Having carefully studied your design to be quantified, I can advise as follows:

Using the standard product range with normal strip foundation, a standard 2 bedroom (the mentioned sample as a case study) would require between #3.3m to #3.5m to do both the carcass and finishes (borehole inclusive ). The carcass would take approximately #1.7m while the rest takes care of finishes

Note: Overall building cost is further subject to the following:
-size of the design (number /sizes of usable interior spaces)
-area where it would be erected- effect of which can determine the nature of foundation chosen and cost of materials
-quality of building materials /components being considered to be used (economy, standard or superior product range)
-adherence to standard professional specifications( e.g mixing ratio,etc).

If I want to fill with sand from the dug soakaway but won't be able to start work on it immediately as you advised will that cause any problem? Also I didn't start with German floor due to poor advice, I was told to just fill,allow to compact and then continue, how much bags of cement will it then take to do the floor. It's on 1 plot and its 7 self contains.
is there anything I can do for my walls to reduce water rising? The lowest level at this stage is window level.

Is there any adverse effect to chaining and doing lintels for the whole building rather than at only entrances? Note my lintel is at 10th coach instead of the normal 9.

Bros, I don't think you are correct on this. Buildings are starting up everywhere I turn in the east. Up to 3 multi floor buildings in the street I am building in Enugu. More in Onitsha.
