Family / Re: Should I Sell My House? I Am In Debt Of 2.3million Pls Advice by Smartford: 2:36pm On Sep 17, 2022

You just have to sell that house, pay all the necessary debts hanging om you, get another land develop a portion for you to live inside

Or you rent a mini flat where you can conveniently pay rent without owning

Let your wife start teaching so that she too can contribute something as you can't handle it alone

Then make arrangements to go and serve, if you ignore that part then you will have issues with it in future

Start living a life that you can afford to avoid you getting broke again because this time, you don't have any assets again to fall back to

Thank you very much for your kind advice. It's very realistic.i really appreciate

Don't sell your house oo.
Cos when you sell it, it would clear all the debt.

My house is valued at about 10mill. Should I sell the house, use the proceed to
1, repay the loan,
2, rent another apartment,
3, buy an empty plot and
4, start a business I can manage?

Or keep praying and sending out more CV

OP Smartford you don't need to sell your house if you're just going to invest it in a business you're not experienced in. You need to reorganize your life first.

Get some advise from a competent lawyer on what to do about the police bond. Also, get legal advice on what to do about the loan sharks.

Loan sharks are somewhat illegal in many countries possibly including Nigeria, though they still operate. You should get advise from a lawyer on how to best handle the situation

If you can't afford a lawyer, visit the Legal Aid Council office in your state, they're a government organization run with tax payers money to offer free legal services to Nigerians who can't afford those. They have offices in every state in Nigeria. https://legalaidcouncil.gov.ng/

Communicate with your sister-in-law about your inability to pay her back the money at this time. This is important so that she can begin to make alternative arrangements in time. A lot of Nigerians take trust building for granted. You give them something on trust then they ghost you or start lying to you, then burn bridges and end up stranded because there’s nobody they can run to in time of need. Initiate a conversation and let her know you can't pay her money now and possibly in the next one year, but let her know it’s top priority for you, and ask for her understanding. Figure it out with her

Finally, look for a job. If you can't afford to live in your house, rent it out if it's in a good location, and move back in with your parents or to a cheaper apartment. If you can't feed yourself, there's no reason you shouldn't be able to swallow your pride temporarily. Lastly, train yourself in some skill to increase your chances of financial success.

In all I must have to say a big thank you as you really made great impact with your words.

To that effect

I have already sat and drawn out 2 business plan I will venture into.

As you adviced I have spoken to my in-laws about my financial status and inability to pay her back anytime soon,

I have looked out for job to several places all to no avail but I will keep trying and continue sending out my CV.

in my locality such house(2bedroom apartment) rents at 500k/Anum.

As a married man I can't move back to my family house as there is no vacant room and an average small apartment (1room and parlour) is about 300k. In a public compound there are fees (water, light, dustbin, compound cleaners, etc) which one is expected to pay upon it's request irrespective of your pocket size at the moment.

To these effect, what's your final advice

Vision101:
Don't attempt to borrow from the bank unless the money that you borrowed can pay off your debt and there will be a reasonable amount left to invest in a business that you understand very well.

The return from the business should be capable of servicing the loan from bank as well as meet your recurrent needs.

What is the size of the land on which the building is built? Can some part of it be sold without selling the building? How much can you realise from this? Can it solve your problem?

On the spiritual side... what was the source of money that you used to build the house because you mentioned Yahoo? Proverbs 20:17 (KJV) "bread of deceit is sweet to a man but afterwards his mouth shall be filled with gravel"

Finally if the source of the money is illegal, sell off the house, pay off your debt and be a free man. Repent and start a clean life all over.

Thanks a lot bro for the advice.
The bank isn't able to give me cash that will cover both the debt and extra to start business,

The house is sited on a 50 by 100 plot and it did not have much land remaining, the house is currently valued at about 10million.

The source of my money is not fludrant. I sold a land in the village and used it to buy the new land and build, also opened a game plaza which was swept empty by robbers at night just after 4 months of operation.

No matter what you do OP, DO NOT SELL YOUR HOUSE undecided....

Instead collect a loan from the bank using your house as a collateral, then pay off the pressing debt and use the left over cash for a business that can help you repay back the bank undecided...

But in all your doings, DO NOT SELL THAT HOUSE undecided....

