Four years ago, January 30, 2016, Danish aid worker Anja Ringgren Lovén was photographed giving water to a severely emaciated 2-year-old boy, who she rescued after he was branded a witch by his family and left to starve to death in Akwa Ibom.
The child wandered the streets for months when Anja got a phone call and immediately led a rescue team including her husband David Emmanuel Umem, to bring the child to the Children's Education and Development Foundation (ACAEDF) aka "Land of Hope" named after the boy.
Danish aid worker, Anja Ringgren Lov?n marks 4 years since the rescue of child branded a witch in Akwa Ibom.
On Thursday, January 30, 2020, Anja posted new photos of Hope to mark the anniversary.
She described Hope as a "very strong, intelligent, funny and beautiful young boy who despite all odds, survived" and despite his young age, knows that hate is to great a burden to bear.

Onbami: I will tell you to just use traditional means... We had some tenants like that In which they owe 1,3 and 4yrs rents. We employ Jide Taiwo Property agent to manage the house (Total waste of time and money) they didnt do Jack... We Employ a lawyer Paid 80k and the lawyer collect cash still was unable to do nothing... You cant remove the roof cos if the tenants proceeds to sue you, you will suffer more than what u bargained for.. Only few people use that Jungle means and succeed with it and those are the connected and rich.
So we went Traditional as we are local and Ijebu's Ourself..with Just 15k all the tenant left the house within 72hrs of application... The whole house emptied. Till 2mrw; Traditional means is still the best to deal with any crazy person as long as you are being sincere with the whole events...
(Just incase anyone here wants to say rubbish about traditional means or Preach Gospel, Pls feel to add that sermon to your worship manuals to members who also who rents and refuse to pay nor leave the house.)  |

teemy: Firstly, I wish to congratulate you for not falling into your tenant's trap. He would have just claimed you destroyed something his livelihood depends on or you stole a 45 million His office gave to him. There is a due process under the law and I will explain it to you now.
Rent court is faster in these cases than magistrate as magistrate court handles all types of cases. So, go to your local govt office to asked for the location if the rent court and liase with any court clerk there. For rent court, I am not sure but I believe you don't need a lawyer to file your cade but to be sure, the clerk will out you through. If a lawyer is required, they can also give you a lawyer's contact.
If it is magistrate court, you will be needing a lawyer and the rest if the process is about the same.
For an owing tenant, you didn't even need to give a six months quit notice only the seven days notice. However, some states like in my Oyo state requires a one month quit notice before the seven days quit notice. Either way, you've more than compensated for it with the six months and then the seven days notices. Now you go to court. (Had to explain this much due to other readers).
Your lawyer or you (if rent court) files the case and a court notice is sent to the tenant. If he is seen, whether he accepts the notice or not, as long as the bailiff tells him and throws down the paper or gives it to him, it is as good ad served and he has no excuse whatsoever as kind as the bailiff lays eyes on him.
The process at court is
Mention, hearing, judgement.
The other parts could be skipped if he accepts to actually owing on the first day and sometimes the judge could just wrap everything up and deliver judgement right away saving everyone time. The judge would never say he must move instantly but will still give him time to move but the good thing is the judge will will acceed to your prayers.
Prayers in court terms means request. While discussing with your lawyer, list it all. It should include
That he leaves, That he pays up all outstanding rent covering all the period he is owing till now (the 10 months) That he pays all potential rent from now till when court asks him to leave (called mense profits) That he pays for the court case (the son of a wonderful creature of God has to be taught a lesson)
Now the court might not grant the last one unless you prove you indeed had enough patience with him (in my case, the female judge said she didn't want to lay too much financial burden on her being a student. I've seen another judgement where it was approved). A statement from the resolution centre and/or copies of those quit notices will nail his coffin. The court will certainly ask him to move as well as pay all monies till he leaves.
It might take time but you will have your wish done. The lady I got a court judgement against packed out and even locked the door but we kept pasting all notices on her door. When she knew we did not break the door open and falling into her trap, she came back to open it herself after a week. The court processes still went on till judgement was made even in her absence.
What if he does not leave even after the judgement was said to his ears or posted on his door and he does not leave?
You still go back to court and the court gives you a registrar and police escort to evict him and also a garnishee order to his banh to have the money transferred to you. (Thank God for BVN). As long as he makes money in this Nigeria, you will have your money back. Just find his account details and he is toast.
There is a process and the law works.

