Good morning nairalanders, My bricklayer sent me quotations for block work of 3 sets of 2bedroom flats to lintel, all block works and pillars before decking.

Note: The foundation has already been done, completed!


Here is the quotation sir
1-)Blocks= 7,500 pieces amount =1,500,000
2-)Cement= 150bags amount =390,000
3-)Sand=120tonnes amount =264,000
4-)Granite =30tonnes amount =110,000
5-)Iron rod =140length amount =322,000
6-)Gutter Rod =40 length amount=68,000
7-)Binding wire =5,000
8-)Weda workmanship =40,000
9-)Capental workmanship =150,000
10)My workmanship =750,000
Total=3,599,000

We negotiated to reduce the workmanship to 500K.

Foundation has been completed for the 6 Flats of 2bedroom. A storey building with 3 flats on each floor
2,160,000.00 Actually completed the foundation and I paid him 200,000.

I prefer this block laying method before reinforcement though....More easier to construct...

I bought nails even before I gave him the contract, I have borehole there and they sell woods blocks and cement around the area. He also said during the process we will dig soakaway and use the sand for filling and the remaining blocks for the soakaway, he is like a family friend and he said i should pay him once he's done because he has been begging me to give him a work for the past 5 years so this is our first time working together. I will upload pictures too he said foundation digging cost 70k and he is using 3 to 6 courses for the foundation because of the land condition.

This is an example of an incomplete and unclear quote. There are so many other inputs needed to build a foundation which I couldn't find in this list,

1. I couldn't find any wood in the list, or nails.

2. There is no mention of pegs and materials for setting out the foundation.

3. Cement quantity is so small for a double wing of flats, if he is planning pad footings, blinding and columns plus DPC.

4. Iron rods are not clearly marked out in the right sizes, you will need at least 3 sizes of rods for the building you are describing.

5. Block quantity seems too much to me for a double flat, even with a high foundation you cannot go above 3,000 blocks for foundation only.

6. There is no way in this world anyone can handle the workmanship of such foundation with only N300k, excavations, column bases, concreting, iron fittings, column placement, carpentry, bricklaying, sand filling and soil compaction costs should surpass that?

7. No supervision charges for the man who controls the site?

8. Transportation, loading and offloading?

I think all these should be spelt out to avoid conflict when the work starts. Thanks.
