I am so worn out from my property search.

Been to Ibeju twice in 2 weeks, the journey is a killer.

So far from the mainland but the atmosphere is very different from the typical Lagos.

Seen some lands I would have loved to key into (within estates from known names) but the ones I can afford are within Excision in process, meaning I can't start building when I buy.
Most are within 1.7m to 2.8m total package (600sqm) but I am more interested in the lower prices.

They are few minutes after Free zone. Those before freezone or at the other end of Eleko starts from 3.m to 6.4m (with Gazette upward) and aren't really dry lands (some are though but expensive)

I am so tired

I don't want to use the fund I can get 2 to 3 plots with on one plot.

I am afraid if I don't buy this year, prices of things may likely increase next year.

Make una advice me.
I understand how you feel, but at some point you will have to make a choice. You need to have at the back of your mind that with a limited budget, you might have to settle for a less than perfect location. Know this, and your decision making process becomes easier.

We started out few months ago to buy a plot in a decent serviced estate where we could buy, build and move-in in the next one year. We soon found out that those Estates were way above our budget. We tried to raise more funds, but the properties were not waiting for us. They either get sold-out faster than we could raise the money or the developers increased the price. We did also find Estates that fell within our budget, but they sure won't be habitable in the next one year, even five years. They were mostly purchased by land bankers whose intention is to hold for as long as they can.

Haven't realized our budget can't get us that perfect location and the money is fast losing it's purchasing power due to inflation, we immediately put our desire for a perfect serviced estate aside and focused on what we can get with our budget before it loses value any further. Green Leaf / Valley View Estate at ikorodu and an offer we got at Oribanwa Phase 2 stood out. We settled for Oribanwa Phase 2 for couple of reasons:

Firstly, about 80% of the road that leads to land from lekki-epe expressway has been interlocked.

Secondly, the type of houses already built and springing up (single dwelling duplexes and bungalows) in the neighbourhood indicates the type of people who own, intend to live or own houses in the community would most likely be open up to community development through cooperation.

Thirdly, there is enough development for me to live in the area in it's present form. So we assumed it would have developed even further by this time next year when we hope to have finished building.

Finally, according to our findings from different sources living in the area, the neighbourhood is relatively secured. Like a wise elder (EgunMogaji2) said in one of this posts, the idea is to encourage them to try somewhere else. That will be our game plan in defending our castle and I hope twinskenny will have a solution that can help further this plan. Will also actively participate in community security efforts.

I also enquired from different sources what it's like during rainy seasons or when it pours heavily. Was made to understand there is nothing really to worry about aside the remaining part of the road which is yet to be interlocked. Hopefully, the rest of the road will be interlocked before we move in, alternatively, a SUV will suffice.

In conclusion, we couldn't get that perfect Estate we set out to get, but with time, we will make what we got Perfect. I hope this helps you in your decision making process. Good Luck!

A Concrete rumour has it that cost of doing land documentation in Lagos will increase by 100% to 200% next year. (Please don't quote me, just for your information)
Attached file is the current official cost in Eti Is a L G A.
WOW! What about if one initiates the process before then? Do you have any idea when the increase is meant to take place or when it will take effect?

QSFemi:
Piling is also a type of foundation like strip, raft or pad.

It's commonly used in a very water logged site which has a poor load bearing capacity. Also the soil strata has been established through soil test or site investigation that such type of foundation (piling) would be suitable for the proposed structures.

As regards the cost, it's very expensive depending on the number of piles and diameter, concreted depth and pile cap designs.

However, if the client is advised to go for piling foundation without any technical site investigation, then that would be a wrong approach.

My advice is to have technical site investigation carries out so as to know the suitable foundation for the proposed building.
If I may ask, what is the price range of a technical site investigation?

Yea, they consume money.
Once you want to sell a land to me, I take the name of the area and go straight to google map to check images of the area before physical inspection.

The land can be dry but what about the street or area as a whole?
I do the same thing too. It even gets better when Street View is available in the area.

