My first dog sickness was epistaxis and I didn't know what to do cos it happened at the early hours of the day but as I was managing it, she looked @ me like "boss! I can't make it o" cos she has lost a lot of blood, mehn u need to see how emotional I got and with some petting and gingering words, she started fighting for her life.
Our bond grew stronger afterwards

How can a landlord secure his right on his property?


The first thing is to make sure a legal practitioner prepares the agreement between the tenant and the landlord. A lawyer knows the loop holes to put in the agreement to prevent the landlord from having many issues in trying to recover posession from the tenant. i agree that some landlords are bad however some tenants are worse.
Case sample

A

A Tenant has lived in a landlords house for 18 yrs, the landlord is late and all but one of the landlords children are abroad. The one resident in nigeria has sued the tenant for posession and the tenant claims that he owns the property. he also says that the land lord sold to him many years ago. Here is the problem. There is no tenancy agreement, there is no Sale Agreement. Land lord in question is late, there is no will . The case has been in court for four years already.

Another tenant has lived in a landlord’s house for two years. Landlord wanted to take two years rent but I advised against it because it is against the law. I also advised the land lord to give the tenant possession on a yearly basis. ie a fixed term. every year. The beauty of doing this is that if the landlord needs the property for any reason, he simply gives a 7 days’ notice of owners intention to recover possession and we go to court from there if the tenant . This is better than a periodic tenancy which attracts the 6 months notice.




Summary of all this discourse is that in any tenancy relationship secure your interest. BE YOU THE LANDLORD OR TENANT.

Granted - the lady was told that the thread needed to be taken down, in all honesty I believe your response should have been aggressive as I don't believe the forum and it's members should be held to such a ransom.

I appreciate that he's been removed and banned, but I still think all the threads covering his fraudulent activities should be made public and stickeyed in the autos section so individuals are aware of the risks they are taking when purchasing vehicles in those schemes.

Please I need advice from expert in d house. A tenant of mine whose rent expired May dis year, suprinsingly paid a six month rent into my account this morning, without given me a prior notice, he doesn't have my permission to make dat payment.
On calling him dis afternoon as to why he made half payment into my account, he is arguing dat I told him that he would be paying six months rent after d expiration of his initial one year rent. This is a big lie. He is a yearly tenant and it is clearly stated in d tenancy agreement. I have decided to return his money by sunday. I need d full year rent. Every other tenant in dat compound, pay yearly. This guy is smart and want to play a fast one on me. He moved into d house on june 1st last year and his rent expired on d 31st of may dis year. I need d full year rent for my small business, d six months payment is a total no to me.
Pls advice me. Thank u.