The bank is asking for C of O which will cost me around 600k to acquire. I have sat down and crafted 2 business I can start.

Bro don't sell your house ooo..... almost every one is on debt....na who open tell you go know...

All debt owed settle itself with time....just resort to what ever makes you happy and watch as things unfolds.......

Nigeria is currently China using me and you as collateral....yet China has not taken over Nigeria...

The biggest mistake you will make is to sell your property to pay loan

Thanks a lot bro for the kind advice, I really appreciate

How did you in cure a debt of 2.3m at this your tender age? Una no dey fear o! Anyway, pray about it. No one here can state categorically what you should do, only God.

As a married man with a pregnant woman, we have daily needs and late November, my big game shop of 9 PS4 and 9 32" tv plus sound system and viewing center was swept empty overnight by robbers. This shop was my main source of income that cost me about 4mill to open and is giving me about 10k daily

Family / Should I Sell My House? I Am In Debt Of 2.3million Pls Advice by Smartford: 6:11pm On Sep 16, 2022
Good day fam, I newly got married in (April 2022) and my wife is now 2 months pregnant.
I live in my own house of 2 bedroom apartment with another 1 bedroom apartment attached. I am a fresh graduate (have not gone for nysc.) Lost my job weeks to by wedding.

Now the problem is that I have an out standing debts to the tone of 2.3mill. it includes a police bond which is due for payment last month, a couple of due loans from loan apps that are already unlishing all manner of treths,
my in-law gave me 200k during my wedding and she is about to take a title in the village and needs money to run around (she have not asked for it but I can read the handwriting on the wall), and many unpleasant debts adding to the fact that I have no help from any family member as I am the first son, my parents are all retired and are using their pension to train younger ones.

Uncle's are all making sure that no one in the family surpass their kids so have never and not ready to give 1kobo.
it happens that almost all needs their money and some (police and loan app) may take legal actions against me anytime also to avoid my in-law from making unpleasant side talks.

We bearly eat 3 square meal and there haven't been any income since April.
I have nothing doing, and my wife have nothing doing too. Depression pushed me into Yahoo but I am not seeing any light.

I am also very fluent in programing Bitc0in investmeint websites, etc and as a result flooded both Facebook and nairaland with my ads which got by accounts banned.

I have waited on the Lord and have submitted my application letter to several offices even to filling station, gas plants and at a point, I even applied at a bread factory all to no avail.

All I have is my humble self with a bright future and a house at okpanam, asaba Delta State.

Note: I am ready to take any action even if it requires to start from scratch all over again as I am still young.

My house is valued at about 10mill. Should I sell the house, use the proceed to
1, repay the loan, ..........2.3mill
2, rent another apartment,..........500k
3, buy an empty plot and............4mill
4, start a business I can manage?........3mill

I need your advice,
What do you advice me to do.
Please help a brother.

Coldie:

What if she doesn’t have proof and alll she has is text messages or chats. This is the fourth year and I want to know if she can’t be eligible to sue me whether Nigeria or abroad, I only have messages sending her to tell her that i am sorry and stuffs like that.
Can it be used as evidence

Yes, it's still possible. Since she is still replying your messages, out smart her, make it look like a blackmail. Don't agree to knowing what she is talking about. You begging her can be used as an evidence of you accepting commiting anything she claims. Once she start tretning you that she will do this or that, don't reply her not take her calls again. Then she will know you are up to something and start trying to know your next plan. The simple game she wants to play is to get your attention, put fear in you then demand or make you take decision to favour her or at your own detriment. Act as if the chief justice of the federation is baking you with full courage and see her panic in fear.

You are in for a big game and she is out for you which if not properly handled can bang you up to 6 years in prison. Your only option is to face your fears. Be fearless and tootles.

The deed have been done. If you don't take the bulls by the horn, you might end up being indepted to her forever

To me, his brother is right. Truth be told. 8 years isn't 8 days and when the op talk about opening a business instead, the man have been feeding his family plus 2 kids. Yes he may not have a well paying job but since it's not coming from his pocket, I have once opened a business with over 4 million and just 4 months in, thief's came by night and swept everything clean leaving a completely empty shop for me. adding that it's a task that must be performed, I advice he embrace the opportunity and get it done. Let go of pride.