There is a lot to consider. At times, when I am in the area, I go around asking one or two locals. When trying to find out what an area is like during rainy season or if it floods, ask Okada riders and Yellow Cab men around the area.

Please confirm the status of the land before you make any financial commitment, so that you can be sure that you are not buying government acquired land. To check the status is almost free but the consequences can be costly and psychological.

Great thanks. Please how can I go about checking the status? Also, how much does it cost to survey and properly document a half plot of land in Ikorodu?

Would you go for this because it is swampy. Could not step on the plot of land/swamp.
Naaa...I won't. I'm staying away from such lands, especially the very swampy ones.

Ebute area in ikorodu is a very good area immediately after Dangote/new ferry terminal going toward general hospital road or going toward igbogbo area.
Almost every area there are good
Was in the area yesterday and I think it's decent and has huge potentials. Just that there are too many dust particles in the air and my wife has allergy.

Checking Ketu down to owode onirin side now.
Kindly share your findings about the locations when you are done.

Went to inspect an estate at Bogije yesterday and attached are the pictures of my findings. That swamp is a cause of concern to me. Going to Ebute side of Ikorodu tomorrow to make some findings and also to inspect some plots.

Most 'brokers' selling land and properties in shared estates are often very shy about disclosing the ongoing charges.

What is also important beyond the initial amount is who or under what conditions can this charge be increased in future. Think 10 years down the line, can the charging company unilaterally find something expensive to justify increases. Study the management agreement carefully.
You have made a very valid point. One which must be duly considered before buying in shared estates.

30k annual service charge is very reasonable. Please what location is this? Is it an open neigbhourhood or estate? Where I live currently in Surulere, we pay 160k yearly. It covers security, cleaning, electricity (lighting of common areas), waste disposal and general maintenance.

I'm talking about Bogije neighborhood.
You can get lands in good Estates for at least 7m. I mean Estate that you can build immediately and move in. However there are lands in futuristic (less built) estates for 5m or less depending on the location.
I am interested in knowing more about these Estates that I can build immediately and move in.

Ibeju-lekki is preferable compare to ikorodu(my opinion).

Building your own house yourself is better(you can be sure of materials standard you used).

Flood in ibeju-lekki is almost the same as ikorodu, the only place that suffer heavy flood during raining season is lekki(probably due to inadequate drainage system and maintenance).
Best of luck in your final decission
I agree. Building is better as you also get the flexibility of design and customization.

If you would, where would you recommend in Ibeju-Lekki?

Yes those one you mentioned above some estate developers won’t mention them to you.... a client of mine had an issue with andron home cause of this
I agree with you. I am also of the believe clients should be made aware of this additional fees before they make any commitment. Some developers/estates factor these additional fees into the cost of the land. So you know from the very onset what you are committing yourself to.

I am even tempted to just go for an apartment or detached flat /building in the heart of the mainland or Lekki but they all seem to be on the high price.
That was our intention at first, but reality set in quickly (price).

We would prefer to build our own detached home, because we had a terrible experience in an apartment we lived in previously. You don't have control over how your neighbours use their apartment (Remember, you are all landlords or would I say apartment-lords). Our previous neighbours had leaking pipes and bath tubs they refused to fix or maintain. This went on for years without other occupants knowing. By the time it became obvious from the outside, it was already too late as the water leakage had caused serious structural damage to the building. Though we came together and renovated the building, it wasn't the same again. Though, this is not always the case, but I do not want to be at the mercy of other occupants and assume they would always do the right thing. We will prefer to be in control and if anything happens, we can always rebuild on our land.

Estates has their own hidden fee too... you need to ask questions and all
By hidden fee, are you referring to service charge or the one-time development, legal and survey fee?

Or is there any other kind of fee we need to look out for?

Hello house

please I need assistance

Need to get a property in lagos but the location is an issue to me.

I want a place i plan to move into within 1-3 years.

I dont fancy extreme ends of lagos irrepecstive of the direction.

i am a first timer

who can advice me on what to do?

one mind is saying i should go for an apartment, another wants me to build from scratch

wifey prefers ikorodu if we ever settle for extreme ends but for the fear of bad roads/insecurity while i prefer ibeju lekki but for the fear of flood. (both within an estate)

We both want mainland proper but lands/properties there are scarce and expensive with the issue of omonile and other fees if we eventually see where we can afford.

