Geezeem:loool....i dont know jare ...... i love them both but u know nina has that appeal that just tugs at your heart....so i really want er voting percentages not to be ridiculous.....so i ll rather vote her if they r both up...she needs her individual fan base....na miracle cuteness first kill me...with all these things i have been seeing ehn....i m almost wishing for his mute days,,.....but then i was praying so hard he starts speaking up o....now he don dey overtalk sef.....i don dey see things i no wan see....that his quanta with Nina earlier this week ehn.... omo....i felt like knocking his head... it ll be nice if he can allow nina fight her battles by herself .....should only pull her away if it gets too heated.... |
Eeghe:milly milly....your way with words...still same... dropped in earlier in the season but just read from afar......this morning i have the time on my hands.... well a final five with Miracle, Nina, Tobi, cee-c and any other person wont be bad... i no sure say anyone like miracle reach me o...loved him from the 1st min he walked on stage..but certain aspects of his personalities are becoming very glaring.....a lot will choose to ignore cos they are emotionally invested....i ignored for a while...but no...i just had to speak up....good thing is he has the base already ... |
livelymatilda:i watched this convo....and trust on twitter peeps conveniently twisted it that miracle was painting nina has a pure heart...he will say "i trust the girl, bla bla bla then mildly throw in a line or 2 to imply she is playing to the gallery....you see...when an individual's loyalty to those he call his own is questionable...then there is really no loyalty.....i just have a feeling he ll change his game again when evicted housemates come in tomorrow..... I honestly feel him trying to get the babes drunk and take care of them yesterday was a way to level up should they have an edge due to their own drunkeness earlier in the week.....however....it was disguised as a fun experiment....cee-c seems a party pooper but her question to miracle when he was asking them to get drunk got me thinking....she simply asked...what do u want to see? ...and he couldnt answer.... And trust...my views will seem as though i am hating on Miracle but far from it....i ve just been more attentive to his ways and lil convos lately... |
MamBi:loooool...bellebabe....infact 500% ....lol... |
Geezeem:yeah....the controlling i meant is for his babe....i think he believes he needs to dictate to his babe.... once u pick a fave ...u ignore every other housemate.....lol.....but Miracle is most likely winning....but when the evicted housemates come back in..i hope it doesnt mind Bleep him too much |
Threebear:and your post made u feel good yeah? loooooool....they dont know u personally...they never will.....pele.... |
77up:very incorrect...your fave can annoy u but u choose to overlook.....and there is a line they cross that makes u decamp |
Beautywealth:Cant believe i forgot lolu..Lolu is very eloquent. But most times his content isn't as deep as it sounds. He also came into the game undermining people cos he felt he was smart and eloquent but good thing is he quickly realized the game is way different. i think he is someone that has always been on the serious sides of things. this is why he lacks spontaneity and even when he plays around it seems forced. But his eloquence his working for him...he has quite a following...then i see brands wanting to associate with him outside the house |
And i need to say i find it very admirable to watch Nina clean the whole house on a daily basis since the beginning of the show.....no one can pretend that long.....The girl is neat! |
hmnnnnn.....my 2 cents on the game.... I ve been a huge supporter of miracle from day 1 ....Nina grew on me with her sweetness. However, i have realized that Miracle's every action in that house is calculated, well though out and targeted at the viewers. He always wants to be politically correct and can throw anyone under the bus to ensure that...even his supposed babe, Nina. He has huge chances of winning, and i don't mind a win for him. Cos i kinda like him. But the truth is too glaring to ignore. And i see him walking on a thin line. When the evicted housemates come back, the chances of that fucking his mind up his high. Cos now he feels he has the game under lock, which his why he has been coming out of his shell in a fierce manner......A dee-one comeback would have been nice to watch as he tries to come to terms with it. but i doubt dee-1 will make it back. Then he sees Nina as though she was put in the house for his entertainment. He is a bit of a control freak. wants to decide what she wears, how she looks, when to talk.....its mind boggling most times. Nina is sweet...infact so sweet and appears very naive but she is not as dumb and naive as she appears or make it seem. I just admire and respect how she has been playing her game. A very clean one without trying to uplift herself above others as the saintly one or the one that has the most game. she is just living everyday at peace with