I wonder cos ds term 'importing" has been so widely used to the extent we feel if we get a quality dog here for 100k we won't go for it but rather a sub standard that wld sell for 150 just cos its imported. We have people that have imported pedigree dogs and are running a good breeding program so why can't we encourage that instead of going all the way. Jus saying*

Those drugs are too much for the liver of an already compromised dog. Flagyl, multivitamins, amoxillin and the the vomit drug are alright. Lots of ORS and force feeding is also advised.

Soak the whole kennel with hypo and separate all the dogs

Start all the dogs whether showing signs of illness or not on amoxillin and flagyl and the vomit drug and force feed them

Wen handling the dogs, use gloves and wash with hypo after

From your story I suspect that either the female is not of the same breed with the male or she is too young to be mated.

It's important for you to know that Bitches don't allow mounting for the first few days of heat. It applies to your circumstance because I suspect that the female would have just come on heat and she wount have willingly allowed the male to mount her.

I advise you to separate them and take your female for mating in 5 days time plus. At the worst you may have puppies with different fathers

Why and How is it Legal?
Can we use the arguments and principles of the law of contract to explain this?

My position is that a one year fully paid rent is a contract for one year, binding on both parties who have satisfied the conditions of "Offer, Acceptance and Consideration".
-So, contract is binding till the end of one year. None of the parties can break that contract without penalties

-As a follow-up, since a notice of 6months must be given, that period cannot be injected into an existing and subsiding contract as it was not part of the contract ab initio.
-A Quit Notice is another term of contract and would therefore start at the expiration of the current one as both are "mutually exclusive" of one another.

Thus, l will argue that the Notice is not valid, if given within the period of an existing and fully paid rent contract which has not yet lapsed.

I will like to listen to your own argument (or anyone in the opposing camp).

Lets do it as an academic exercise here for others to benefit.

I agree that a Tenancy is an agreement or contract for use of premises for one year.

A quit notice is not a term in a contract. It can never be. It is a unilateral right that a landlord has over his property.

Remember that a six month notice does not affect a tenants occupation and lawful use of the premises during the duration of his occupation of the landlords house. It operates as a means of ending an existing tenancy. As such it can be legally given as long as the period stipulated does not fall within the existing tenancy that has been properly paid for.

How about a case where the dog litters and the puppies are not willing to suck ,like they are too weak to suck..even with the whole puppy milk that was administered didn't work .

Feed them manually and patiently with puppy milk( not all those local rubbish) I recommend K 9 Puppy milk. Add a pinch of glucose. it works for fading puppies. I have tried it and it works

There are basic steps you ought to take when you’ve finally decided to buy land in Lagos, to reduce stress and avert fraudulent people and their tricks.

PRELIMINARY STAGE

Consult your lawyer or agent and tell him exactly what you want and what budget you have.

The land may be released through a process of ratification.

Ratification is a process whereby occupiers of lands in places under government acquisition that are not committed are given the opportunity to obtain legal title in their own names . Simply put , it means the process of allocating Government Land to someone who had previously occupied without lawful legal authority from the Government. It is subject some Conditions:

1. That the property must not be situated in a Government Scheme, Estate or Committed area
2. The Property must be situated within an Area that conforms to Urban and Regional Planning Regulations and Standard of the State.
3. The Appropriate Set back of the Land must be observed.
4. The Appropriate distances from drainages, Canals, NNPC pipelines, Gas Pipelines, , High Tension Wires, Water Pipelines and other restrictions lay down by the Physical Planning and Town Planning.
5. The land must not fall on road Alignment
6. The land must not fall within a Committed Government Area
7. The Land must fall within the Permitted Ratification/Regularization

Under Government Acquisition (Committed Land)

Committed Land is a land the Government already has Plans .This lands include lands earmarked for Government estates, Roads, Government Schemes etc. if you buy a land in a committed Area, the government will not approve the papers and if you build a property there, it will be demolished.

SEARCH OF PROPERTY STAGE

After the preliminary stage the next step s to do the investigation of the property . The lawyer takes the title number to do a search on at the property at the land registry in the state. The land registry in Lagos is at Ministry of Lands Alausa Ikeja.
If the title is registered there will be a file at the registry which contains all the information and transactions on the property. A lawyer will have access to this by paying the requisite statutory fees and making an application the Registrar of Titles. In the past, my searches on property has revealed a number of unexpected scenarios
A client who has been n a hurry to buy land and discovered that there was 70 MILLION NAIRA mortgage on the property.
I have also discovered that sometimes that there is a serious fight in the family and a party places a caveat on the property. In fact , specifically we discovered that a widow of an owner of a property placed a caveat on a property because her own son was trying to sell it. Strangely enough, this woman attended all the preliminary meetings of the meeting where her son was trying to sell without saying a word.
I have also discovered that a seller issued a cloned and completely fake title document.( he was later arrested)
( IN MY LITTLE EXPERIENCE BUYING LAND IN THE LEKKI AREA IS MOST LIKELY TO THROW UO SOME OF THE ABOVEMENTIONED SCENARION)
If all goes well at this stage and parties agree on all aspects they move to the next stage.

CONCLUSION STAGE
After parties have concluded the preliminaries and are satisfied with the result, i encourage them to execute and effect payment in the banking halls. My suggested procedure is that both parties agree on a specific time to meet at the bank with the transfer of title document title documents. In the past clients have executed transfer of title documents based on bank alerts but I hear that criminals had found a way to clone bank alerts. As such i have stopped this method and now I encourage clients to only execute upon confirmation from their bank officers.

In ɑ case like this, By Law, how many months ℓ should use more before ℓ should finally pack out? ( ℓ have collected the 5months unused balance).

The words at every correctly drafted tenancy agreement is that it is signed by both parties out of their own freewill. I have consulted on this very issue, and I can actually tell you that it doesn't contravene any other law, since both parties freely entered the Contract.
The landlords lawyer will argue his case based on the "free will" with which the tenant entered into contract with the landlord. He was not coarsed into signing the Contract, having read the clause that states ONE MONTH and the tenancy will be determined.

I agree with adadon. I don't think you can contract out of an express provision of the law

He will win if he has proof that you stayed rent free for the period. If he gets judgement against you, he can bring baliffs to your house and execute against your property. Ie seize your property and sell

Most tenants refuse to pay after being given the notice. The land lord can however sue them in court for what is called MESNE PROFITS

First Of all the applicable notice for a tenant for 6 mths is 3 months. You may not give him that when he is in arrears. This is applicable in lagos state

My landlord gave me a quit notice this month citing the reason as being "long overdue renovation for which the materials are ready". I already paid my full year's rent in January and it's supposed to expire next year. What I really want to know is, is he supposed to return my rent ie from June till next year while I stay for the period of the 6 months quit notice or is the 6 months quit notice still part of my rent

I assume that from the moment he decided to give me the quit notice I'm no longer supposed to live under my rent but the duration of the quit notice.

Your Landlord is correct. However, you can fight it in court

How about the tenancy agreement? Some landlords in conjunction with their lawyer-agents do put in clauses in the agreement, that do not augur well with the unsuspecting tenants.

Very Correct. That's why I advise all tenants and prospective tenants to have their agreements reviewed by a lawyer. It prevents the future wahala