1. After two years of none payments by a tenant, I took the matter to court as he refuse to honour all the quit notices. My dear the court process wasn't a joke even at a point I almost gave up, but I was determined move on. After going back and forth with the case, the judgement came after another two years making 4 years in total, and this time the man has left. The judgment was in my favour and I tracked him down, the court pack all his things and I got even times 2 of the money. But patient is key in court process. 2. Another tenant did similar thing but this time I wasn't ready to go through the long process again. After exhausting all the notice option, and owners intention to recover property, I wrote them final letter that I am doing renovation starting from there apt still they didn't move. So one morning I took hammer and tools and removed their windows, call carpenter to start with their roof. They called police and arrested me, but to cut the story short. I was instructed to fixed everything back and they made the man sign undertaking when he will move for me to start the renovation. So I won at the end cos he left base on that undertaking. My dear we all have different ways of handling matters cos Tenants right is even as big as the landlord. Peace and love. Thanks for your contributions. |

oostin: First of all, did an Arbitrator mediate over the proceedings at the mediation centre? Secondly, was there an Arbitral Award? If there was an Arbitral Award then get a lawyer to institute proceedings in court to enforce the Arbitral Award.
If there is no Arbitral Award then get a lawyer to serve him the necessary notices (in this case a Seven Days' Notice of Owner's Intention to Recover Possession) and thereafter evict him from the premises through the Magistrate Court.
Please do not under any circumstance try to evict him forcefully from the premises. The Lagos State Landlord and Tenant Law provides for damages to be awarded to the Tenant in a situation where the Landlord evicts him forcefully. It used to be N250,000 in the 2011 Law, I'm not sure how much it is now. Oluwa ooo!  |

tomju: Go to a High Court and submit the processes reached at Mediation centre. They will send the court sheriff to serve him documents. After that, if he does not vacate the court will go and take possession of the house and hand over to you. The law does not empower you to forcefully take possession of your house.! Let police invite him to their station where they appeal to him and likely give him another 6 months. The shame of writing an undertaking to that effect may let him leave. If you involve a lawyer and end up in court I see him still residing in that apartment much longer than 18-24 months from the day of his first appearance in court. It is much easier to eject tenants through court process in Ogun state than Lagos state and still get to seize tenants valuables after ejection until the debt is paid. Thanks for this. Noted. Zhirinovsky: Op, don't listen to any advice here telling you to use force, police, soldiers, remove his roof, etc. These are just illiterate kids typing from their backyard. You have done well by giving him the statutory 6 months notice. You are the cause of your problems sef. Why the delay? Rush to the magistrate court with a lawyer and the signed agreement you had with the tenant in the mediation center. The magistrate will then enforce it. If you use soldier, when the case starts, nothing consigns the soldier o, police, etc na on top your family head. You should had involved a lawyer from the on set. elchariotlp: If the tenant attended the Mediation, then there ought to be a written agreement that he will vacate after the agreed date.
When he refused to vacate at the expiration of the date, all that is required is for the Mediation Centre to take the file to a High Court Judge who will make the agreement as Consent Judgement which therefore becomes enforceable.
It saves time when compared to a fresh suit in the Magistrate Court which will take more than a year in some cases.
May I advise against the advise of Most people telling you to resort to self help. You will regret it if you ever try to do such.

Halo22: The point is that the guy in question is an ingrate like my neighbor that will never appreciate any good thing one does for him if not so, he would have known that your family has tried for him and probably approach you people peacefully to explain what his problem is. In doing that, your family can at least collect like 6months out of the 10months he had lived already and then give him some more grace. My suggestion as it is now, is for you people to invite the police, a carpenter if the window is wooden and ensure he is there present. Then tell him you want to renovate the windows and the doors and let the renovation commence immediately. My family had done something similar in the past to eject a repulsive tenant by removing his apartment roof, doors, windows and other thing to make him inconvenient. Nobody told him, he left like he is being pursued from dream. I'm beginning to see sense in this. But we'll have to do this in his presence. |