herself. This is why i ll be voting her till the end. To any TeamNina out there, dont let people pass off the mindset to you that she cant win. she can, if very true fan of hers vote her and not assume a vote for her beau is a vote for her.Let every team go head to head and let the best man win. Don't dump your fave. lest i forget, Nina slays effortlessly....her wigs...her make up...top notch. But she needs to learn to be more firm especially with Miracle. I like Tobi but he is so childish. He not been able to take a stand on Cee-c earned him those strikes. He seems to have a brain reset now. And its nice he has upped his game. he is a very smart dude. i see him doing so well after the show. Cee-c ....she lacks human relations. But she has one thing going for her. She is playing an independent game. However, i find her drama and tantrums planned and targeted at passing of an image of "no nonsense babe" to the viewers. she feels that is what is working for her. i watch her flare up at times and i can see its not deep but she exaggerates it for reasons best know to her. she probably will make it to the finals but it would have been bliss to watch her reaction if evicted and the likes of Nina and Alex are still in. The "humbling" moment will be epic. Alex....she just intentionally wants to pass off the "i am a baby that needs pampering" image. she just loves attention. she can be much more but intentionally limits herself cos she wants to be seen as a baby. her baby acts can be so irritating at times. Rico....i do not think he realizes he is in a competition or why he even went for the show in the first place. his concentration on cooking is very annoying and has killed his game. Infact he has no game. He wont win, and he wont even have any buzz around him when out of the house cos he has not sold himself in any way. Teddy-A.......his image, looks and charisma are that of a winner. But after watching his 1st diary session, i said this guy cant win. why? its simple..arrogance. He came in with so much arrogance and over confidence that he was gonna win the show. Then that made him to start acting like the other housemates were there to keep him company till he is handed the money. He was so self absorbed in his game and refused to understand the workings of the game. Unfortunately for him now, fans have pitched their tents with the game players. Bam-Bam...............very pretentious.....but i kinda like her....she has class( even though the toilet incident was debasing)...but we need to give it to her....her sense of style....the way she carries herself....her comportment.....the most annoying thing though is the way she talks....omo....sometimes i am like...''say what u want to say jare and spare us the papparazi". But she is quite talented and would do well in the movie industry. |

ImaIma1:"Come Closer" alone beats all the songs Davido released this year. Only minds that recognize real music know this. Have you ever wondered why legends in 9ja like Femi Kuti, Tuface and others acknowledge Wizkid and rave about him?why dont they do thesame for Davido? The video was nominated for a soul train award. go check those in the category. Davido dey learn for where wizzy dey. |
emperormossad:I Kinda have thesame feeling too. there is something shallow about the relationship. a deep connection does not require social media validation. when u see pple flaunting their love on social media over everything, it is cos they are trying to convince themselves. |
jaziridon:you are wrong about how banking works. banks create new money. they pay depositors interest and charge borrowers higher interest. funds in MMM are not put to use in anyway. it is simply money changing hands.....pls that 30% interest...where is it created from? are you saying if new entrants cease today, the scheme can continue? definitely not |
In simple english , they say its a scheme where a person offers another financial support and also gets equal support. then for every referral, you get 30% of the financial assistance being given. so just a simple question, if A gives B 30k today, and receives same 30k from another within 30days,and continues in a cyclic manner, how then will the funds yield interest? since there is no holding period involved, no interest charge involved, money is simply changing hands, how is the 30% interest payable being created. Banking is all about inter-mediation and money creation. Find those that have surplus funds, hold the funds for them with the promise of paying them a certain interest on it, then find others that need funds and charge them at an even higher interest rate, they withdraw the money and deposit elsewhere for some sort of return and the cycle continues. The key thing is that new money is being created in the process as these funds change hands due to the interest factor. There is a reason why there is a word called logic. And no business or investment can succeed if its void of logic. There is no magic to wealth creation. its like accounting, for every debit there must be a corresponding credit, however, in investment banking, the