It start from designing the house to ensure you live in the most habitable environment possible. It start from having enough large private spaces. Look at that shitty Banana Island - you have mixed use development - the guy in the apartment can see what Dangote is upto anytime. In Nairobi the high class residence are exclusively low rise...you cannot erect even a telecommunication mast without a huge fight. Then it start from having right environment - with fresh air, natural breeze, birds chirping, name it. Then you go surrounding - best hotels, schools, hospitals, name it. That is why Nairobi is well regarded and our real estate is like our gold.
And we are not talking one or two estates - we are talking something like 1/2 of Nairobi landmass

In Nairobi it's start by being able to afford at least 1/2-1 acre minimum - in leafy places - and everything from there is too subtle for you.
It's the standard everywhere..urban spaces are really expensive do do the expect to get a house sitting on hectares of land in any of US cities ...that kind of land and greenery us always found in neighbouring towns not the city it self...the city follow urban greenery not rural ,village forest greenery...

That means a lot of fresh air - that you generate by planting lots of trees, trimming grasses,lot of flowers, gardens, birds chirping, a few monkeys, a subtle drive way, swimming pool, kids play area, jacuzi, the best material for indoors - like hardwood that keep the house as natural as possible - and the same for the roof.

What you call luxury in Nigeria is ostentatious display of fake gold plated Chinese trinkets. In kenya - luxury - is defined by HARD WOOD finishes. The more hard wood you see the more luxurious - and the less stuff (trinkets) - you see the more luxurious.
Luxury is subtle. One paint work could probably cost all the Nigerian "luxury" Chinese trinkets. One little wooden piece of furniture or a little carpet would be worthy more than your fake Chinese trinkets.
