Now where people get it confused is that by the Tenancy law 2011 of Lagos state which states that a yearly tenant is entitled to a 6 months notice but the essence of that notice is for the Landlord who wishes not to renew the tenant rent again therefore he must notify the tenant with a Notice to quit, but note that the quit notice must not be before the expiration of the Rent.
In cases where the tenant fails to acknowledge the notice, it serves as a prerequisite for initiating legal proceedings for recovery of the premises in a court of law.

But note that a tenancy agreements supersedes even the law, that is why it is very essential to prepare a tenancy agreement, if the tenancy agreement states no notice ought to be given at the expiration of the tenancy , the law recognizes it because tenancy is like a contractual relationship between the landlord and tenant.

But Instances Where Notice to Quit Might Be Unnecessary are :

1.Rent Arrears of Six Months : for a monthly tenant
2. Rent Arrears of One Year: For quarterly or half-yearly tenancies
3. Lapse of Fixed Tenancy: In cases of fixed-term tenancies that have already terminated by effluxion of time

Therefore in the above scenario since the fixed tenancy has already lapsed you can only issue a Seven day notice of owner’s intention to recover possession.

After that you head to court for an action, you cannot use self help or else the tenant can also sue you for damages

WRESTLING legend Rey Misterio Snr has died aged 66 - just weeks after a family tragedy.

Misterio Snr, real name Miguel Ángel López Días, was the uncle of WWE hall of fame entrant Rey Mysterio.

The masked luchador started wrestling in 1976 and officially retired in 2009.

Mexican wrestling company Lucha Libre AAA Worldwide announced the tragic news on social media.

They said: "We regret the sensitive death of Miguel Ángel López Días, known as Rey Mysterio Sr.

"We send our most sincere condolences to his loved ones and raise our prayers to heaven for his eternal rest."

Misterio Snr was born in Tijuana, Mexico, in 1955 and started out as a boxer before he turned to wrestling.

Misterio Snr’s death comes just weeks after Rey Mysterio’s dad Robert Gutierrez died aged 76.

Mysterio, 50, paid tribute to his father saying: "Father: thank you for giving me the life I have.

"You did more than set the example of how to love & maintain a strong marriage and father 4 boys, you were the example and passed every single time until your death with flying colours.

Former APC presidential Aspirant,Mr Adamu Garba , Made a Post on His perceived Downside of the Giant Social media app Twitter.

This was made few hours after the App was indefinately Suspended in Nigeria by the Government.

He then Promoted his App made by his Tech company IPI Solutions called CROWWE.

Citing great recommendations for it.

I had to go to Google play store to Search for it.

Found it

Went to the review section, and found a lot of Negative reviews although few positives.

But as I perused further , I got to discover something.

Most Negative comments where made by the Southners , which you could guess by their names .
While most positive comments where strictly by the Northerners.

Now I heavily think that -Has Tribalism gotten to the root of things ?.

One can't deduce a honest comment from the review, is the Application worthy or not?

Thus I would never know .

Due to the level of tribalistic Decadence in a country called Nigeria.

Which way Nigeria?

Has it gotten to this level?