corresponding credit may be multiplied or divided, it will simply depend on the stimulus. What is simply happening in MMM can be explained like this, you give A money, you get it back from another, now for A to ensure that the person that gave you funds gets his money back he has to ensure more people get on the scheme. Then A tells you that for each referral, you will get 30% interest payment as additional funds. Thus, you are motivated to help enlarge the scheme and get more funds trapped in the system. Each person's goal is to increase their interest payout so they are highly motivated to get more people on board, in that process more funds are trapped. Once you subscribe, you are dammed if you don't get more people on board because that is the only way you get refunded or paid additional sums. The payouts are simply from funds of new entrants. Then the law of diminishing returns will set in, and the funds from the reducing number of new entrants will be unable to match the payouts of the existing subscribers , then BOOOOOOOM, it collapses. And a lot of late entrants will loose big time. NB: A also gets paid 30% on every new referral because that is how the scheme works. And as such, he is the biggest benefactor of the scheme. So those that think the founders have nothing to gain except website traffic, think again. Now here is the thing, i hear people say..." i started early and have been cashing out so if it crashes, it doesn't affect me, i made money"......my response is, yes, you made money but that money are the funds lost by other individuals like you. So you are no different from a scammer or 419 yourself. You made profits by scamming gullible people. In summary, the scammers are not just those who created the scheme but every individual that subscribes and gets other people to do so.. Pls share this post with others, it may save someone from loosing everything they have worked for... |

This isn't the time to hand over power to the youth. A situation institutions where Institutions are in disarray, governance has no form and lacks proper structure. The inept government we have had over the years has created a set of youth with warped principles and no sense of what true success is. Unfortunately, if the youth are put in positions of power, it would lead to further decay of the system and eventually lead us to state where salvage may be come nearly impossible. Hopefully, if the present government is able to revitalise the system, build self sustainable institutions and bring us back to a situation where morals and uprightness are the order of the day, then the youth can begin to take over. |
If Tinubu is dying politically as being claimed, why is there so much noise in the media to emphasise it. food for thought. The most calculating people usually appear clueless |
quote author=EVILFOREST post=37615759] PLEASE, Is it also a LIE that your pastor has Divorced 2 ladies in recent times.... ? Continue attending and WORSHIPPING ?GOD there. A pastor who does BEAUTY PAGEANTS and other things you and I may not know. The WORST thing a reasonable man will do is to marry a LADY who clamours for WANTS rather than NEEDS. May be she has realized that CASH has dropped significantly, rather than assisting, she wants to PORT.[/quote]first wife, Tina was with him for 17 years in marriage. Before marriage they were together for like 5yrs. She left him. She wanted them to leave the ministry in Nigeria and relocate to the US. He couldn't do this and that led to their break up. I believe their inability to have children was also a contributing factor as to why she got fed up. He didn't marry until 10yrs after dinner end of his first marriage. He got married to Stephanie and I honestly believe that was a mistake. But I guess he was too wrapped up by her beauty. He got married to her and realised that all that glitter isn't gold. He had to end the marriage if he wanted to remain steadfast and come out alive. He is human and prone to err. He is a pastor doesn't stop him from being human. That's the mistake a lot of us make. A pastor shouldn't be your yardstick for measuring your faith. You should depend on the bible and God. The Bible says our righteousness are as filthy rags in His sight. So why do people assume pastors aren't sinners also. Bible says for all have sinned and come short of the glory of God. so judging pastor Chris based on his failed marriages is outright stupid. Who made anyone judge? Only God knows those that truly serve him. Rev Chris is one of the pastors we have that speak the truth and don't mince words. The man teaches the bible like no other. He helps you build your faith, teaches you to learn to rely on your relationship with God to guide you in life. And just like every other human on earth, he has his shortcomings. What is wrong with that? I will oblige you and educate you on Rev Chris. |
