zhike: The reason why west African countries are not developing is because they are not united. They hate each other and compete with each other. Ghana is competing with Nigeria.
Same applies to east Africa, Kenya is competing with Tanzania.
You must learn from SADC countries, they are very united. Rand currency is used in all SADC currencies. Their economy is linked and depend on South African economy. Most SADC countries like Botswana, Namibia, Angola, Lesotho and Swaziland are well developed than all east and west Africa. The reason they are developed they accepted South Africa to control their economy.

In terms of land size - it nothing! If you start from say Garden Estate - and go all the way to Karen - keeping a mostly north of thika highway and mombasa road - you'll see the posh areas of Nairobi are huge - covers more than 1/2 of Nairobi.
Nairobi is not comparable to many SSA cities. Joburg will see dust soon.

Your deplorable living condition does not start and end in Nairobi they extend all the way to the metro...you have rongai,kitsuru,kitengle,Thika town Et.c...one or two tiny-cubicle sized estates in each of those location doesn't stop it from being trashy cos about 98% of those locations don't look like this gated Estates...now that why nairobi is mostly and Integrated slumpolis...one minute you are in a serene environment the next minute you are cruising in a Zimmerman-like kinda neighbourhood

rvp2018: Yes Nairobi has slumscrappers. We call it Eastland. Eastlando. It start exactly from Eastleigh all the way to Pipeline and to Embakasi. Those places are crazily high denisty. Of 4.5m Nairobi residents - about 2/3 live in Eastlando. The houses are owned by kenya middle and upper class. I have apartment myself in there..
Basically because land is very expensive..you have to build up. Eastlando have rent starting from say 30-50 dollars to high of maybe 400-500usd. They are few low rise residences...but most places allow officially upto 10 floors.
Eastland or Eastlando I think covers about 1/3 of Nairobi land mass including industrial area - although houses nearly 2/3 of Nairobi Westland-Karen-South - covers like 1/2 of Nairobi. Nairobi NEP and forests - covers the remainder. Slums covers 2-5% - and are illegally built in rivers valleys.
Story for the gods..your slums rappers and slumpolis environ goes beyond just embkassi, pipeline ,eastlando...it also extend to Zimmerman, Roysambu,Athi river,,huruma gosh I can go and on...the percentage of of nairobians that live a decent live I bet is less than 15% a d they are tucked in your three cbd's amongst other few karen-like neighbourhood the rest find themselves in shacks,vertical slum,actual kibera-like slums,mud houses E.t.c....gisg look at Langata with all that pricy land and properties looks a low-life ghetto area..
rvp2018: Market forces. Runda and westland is expensive because you can build a nice house and get rent as high as 5,000 dollars a month. That annually is 60,000usd. So if you buy 1/2 an acre (or 1/4 for a few places) - you can see ROI in 10-15yrs. And you can still sell it for more than you bought.So places like Runda, Muthaiga, Nyari, Gigiri, Rossyln, Lower Kabete, Kitusuru, entire westland and all the way to Karen - rent for apartment start at 1,000 usd - and goes as high as 8,000usd per month. - those are damn expensive.
Zones where gov has allowed to build high density houses - those are damn expensive. Kilimani is about to hit up - because soon they will allow more than 20 floors building...and like westland it will be another CBD.
It all down to zoning. If Nairobi was free for all mess like West Africa - our properties would be equally useless.
Look at Parklands. The first place I stayed when I came to Nairobi about 30yrs ago was Parklands - I was staying in my uncle - the places was low rise - and the day they allowed highrise - it something else
