Please I have this building plan for review and advice.

Help me review it and make useful suggestions that can make it better.

It's on approx 380 square meters.

(Apart from the one that told you to meet the original surveyor).

Yes, I did. He said something similar. He said he will do it, but the original surveyor will have to sign on it. He said this is the standard practice.

However, I did my best to carry out due diligence on the property before making payment including verifying the authentication of the existing survey.

You don't have any issues then. If it is established that you can't do a new survey, don't bother with the new survey. Insert the particulars of the original survey in the deed of assignment including the survey number and coordinates and attach a copy of the survey to the deed. Shikena!

I've not heard of this before but I think someone is playing on your knowledge.

Unfortunately, we have already signed the deed, and only the measurements of the land size was included in the deed.

Which surveyor is telling you that you cant do a new one.. is it the surveyor that originally surveyed the land, or a new surveyor that you want to hire??

(I have not heard of such thing before, about the original surveyor being the own to conduct another survey on a piece of land and i have since real estate transactions for a long time)

It is the new surveyor that I hired. He said according to their practice, since the old surveyor is still alive, only him have the AUTHORITY to effect the change of name.

He offered to contact the old surveyor on my behalf (his contact is on the existing survey). It was after he contacted the old surveyor that he said he's demanding for 10% of the amount of the land.

This is a strange situation. I'm not familiar with this situation. What if the original surveyor is dead, gone out of business or unreasonable as with the current situation, what happens to you? So they want to take a cut of 10% for a change of name? So if for example the land is 25million, they want a cut of 2.5 million just for a change of name? These are clowns. Or is it a government allocated land?

Solution: if you are in the country, go to the local government yourself for a first hand information and if this is the true situation in Oyo state, spend your money wisely. Include the coordinates of the land and the particulars of the survey in your deed of assignment and perfect your title with the government. You will be fine.

Yes, the name on the existing survey plan is the same name of the person that sold the land to me.

Please I need clarity on something.

Recently, I purchased a land with an existing survey plan (registered by the land seller). Now, I am trying to do a new survey to carry my name, but I was told by the surveyor that I can't do a new survey, but a change of name on the existing survey. And according to him, only the surveyor who did the existing survey can authorise such change.

The surveyor who did the existing survey is requesting for 10% of the amount used to purchase the land as his fee to make this change.

The location of the land is Ibadan, Oyo State.

My car, a Lexus ES 350 suddenly show these codes after a restart.

How do I go about fixing it? I am a first time car owner and can I manage the car to travel from Ibadan to Lagos and back before fixing it?

The car still drives well.

PS: The brake light is showing because I have the handbrake engaged.

My car, a Lexus ES 350 2010 model is due for service and the Mobil engine oil I normally use is unavailable in my location at the moment. Now, I am considering getting a different one (also Mobil) and wish to know if there's any disadvantages in changing/switching it.

I attached the images of both engine oils below. The first one is what I have been using since December 2023, and the second one is what I am considering.

Please I need honest opinions on this.
