Barrytone: My house is up for sale but nobody is asking, maybe am not shouting enough. House is worth 35m to 50m. I realized that if i invest that amount then i will use the interest to rent a duplex in the choicest estate in town and still have money remaining then i. 5 years my interests can buy or build a befitting home for.my family. A duplex is 1m to 1.5m in best estate in my town. 35m gives me 4.2m at 12%. Even i use 2m to pay rent, i have 2m to reinvest. I should be able to own my dream mansion in my dream area in next 5 years. |

Your concerns are very valid i must admit..House rental isnt really a good investment in nigeria, too many uncertainties and default of agreement by tenants..But it is very lucrative oversea.Peole who invest in rental units oversea make good money. odimbannamdi: Going by your calculation, it will then take at least 17 years for the house owner to recoup his 55m investment under "ideal" circumstances.
By ideal circumstances, i mean:
- you rent it out at exactly 800k per annum - It gets rented immediately you finish building - there are no landlord-tenant squabbles - there are little to no repairs done within this period. - Government does not hike land-use charges or come with useless land-related charges
Unfortunately, this world is not ideal.
Personally, i do not fancy house rental as an investment. The period to recoup my investment will be too long. I doubt i will see 200% returns in my lifetime. I would prefer to build event centres and make my 50k every Saturday. |

I think its gradually getting to that stage..There appear to be so many un-occupied hous3 in Banana Island.I want to believe people arent renting them cos of the high cost..For such owners thats already a liability, because they spend money on maintainance despite not making money on these properties. Well, attended a meeting on a property development in banana Island . Discovered a plot of land cost over 350million naira, and the developer purchased 4 plots..

DECISION TO TRAVEL
The decision to travel was made after a close friend of mine told me he was moving to Canada with his family in July 2016. Previously, I was not keen on leaving Nigeria mainly because of the perceived cost of such a decision and the choice not to take any desperate steps to leave Nigeria illegally. When my very close family friend left, I reconsidered my position and decided to make plans to move to Canada with my wife and son.
FIRST IELTS My first ielts was written in September 2016 and my score was LRSW 6.5,7,7,8. I was not informed about maximizing my scores back then hence I took no steps in that direction. My spouse also wrote the test in early 2017 and her scores were ok...I can’t remember the exact scores now.
ECA I started processing my unilag transcript in October 2016 and went through the usual delays at unilag. As at that time, I had just finished my Master’s degree in the school so I had to wait a few more weeks to send my Master’s degree request to CES, the evaluation body I used. It took about 6 months before i finally got my evaluation report. In between, my wife evaluated her 2 post secondary certificates with WES and obtained her evaluation report also.
ENTERING THE POOL We finally entered the pool in July 2017 and were hoping for a miracle. While waiting, my spouse was reading through some information about the Canadian language benchmark equivalent of our ielts scores and we wrongly interpreted that it was these CLB equivalent that needs to be imputed as our English scores in our Express entry profile. When we imputed our CLB equivalent, our scores jumped to 442 and we got ITA with the following draw in 0ctober 2017.
REFUSAL LETTER We were ignorantly excited and gathered all the necessary documents, submitted our application ,went for the medical exams and paid the necessary fees in December 2017. We ignorantly started making plans for our transition early 2018. The bubble burst happened in Jan 2018 when our application was refused! This was the turning point for us, the moment of truth. When we discovered our error of ignorance, we made adjustments and I was more determined to make this Canadian dream happen with help from above. JUMPING THE IELTS HURDLE I think it was at this point that I discovered this thread and learnt about the need to max my ielts scores. I was approaching my 35th birthday in June and knew I had to make this happen before my next birthday in 2018. So I booked for my 2nd ielts in February and wrote it in March 2018. The scores released early April was LRSW 9,7,8,6.5. I was disappointed that my writing scores dropped significantly but I knew there was no room for pity party as June was coming! That same day that I saw my English test scores, i immediately booked for the next available date in late May. I doubled my practice in listening and reading using all available resources pointed out. I particularly enjoyed using edx tutorials, ieltstestonline.com and Liz. I also used Jay’s tutorials on speaking and writing. After my final ietls exams, i was expectant of a good set of scores because I knew the favour of God was upon me and I had done my bit with preparations. The morning in early June when I saw my scores was a beautiful one and my scores were LRSW 9,8.5,7.5,7. My crs score was now 451!
SECOND ITA After my final ielts scores and my improved crs, I promptly received ITA in the next draw in early June and the cutoff score was same as my CRS...451. I was super excited and I submitted my application 10 days after got ITA because I had gathered my documents ahead and I also had a valid medicals that had not expired.
AOR After AOR, I was checking my profile almost every day and very active on this thread. Everything was running smoothly and I was really expectant that my application would be approved before my 1st medicals expire. In October 2018, I got an update on my account that my background check had started and I had even ordered gcms notes a month earlier.
THE MEDICAL HURDLE After the background check update, I got a request to redo medicals for me and my family. We promptly booked for our medicals although the preferred choice of children’s practice was no longer available and booking had become serious hotcake! I came to this house and appealed for slots and swaps back then. I finally got an opening with IOM and we went for the medical exams in November 2018. During my physical examination, a large size tumour was observed and I was referred to a specialist for more information. This was the point where my story took a big turn, the final diagnosis after batteries of medical tests was that it was cancerous and I decided immediately to go for a surgery in Nigeria in the earlier part of 2019 and improve my chances of a good medical review. Surgery and recovery took about 4 months and the Canadian dream had to play second fiddle to my health. After surgery, I submitted a number of reports to IRCC as requested and was also asked to prepare to submit another follow-up report six months post surgery.
HEALING...AND SURPRISE PPR This period between Nov 2018 and May 2019 were one of the toughest of my young life. Thank God for my faith in God and my knowledge of God’s Word! I took full advantage of my understanding of God’s Word to claim my healing and full health restoration while confessing God’s favour over my application. I sincerely was looking forward to July when I was asked to submit another report and was surprised by God when my PPR request came in on the 22nd May,2019. I was not as excited as I would have been if it had come before the end of 2018 but I am grateful to God for His goodness. I have grown in leaps and bounds in this journey of faith and my Canadian dream. I have no regrets about the refusal and the medical delay because as my mantra was throughout the toughest season of my life...ALL IS WELL AND WORKING FOR MY ADVANTAGE! Its PPR after about 11 months post AOR...it has ENDED IN PRAISE...the next phase will be far better on the other side. On a final note, let everyone stand strong... you will tell a beautiful story at the end if you believe and do not give up! Peace! |

