Have few people I have marketed Land s for and some are showing Interest BUT of recent, some of them seems to be saying similar things.

Buying Lands in Ogun state isn't safe as they believe the Yorubas aren't welcoming.

How true do you think this is ?

Also any idea what Percentage of igbos stay in ogun state, Atan Ota to be precise.

The locations of the Land is around Sokoto Road after Atan Last Bustop.

Really needs your inputs as I can not counter an argument i don't have knowledge in.

It all depends on the type of sharp sand in your area.
For my clients who incorporated moulding of blocks as part of my work in the construction work I do;
For a particular type of sand
9"........25/32 (foundation/upper level)
6".........30/40 (same)

When I'm mixing 2 different types of sand.
9".........30/35
6".........35/45.

I believe i can go to where they sell Sharp sand and tell them I want to buy Sharp Sand or if there's a Particular type you can tell me, I will ask them for it.

Referring to this phrase "mixing 2 different types of sand" , Can you kindly list the 2 different types of sand you mix ?


Also reading one of Spyder's numerous posts, I saw a place He made use of only 6-inch Block to build an entire building. Though he made a very important reason why he used that instead of 9-inches for Foundation and 6-inches for the rest.

Thank you Bixton,no he is not doing it again because we wount be able to get 4 rooms,the land is in megamound estate and they have a lot of crazy rules,couple with the irregular shape of the land at the rear ,its difficult moving the design around so he said,i"m a novice when it comes to Architectural design




This was One major reason why I Ensured we never Bought Land in an Estate.

In an Estate, You are only a House/Building Owner. Not a LandLord.

It all boils down to the properties of the aggregate materials used to achieve that number per bag and still maintain the desirable strength of the block.

Every number you hear is correct and achievable given that the moulder understands the job to be done.
Be it 6" or 9", ensure that the blocks moulded for foundation(sub structure) is less in quantity to that used for super structure per bag.

What is the recommended number of Blocks per bag ?

Since we would be Molding, we want it very strong. I have heard and read lots of mixed figures such as 35-Blocks, 40-Blocks and some even say 50-Blocks per Bag.

We might be low on Funds BUT that doesn't mean we are willing to Compromise on Quality.


Also what's the recommended way of paying Bricklayers and Block Molders - is it per block (with regards to bricklayer) or per bag (with regards to block Molder) ?

Reason why we are opting for a Well instead of Bore-Hole is because it's Cheaper and very importantly, water can be fetched without Pumping machine.
The land is still a site not yet Fenced hence for security reasons, we can't do Bore-Hole now except we are ready to be moving around with Pumping Machine & Generator whenever we are not around.

With a well, we can still use Pumping machine when we are ready to else continue fetching manually.
If Bore-Hole becomes important later, we can get that one also

Boyz are not smiling.
A house owner told me they can even move your GP tank if they get opportunity.

We already know someone willing to do it BUT the person is or has links with Land seller hence we wouldn't want to use them if we have alternatives.

We want to quickly put up a structure of 1-room Self Contain on our land so we can live there and monitor as the Main Building gets built.

The building would have the following
1 Standard Room
1 Toilet & Bathroom joined together in same building
1 Kitchen

We don't have a plan for the Self-Contain as we believe it can easily be done without paying for a plan.

We already ave a Plan for the Main Building BUT need to love on site to monitor things hence reason for wanting to build this SelfContain.


I want to know how many Blocks can complete it.
Land is dry (Would call it very normal)

Anyone have a step or ways we can build the self contain from Start to Finish with minimum spending. We would be Molding the Blocks to keep costs low and have better quality. In fact we would even supervise the Moulder sef .

Location is Atan Ota in Ogun state

If you have any Plan you want to drop, no issue else we can just do without it.

I came across Very Cheap Cement Brands other than Dangote so I want to know how Reliable they are.

Dangote Cement is about 2,650 naira BUT some are still 1,500 naira though not Dangote Product. I want to know how Good they are.

Also which of them can I easily Buy in Ogun state ?


Am curious why Dangote Cement seems to be the Only one while there are others some even cheaper sef.

Okay

Am back again.

Finally got 2-plots of land instead of 1-plot. Yea I would have just gone for one but I saw a window of opportunity and decided to seize it.

And since am what you would call "The Common guy (not Man)", am really a low income earner (Probably falls under those President Buhari ought to be paying Free Money).

Now Money wey I suppose take arrange some things, i don use am buy extra 1-plot making it a total of 2-plots now.

I have done Charting (that's getting a Surveyor to just take coordinates and investigate the land has no issues without actually doing the Full Survey that would get me a Blue copy) and is okay with the land so far despite some issues me and sellers have.

Now am left with very very little money (not that it would have completed the foundation had I not bought an extra one sef) and deciding on what to do First and Which to do Later

1. Should I Do a Full Survey for the 2-plots - This is a requirement for getting a Deed of Assignment which I want to do to have an Upper hand should the Sellers or any one want to have fun with Me.
Then Later, I just do a Small Foundation and wait till My Savings grows fat again (this would take over 5-months Ooooo)

2. OR Should I do a Little Foundation now, pack the remaining Sand for site and do the Full Survey later.
Remember my reason for wanting to do a Survey now is because it's a requirement for getting a Deed of Assignment .

NB: Please note that I can only do Option 1 or 2 and not both at same time Thanks to my lack of Funds

Not the one i will just be admiring only the picture BUT knowing except magic happens, i might never make use of it.

My plan is to either build a bungalow or a 1-story building.

The 1-storey would be done in a way that the down would be built first, then anytime in future am able to afford and save more money, i can come back and continue with the top. You know that kind building where the Down stairs is about 5 years old and the Up stairs might be 2 years old.

Abeg na me know myself better. Land lord wahala na him dey rush me.

This your talk reminds me of a Woman who once told me how her sister was able to build a 3-bedroom bungalow out of the 2-bedroom bungalow she was assisting them to supervise.

And you know the funny thing, it was just on the next land beside theirs.

She (the owner) found out very late - building already at Lintel level. na Roofing + Plastering remain so she started supervising her work herself.
Anytime she can't go to site, no work.

The house has been completed over 2 years now but work has stopped on the Sister's own (that shw was building) ever since she was no longer the one managing the supervison and buying of things.

if you go there now, na tall bush you go dey see.

was here sometime ago and am back.

Currently preparing for the building of a low cost 3 or 5 bedroom bungalow and needs your inputs with regards to what to expect.

anyone here have something like quantity of materials required e.g 5 trucks of sharp sand, 300 bags of cement, etc.

I plan molding blocks rather than buying blocks as most of what i see are not strong plus molding is cheaper also.
