One labor rate is quite high here coz our construction methods but 8m will not finish but it will go along way and get you to a stage where you will be happy to release a little more. For top notch finish you should budget 11m for average 10m. Cement is 4200 now, blocks at least 3500 blocks for standard room spacing so if you are molding then at least 80bags of cement. You have to get your architectural drawing first I can help with that we can get you a near accurate extimate.

I bought 10 bags of cement in Benin at the rate of 4700 per bags yesterday.

he first paid 30% as against 40% i requested so i could start, and we agreed if i send the full drawing he will pay the rest,
i sent in the drawing, he then paid part of what is remaining, when i queried him, he said he wanted his builder to review it,
that was not a problem as i understand the need for the review, my only concern is why is it taking this long, i have done a lot of designs for client here, just
sometime ago a client chatted me asking for the roof sqm of the building i designed she has gotten to that stage to buy roofing sheets, i provided it without asking for extra money that was weeks after design has been done, she even sent me the pictures of the building.
I also designed a building for client from NL, at final stage he said i will show it to my wife then i will get back to you, and this is even after i submitted his complete drawings and he paid full.

Why is it taking 3days to review a single simple floor plan?

For the record let it be known to all, that the client has not paid the balance up till now.

IMO, three days isn't a long time to review the drawings especially since it is to be reviewed by a third party.

Remember, you started dragging this customer less than 48hrs after submitting the final drawings.

I have been reading from previous pages and thanks for the contributions on my plan that started the VT conversation.

Well, before I married and moved to my current apartment, I lived in a mini flat like the one I am presently building with similar SR and VT layout.

I used to have visitors that sometime sleep over in the sitting room, while for others I leave the BR for them. I never experienced foul smell from the VT.

Personally, I am very neat and cleaned the house everyday. Although I don't expect the occupants to do same, but I think considering the size of the build, the current layout is fair.

We're currently at the DPC level and can still change the VT door location, but I personally won't like my vistors to go outside to ease themselves.

My engineer has also stated his dislike for the current VT door location. But like already said, it's all about preference.

No, I don't have a structural drawing. My engineer said it's not necessary for a small bungalow build like this.

Can anyone please assist me with a total breakdown or estimate for parapet for a two mini flat apartment.

I have attached the floor plan and preferred design for the parapet.

This would be greatly appreciated.

Nb: I am not an Engr or a building professional

1. Not compulsory but important.

2. Parapet is functional and aesthetic but not compulsory for rent. Since it is a BQ and funds are tight, fashi it.

3. Experts can help here. But rule of thumb. Count the number of blocks you used at the uppermost foundation line and then mutltiple by 9 plus 10% extra.

4. Buy your blocks in batches so that you will have less losses. Btw block no dey waste.

For the parapet, I really wish to have it done. I don't want the BQ to look less "quality" like the main building in future.

I will honestly like to have an estimate for the parapet if possible.

For the blocks, I actually mold them myself. When I said I lost money, it was because I paid the engineer the amount for the number of blocks he estimated while he used 500 pieces less. So, I paid for labour cost of 500 blocks that weren't laid.

Please I need help, advice and suggestions on the following:

1. Is it compulsory to do nitel round the building or only on parts like doors and windows location?

2. Is it adviseable to put parapet on a building intended for rent? If yes, what should I estimate for it? Please see floor plan below.

3. How many blocks should I estimate from DPC level to nitel for the floor plan below?

I am asking this because the engineer quote over 500 more blocks than needed from foundation to DPC level and I lost some money in the process.

PS: This is a relatively small building for rent purpose and future plan is to start the major building once this is completed like a storey building.

Recently, I have been having difficulty with my Mi 11 Ultra. The WiFi has refused to be turned up.

It keep saying "turning on" but will never turn on.

PS: I have hard restart and factory reset (formatted) the device. It worked only for some time and begins again.

Yes, my site is in Benin...that means it's a standard price here. Prices of things and labour are on the high side here with what I have noticed and the funny thing is, they don't beg for work like Port Harcourt. Once they give you price, no negotiation, if you don't agree on their price, they'd leave. Smh

While prices of goods may have increased, labour fee hasn't increased so much. And paying 15K to lay 100 pieces of blocks in Benin City is damn too expensive.

Okay, thank you oh... I was paying a day's charge (100 blocks a day at 15000ngn), I just remembered and decided to ask just incase of next time.

I think I remember a previous post from saying you're building in Benin. If this is correct, the standard fee as at the time I did my fencing is 4,500 per 100 block for brick layer and 2,500 for service.

Based on the feedback received here, we adjusted the long bathroom and created an area where gas or generator can be placed.

The first image is the previous drawing and the second is the revised drawing.

Not so sure of your question. There is a guest toilet that can be accessed from the living room. And another toilet/bathroom in the bedroom.