I was initially worried when I knew my file was in Accra but when I started reading the testimonies, I summoned courage and prayed for a special birthday gift. My PPR came 6 days after my birthday. I really appreciate your efforts and support on this platform. I pray for greater testimonies and we shall get our PPR soonest.

Sadly it isn't. It is not recognized by the various provincial engineering regulatory associations in Canada. You will have to write exams and meet the requirement of the regulatory body in the province you intend to work before you can practice as an Engineer. HTGAWM: Hi Guys

DECISION TO RUN ....the minute I returned to Nigeria from my masters in the UK in 2017. The pressure to go back for a PhD was high, but I wasn't going to let them turn me to a psycho. My masters was intense, hence, I needed a break. 
Sooo I considered Australian visa 476 and the Australian PR, changed my mind. Next was Netherlands work year visa for graduates from the top 200 universities in the world to gain work experience. It's a 1year visa, but I was willing to give it a shot. Started gathering documents, but not wholeheartedly. Worse still, the people on that Netherlands student thread are sooo stingy with info....it would have taken me 3yrs to land in Netherlands.
Meanwhile, I knew about express entry somehow but thought I wasn't eligible cos I was a Graduate Trainee then, which wasn't a full time role. Also, where the hell was I gonna get POF from? (POF isn't required for the Netherlands work year visa). Still read page 1 and updates in my free time, but was scared of asking questions.
Finally gathered courage and asked the stupid question in July 2018 in Part 4 and got the shocker of my life...I was very eligible, infact, my NYSC experience was more than sufficient!!! WHAT The second shocker was the info on gift deed for POF! So why did I now come back to this Nigeria? Ohhh ignorance indeed is bliss...I sha followed alllll the Canadian express entry threads from Part 1 and my journey began.
ECA Used WES, no WAEC requirement then. Considered evaluating my BSc for future purposes...those ones told me transcript is now 21k (flew from 8k I paid prior to my MSc), then posting outside Nigeria 15k...wonderful. Plus the stress I'd go through, didn't want any delay. Respected myself and evaluated only my Masters at £12, the future will take care of itself.
IELTS I'm a very lazy writer, so my fear was writing. Observed you score less in the section you're most scared of (using my myself and friends as reference). Having written IELTS academic before (which is tougher than general), I knew whats up.
Concentrated on actually "writing" complete letters and essays before the exams, not just reading through....felt satisfied with my writing on exam day compared to my performance in the academic. So I was shocked when my result for writing was a 6.5....went with my gut feeling and requested for a remark. Remark returned positive after 5weeks.
By the way, I registered with MOD which I discovered and heard for the first time on this thread. BC was fully booked as usual.
POF Was worried this wasn't available pre-ITA as one Uncle laidat I was hoping on kept giving me tales by moonlight. Later confirmed by reading through this thread that it was okay to have the POF in your account post ITA, as long as it was before the 60days deadline. Entered the pool asap and continued gathering docs while waiting for this story-telling Uncle.
Anyways, my mum came to the rescue and gifted me 100% of the POF (had to wait for her TBills to mature). Still had 700k jara in my savings account to give it flesh, so CIC won't think I don't have my own money. Invested the total sum in TBills for 3months, then duplicated @Newmum0615's LOE like a lifeline in explaining my source of funds. Sent back to her to proofread and she was like, this looks so much like mine (hehe, this woman thinks I came to play in this Canada struggle).
Ensured I didnt hide nothing, included gift deed (sample from page 1), transfer slip showing transfer from my mum, Tbills certificate, generic bank reference letter and 6months account statement printed 4 days before AOR.
NB - reinvested matured Tbills in fixed deposit early March... no CSE raised.
JOB REFERENCE I switched roles within the same company, so was confused about combining two very seperate NOCs then (I hear it's possible for outland applicants as long as they fall in NOC 0, A or B). Sha used only one NOC, 2yrs experience (1year graduate trainee experience pre-MSc and 1 year graduate trainee experience post-MSc)...this was sufficient to get CRS of 456. No need complicating stuff, though the additional experience in the other NOC wldve shot up my CRS to 481.
