somehow:I understand how you feel, but at some point you will have to make a choice. You need to have at the back of your mind that with a limited budget, you might have to settle for a less than perfect location. Know this, and your decision making process becomes easier. We started out few months ago to buy a plot in a decent serviced estate where we could buy, build and move-in in the next one year. We soon found out that those Estates were way above our budget. We tried to raise more funds, but the properties were not waiting for us. They either get sold-out faster than we could raise the money or the developers increased the price. We did also find Estates that fell within our budget, but they sure won't be habitable in the next one year, even five years. They were mostly purchased by land bankers whose intention is to hold for as long as they can. Haven't realized our budget can't get us that perfect location and the money is fast losing it's purchasing power due to inflation, we immediately put our desire for a perfect serviced estate aside and focused on what we can get with our budget before it loses value any further. Green Leaf / Valley View Estate at ikorodu and an offer we got at Oribanwa Phase 2 stood out. We settled for Oribanwa Phase 2 for couple of reasons: Firstly, about 80% of the road that leads to land from lekki-epe expressway has been interlocked. Secondly, the type of houses already built and springing up (single dwelling duplexes and bungalows) in the neighbourhood indicates the type of people who own, intend to live or own houses in the community would most likely be open up to community development through cooperation. Thirdly, there is enough development for me to live in the area in it's present form. So we assumed it would have developed even further by this time next year when we hope to have finished building. Finally, according to our findings from different sources living in the area, the neighbourhood is relatively secured. Like a wise elder (EgunMogaji2) said in one of this posts, the idea is to encourage them to try somewhere else. That will be our game plan in defending our castle and I hope twinskenny will have a solution that can help further this plan. Will also actively participate in community security efforts. I also enquired from different sources what it's like during rainy seasons or when it pours heavily. Was made to understand there is nothing really to worry about aside the remaining part of the road which is yet to be interlocked. Hopefully, the rest of the road will be interlocked before we move in, alternatively, a SUV will suffice. In conclusion, we couldn't get that perfect Estate we set out to get, but with time, we will make what we got Perfect. I hope this helps you in your decision making process. Good Luck! |

somehow:I do the same thing too. It even gets better when Street View is available in the area. There is a lot to consider. At times, when I am in the area, I go around asking one or two locals. When trying to find out what an area is like during rainy season or if it floods, ask Okada riders and Yellow Cab men around the area. |

somehow:Kindly share your findings about the locations when you are done. Went to inspect an estate at Bogije yesterday and attached are the pictures of my findings. That swamp is a cause of concern to me. Going to Ebute side of Ikorodu tomorrow to make some findings and also to inspect some plots.

Jasobry:30k annual service charge is very reasonable. Please what location is this? Is it an open neigbhourhood or estate? Where I live currently in Surulere, we pay 160k yearly. It covers security, cleaning, electricity (lighting of common areas), waste disposal and general maintenance. |

twinskenny:I agree with you. I am also of the believe clients should be made aware of this additional fees before they make any commitment. Some developers/estates factor these additional fees into the cost of the land. So you know from the very onset what you are committing yourself to. |
somehow:That was our intention at first, but reality set in quickly (price). We would prefer to build our own detached home, because we had a terrible experience in an apartment we lived in previously. You don't have control over how your neighbours use their apartment (Remember, you are all landlords or would I say apartment-lords). Our previous neighbours had leaking pipes and bath tubs they refused to fix or maintain. This went on for years without other occupants knowing. By the time it became obvious from the outside, it was already too late as the water leakage had caused serious structural damage to the building. Though we came together and renovated the building, it wasn't the same again. Though, this is not always the case, but I do not want to be at the mercy of other occupants and assume they would always do the right thing. We will prefer to be in control and if anything happens, we can always rebuild on our land. |
twinskenny:By hidden fee, are you referring to service charge or the one-time development, legal and survey fee? Or is there any other kind of fee we need to look out for? |
somehow:You and I are in the exact position, down to the thought process. We have ruled out Ikorodu for the same set of reasons and tilted towards Ibeju-Lekki. Bogije (Beechwood Estate specifically) is at the top of our list and we have been there twice. This weekend, we will be going to the area again to inspect couple of estates, make a final decision and commit to it immediately. Our rent will be due in about a year and we don't plan on renewing it. Our budget is about the same as yours and what's more disturbing is that it is fast losing value and purchasing power. Our only concern now is if good and affordable schools and hospital/healthcare is in the vicinity. |
raymondFirstborn:Thanks for the response. Just to be clear Is the estimate above for carcass or finished? I am assuming the living room, kitchen, masters and other rooms will be spacious. Can you also help break the estimate down in this form (Foundation, Decking, Roofing, Ground Floor Walls, First Floor Walls, etc). I have also noticed a recent roofing trend. Been seeing a lot of flat roofs springing up as opposed to the regular cone like roofs. Is there a particular reason for that? Or is it that the flat roof design is cheaper? |
Can a 4 bedroom duplex, attached BQ with two or more parking spaces sit comfortably on a 300sqm piece of land? Also, what would be rough estimate in terms of cost (estimated cost can be that of carcass or finished) when building such in an area like Sangotedo, Lekki? Thanks in advance. |

I was about subscribing to an off-plan property being sold by a developer in Sangotedo when I decided to quickly go through the FAQs. While going through the FAQ, I came across a section which didn't sit well with me: Question: What is the description of the layout of the units? Developer's Answer: The applicant understands that units may not be delivered in accordance with the renditions made in the marketing communication materials shown to the applicant. Units will be delivered in accordance with the description and layout provided in the Contract of Sale. Plots of land vary in sizes and final sizes will be confirmed through the issuance of respective survey plans for the property type allocated. Individual survey plans indicating sizes of relevant units or plots (as the case may be) will accompany the Deed of Assignment. This issue I have with this answer is that the floor plan and the structure presented in the marketing communication materials is part of the reasons why I am buying the property. The fact that I might be getting something else is making me feel uneasy. Worse is that fact that the layout that would be used will only be made available in the Contract of Sale, which I can't get access to until I complete payment. If after payment has been completed and I don't like the layout/floor plan in the Contract of Sale and I decide to cancel, I will be charged 20%. Is this not supposed to be marked as a fraudulent practice? Worse is this is coming from a top developer.