Can anyone advice me here?

Thanks
You and I are in the exact position, down to the thought process. We have ruled out Ikorodu for the same set of reasons and tilted towards Ibeju-Lekki. Bogije (Beechwood Estate specifically) is at the top of our list and we have been there twice. This weekend, we will be going to the area again to inspect couple of estates, make a final decision and commit to it immediately. Our rent will be due in about a year and we don't plan on renewing it. Our budget is about the same as yours and what's more disturbing is that it is fast losing value and purchasing power. Our only concern now is if good and affordable schools and hospital/healthcare is in the vicinity.

Yes it would .

Sangotedo area would need either raft or pile.

Raft foundation to roofing - (15m).
Thanks for the response. Just to be clear Is the estimate above for carcass or finished? I am assuming the living room, kitchen, masters and other rooms will be spacious.

Can you also help break the estimate down in this form (Foundation, Decking, Roofing, Ground Floor Walls, First Floor Walls, etc).

I have also noticed a recent roofing trend. Been seeing a lot of flat roofs springing up as opposed to the regular cone like roofs. Is there a particular reason for that? Or is it that the flat roof design is cheaper?

Can a 4 bedroom duplex, attached BQ with two or more parking spaces sit comfortably on a 300sqm piece of land?

Also, what would be rough estimate in terms of cost (estimated cost can be that of carcass or finished) when building such in an area like Sangotedo, Lekki?

Thanks in advance.

In this case it's rising from the blockwork below ground level 2ft(600mm deep). The main concern are the internal walls.
If I understand this correctly, it means the dampness is coming from the foundation. If that's the case, how can this have been prevented? Can this also happen to a raft foundation?
PropertiesIs This Not Fraudulent From A Top Property Developer? by Wingnut007(op): 5:08pm On Oct 07, 2020
I was about subscribing to an off-plan property being sold by a developer in Sangotedo when I decided to quickly go through the FAQs. While going through the FAQ, I came across a section which didn't sit well with me:

Question: What is the description of the layout of the units?

Developer's Answer: The applicant understands that units may not be delivered in accordance with the renditions made in the marketing communication materials shown to the applicant. Units will be delivered in accordance with the description and layout provided in the Contract of Sale. Plots of land vary in sizes and final sizes will be confirmed through the issuance of respective survey plans for the property type allocated. Individual survey plans indicating sizes of relevant units or plots (as the case may be) will accompany the Deed of Assignment.

This issue I have with this answer is that the floor plan and the structure presented in the marketing communication materials is part of the reasons why I am buying the property. The fact that I might be getting something else is making me feel uneasy. Worse is that fact that the layout that would be used will only be made available in the Contract of Sale, which I can't get access to until I complete payment. If after payment has been completed and I don't like the layout/floor plan in the Contract of Sale and I decide to cancel, I will be charged 20%.

Is this not supposed to be marked as a fraudulent practice? Worse is this is coming from a top developer.

You deserve every bit of joy you are experiencing because you have paid your dues in full and now it is time to harvest. You deserve lots and lots accolades. Mo get yi n ma.

Thanks very much for the clarification. The person is currently the Branch's Head of Operations, but hasn't spent enough time in the position to claim points for it. Was previously next in command to the Branch's Head of Operations and will be claiming points for this position. From the information you provided, I am assuming 6314 is more appropriate.

You know so much about this NOC thing. Are you into Human Resource Management?

Newmum0615:
Head of Ops usually use 6314 or 0122 because it is all encompassing (CSO, Teller operations supervision, banking operations in general). Cash Officer or Head Tellers usually go for 1212 because according to the lead statement, "Supervisors in this unit group supervise and co-ordinate the activities of workers in the following unit groups: Accounting and related clerks (1431), Payroll administrators (1432), Banking, insurance and other financial clerks (1434)

If not, is there any 'body that assesses this?