I see so many people bashing Rev Chris Okotie without even hearing all sides to the story. Y'all just believed Emeka Ike hook line and sinker. Firstly, I attend household of God Church. Pastor doesn't call fair women to the front and give them gifts. Anyone could get the gift. I once got a bag of rice. The gifts are bought by members to be shared to members. First timers get it most times. People celebrating birthday milestones. Etc. I have not even seen Emeka's wife once. She isn't popular in the church. now I am not vouching for pastor Chris, but It's not wise to comment on stuffs you don't have the full story. But I doubt the wife would say he beats her when he doesn't,. battery is the most shameful thing a woman would admit to, why would anyone lie about that? Truth is no one can destroy your marriage without you being an instrument to the destruction. |
But I don't get it though....why are Nigerians so fickle minded. We all air our opinions on social Media on daily basis. Why is Gideon being crucified. That guy is one of the few intellectual celebs we have got in 9ja. A lot of Nigerians lack depth and capacity to reason critically. What's the big deal he what he said. Any sane mind will know it simply means that with all the mystery,,,,,, nothing extraordinary happened after the reveal. So why r pple making too much of a big deal about it. Are we that idle in this country. So sad the things that get us riled up. |
Every middle class employee in Nigeria now seems to see mortgage as the fastest way to own a property. However, most are unaware of the implications of a mortgage on their finances. So, i am going to mention certain factors that could make a mortgage go wrong that most individuals fail to consider. 1. Rising Inerest Rates: One of the challenges of taking a mortgage in Nigeria today is rising interest rates. In 2007, mortgage interest rates in Nigeria was bow 14% to 16%p.a. However, today the rates range between 20% to 25% p.a The implication of this is that Mr. A who was repaying N200, 000 as monthly repayment in 2007 may be repaying up to N600, 000 monthly now. Which means if Mr. A was earning N600,000 in 2007 and could conveniently make his monthly mortgage repayments back then, that may no be the case today. Moreso because even if his salary has increased over the 8year period, the rate of increase would probably not be proportional to the interest rate increase. This may lead to defaults and it becomes necessary to sell off the property. And considering the interest repayments that has been made to the financier, the sale may end up being at a loss. As such, when taking a mortgage, it is important to consider the unforseen Interest rate increase. My advice is that for any mortgage you intend to take, the repayment amount should not exceed 10 to 15% of your income. So that, should there be future rate increases, your income will still have enough room to accommodate such increase. 2. Loss of Job: As we know, life is full of uncertainties. Due to economic realities, organization's tend to downsize their workforce from time to time and anybody, emphasis on anybody can be a victim. Now assuming, Mr. X has taken a mortgage for 20 years and suddenly looses his job 4 or 5th ears down the line. Getting another job may not be immediate and in some cases may notveven be feasible. In such a situation, if he begins to default on his repayments, the financier may be forced to sell the property to recover their exposure if no viable repayment plan is not proposed. The sale of the property would likely be at a forced sale value since the financier is majorly interested in quickly recovering their funds. As such, when interest repayments Mr. X has made is taken into consideration, often times the sale ends up being at a loss to him. My advice on this is that, for any mortgage an individual intends to take, the monthly repayment should not exceed an amount the individual is sure he can earn in the absence of a stable job. As such, should you loose your job, while waiting to get another one or start a business, you can conveniently keep repaying your mortgage. 3. Overvalued Properties: It is common knowledge that the properties in Nigeria, especially in Lagos are overpriced. This is as a result of owners of such properties having gotten their funds through illegitimate means. The impact on this on mortgage is that, should the need arise that you need to sell off the property to liquidate your mortgage and make a spread, it may be not be realisable. This is because you had bought the property at an already overpriced value and when you need to resell, the appreciation on the property maybe insignificant or you may need to need to lower the price so as to sell it off quickly. My advice on this is that, before purchasing a property, take time in valuing the property and ascertain that the offer price is reflective of the materials used in building the house and the location |
