120plot. It's best u go for that too

Yours is 30 by 120 and He's talking about 25 by 92. There's a huge difference, about 115 square meters difference.
By Area, His plot is 2/3 of yours.

Statutorily, its 6 - 3 -3 -3 Set back for lagos state building regulation. However, that people are doing it wrong shouldn't make it right. Also note that there a design can be structured to at least meet minimum requirements

If you are talking about Statutories and doing it right, remember LAS requirements for the percentage of built and unbuilt areas as well as total landscape/ green areas, No of vehicles.Etc

If you totally going to do it right, then there's no need going round it, a half plot will not accommodate much

Please the additional cost in foundation (substructure) should be taken into consideration too

While considering additional cost on foundation and others that has been mentioned,

It will be wise to note that on the case of a storey building;
1) the same foundation carries the two buildings while for a bungalow you have to do two

2) The same roof covers the two buildings but for a bungalow you will need to do two roofs

3) the suspended floor for the upper floor is already serving as the ceiling system for the lower floor, but for a bungalow you will need to do a ceiling system for it.

Then, going up gives some added design edges like proper ventilation, natural lighting, aesthetics and security to an extent.

The best of it like someone mentioned earlier is the Z factor "time", the value of the land in years to come will be much more higher than the current value of the suspended slab.

PROJECT: A 2/3 Bedroom Block of 6 Flats
2 bedroom apartments on one side and three bedrooms on the other.

All rooms are sizeable and en-suite

Is it a block of flat or a bungalow you intend doing, and what's the plot size? 50*100 or 60*120?
A plot of 60*120 can accommodate what you want if it's a bungalow. But if you are to have suspended floors then you need a plot and half.

Also if it is going to come in form of a terrace duplex then you can have that on a plot.



The picture is a 3 units of 2 bedroom apartments sitting on a 3/4 plot of land, not up to a plot. The land measures 50*75.
One side is a 2 bedroom flat up and down and the other is a 2 bedroom semi-detached duplex.
But the building was able to fit comfortably, it all depends on the kind of building you want and the plot size.

Please i need you guys to criticize this building plan for me. Owner wants the rooms to be spacious and the room placements to be well organized. It is a three bed room for the owner, a self contain and a two bedroom

The visitors toilet is too small even most of the toilets in the house.
Is that the wash hand basin to the visitors toilet you have at the sit-out? How possible is that.

Bedroom3 the toilet door can not open properly cos of the positioning of the shower tray.

Most of the WC are either too close to the wall or to the tray, there may be no allowance for one to open their legs and sit, shit no go come out.

The second apartment, why do you have a door from the living room to the dining, is it necessary?

You are entitled to your design, but I feel you are maltreating most of the restrooms.

Then look at your flow and grid again. Do something about it.

Op look for another person to give quotation but you did not stated if the building is bungalow or duplex however the quotation is pn high side 35 bag of cement and workmanship at 350per sqm i think it should be 250 per qsm while believe that between 20 or 25 bag of cement can do this work

Oga, please where can you find a tiler for #250 per square meter? In Nigeria or , or Venezuela.

Why is it that any quote dropped here, people will jump on it and say it is high it is high without proper assessment?

How is that quote high? In some places you can't even get a tiler for #400.

The labour cost is OK,
The number of cement is OK considering the total area of tiles quoted for.

What the OP should look out for is if the area quoted for is correct with the areas of the building to be tiled, of which no one can ascertain from here without a proper drawing. And remember there should be allowance for wastages.

ie. If your living room is 20sqm it is normal to quote for 22 -25sqm depending on the perimeter
and then to cover for the skirting too.

Then the cement part, OP can buy himself, let's say 25 bags first and see how far it goes.

Moreover, I didn't see the admixture for wall tiles and grouting cement. Hope the tiles don't come falling off, well depending of the size of the tiles to be used on the walls.

No need for another survey plan but you will need a building design plan. As per the approval, where is the land located?

Also, your site plan should indicate the existing buildings. Setbacks and dimensions.