uugomartins:apparently, you are talking about a scenario where the property developer gives you a certain period to pay for the property. It is not a mortgage. In this case if the property goes for N1m, the developer can offer you a payment plan of 2 years by paying N60, 000 monthly. So at the end of the day you get to pay N1, 440,000 instead of the current going price of N1m. It is a good way of buying a property but you must be sure you will not default. Often times the developer will make you sigh an agreement that should you default a certain number of times you will forfeit the property. And when they refund you it will be less administrative charges without interest irrespective of how long they have held onto your funds. In most cases, you do not take ownership of the property until full payment has been made. |
sainty2k3:1. Yes you can take a mortgage for this. It is called a construction mortgage. Although you must have a perfected title in your name to the proposed land you want to build on. 2. Well, it can happen. The bank always reserves the right to vary the terms and conditions of any facility. Interest rates could go up. And this would lead to higher repayment amounts. 3. There is a product for self employed business men who intends to take mortgages. Some banks call it commercial mortgage while others may call it self-employed mortgage. However, the tenor is usually shorter. Since repayment will be from the business turnover. And interest rates tend to be slightly higher. 4. Most banks usually lock in their mortgages for a 1 year period. Payment in the first year would usually attract a sanction of paying the full interest payable for the first year. However, after this you can pay off at any point without any sanction. You can also make unscheduled bulk repayments at any point. |
What with the high rents that continue to soar in Nigeria, the average Nigerian is forced to seriously consider owning a house be it for residential or investment purposes. As you will agree, paying huge sums for a property via one's cash is not feasible. And in cases where feasible it may not be wise. This leads to the consideration of taking a Mortgage. The Mortgage business in Nigeria has its own dynamics. As such, it is difficult to use the western world and developed economy as a yardstick for measurement. One of the key indices militating against mortgage in Nigeria is Pricing. Interest rates on Mortgages in Nigeria currently ranges between 18%p.a to 22%p.a when dealing with Commercial Banks and could get to as high as 25%p.a when dealing with Mortgage Houses. This lead to high monthlty interest repayments. There are 2major types of structuring a mortgage loan. The Equated Installment and the Non-Equated Installment. Under the Equated Installment, the loan repayment.is structured in a way that you have a constant repayment amount throughout the tenor of the loan. As such, the principal component of the repayment would be minimal at the start of the loan and gradually increase as interest component decreases. For the Non-Equated Installment, the loan repayment is structured such that your principal repayment is a fixed amount and the interest component varies. As such, your repayment would vary throughout the tenor of the loan. Most individuals prefer the equated monthly installment because they get to repay a fixed installment amount. But unknown to most, when it comes to mortgages, this option is the worst option. This is because you get to repay more of interest and less of your principal till towards the tail end of the tenor. In some .cases, the equated instalment might be unavoidable due to one's debt service ratio. This is the ratio of your income to the loan repayment. The best way to deal with this is to make voluntary repayments to reduce your principal. This means you have to make a lot of sacrifices and cut back a lot of excessive spending. Whatever the scenario, the best way to operate a mortgage is to always make voluntary repayments so that you can pay off the loan way before the scheduled tenor. will kick start the conversation with this: |
Having been in the financial industry for 9 years, I have had the opportunity to process quite a number of mortgage facilities and have learned a lot during the process. I see the trend of people taking mortgages is on the rise. So before taking a mortgage or you currently have one, you might want to know certain things that would help you make a sound financial decision. Feel free to ask any questions on mortgage. |
Vixo:In my opinion, awards are more of a feel good gifts to artistes....doesn't actually connotes your achievements in the industry. Common, people get snubbed all the time. The MAMAs' for example is determined by votes from fans......people vote for who they like not necessarily the better person. Wizkid hasn't won awards in the last 2 years but does that make his craft any less than those that won? He is still as relevant as ever... burnaboy wasn't even nominated......yet he delivers quality music.... Do u know how many times R. KELLY was snubbed by GRAMMYs' ? forget awards jare. |
rhoseti1:Gbam! |
homesteady:I agree Godwin is a bigger hit but katapot is 200% a more quality song. Godwin is a mediocre song but trust naija to hype it cos of the religious inclination. Korede bello has a unique sultry voice but he is kind of lazy. Didn't bring out creativity in that Godwin Could actually pass for just a church praise song.. Katapot....that is a jam right there. |