Job reference was in CIC format drafted by me with go ahead from my boss. @Newmum0615 (this woman is God sent) helped edit the draft which I printed and gave to my boss to sign, not HR. My boss asked for the soft copy for her future use. 
No payslips, no employment letter, no nothing... Just that one beautiful letter in CIC format listing my roles in the company.
MEDICALS Funny I planned to complete mine at Prime Medicals in PH. This was no longer possible when I was due to carry out medicals, evidence that the process was getting tighter.
Booked ahead with Qlife late Sept way before ITA. Remember shaking my head in disbelieve when I was told the next available date was 9 Nov 2018 - booked this. Called early October to check if there was an earlier date since I was in Lagos and was told the next available date was March 2019. Dropped the call and hissed...they must be mad. Patiently waited till 9 Nov.
PCC UK PCC was ready in 3days. Used my sister's address for hard copy, she scanned and sent the soft copy. Used Inspect Moshood for Nigerian PCC @3500 (discovered him on this thread as well). He sent the forms to my email which I filled, thumb printed were applicable and sent back to him.
POST-AOR Thankfully, I got busy settling into my new job, so forgot about my application throughout December. Said I wasnt going to bother with gcms notes, CSEs or nothing. However, BIL/MEP came longer than expected, got curious and started checking progress of other Dec AORs on immitracker. I relaxed when I observed others hadn't gotten as well.
Later saw a rejection case mid January on immitracker (forgotten cause of rejection) Shuuuuu...I started worrying and included my application in my prayer point that my file was covered from going to AVO (sorry AVO guys). Raised my first CSE on 17 Feb to enquire about my VO and stylishly asked about status of application. Was surprised to get feedback on 19 Feb...VO was Ottawa, eligibility was being verified. Was so happy, dropped a huge amount in St. Vincent's 'help the poor" box the next Sunday.
PPR Still on immitracker, noticed late DEC AORs were already getting PPR mid February...ok na. Started checking my gmail daily and CIC account once a week. Even took interest in my spam and deleted all spam "forever" after a thorough check.
Come March, number of PPRs for Dec AORs on immitracker increased. Doubled my CIC account weekly checks and increased gmail checks to 3 times a day My efforts were not in vain, saw the first ghost update on 16 March (application/profile update but no mail). Raised a CSE on 17 March enquiring what the update was about and stylishly asked for update on application as well.
Got a reply on 20 March that they can confirm a decision had been made on my application and I should be rest assured that I'd get a mail soon. Jesu!!! Quickly said a prayer for the Agent that sent that mail...God bless him. I then raaaaan to my gmail...nothing. Spam..nothing. Refreshed twice...nothing. Then checked my CIC account out of curiosity and saw the 2nd ghost update - 20 March.
Was certain of getting PPR in March. Saw the golden mail yesterday morning and just shouted yaaaasss. Called in sick and went to work an hour late. Gave me sufficient time to re-read the mail 10times and make my announcements to family and close friends. When I got to work, greeted every single person I passed from the gate down to the office....stranger or not. The joy got me in another mood.
To everyone on this thread.... Thanks for contributing on a daily and answering all the stupid questions, saved me a whole lotta money! Did I mention I looked for an agent's trouble and was told to pay $3000? I keep getting emails from them with varying discounts till date (if they like, they should discount till $100)

But sure there has to be some taxation by the Canadian government on such huge some transferred into Canada for such purpose.Please more explanation is needed, as this is something I intend doing in the nearest future.. igbizen: the money market abroad is not encouraging that's why. I have somebody who lives in Canada and left his retirement money (N200m) in Nigeria Tbill. He takes the interest every year to buy house in Canada (down payment). |

Finally WES updates me on the completion date for my evaluation after two months  If CRS scores goes up more than my calculated score, wil torment them in that WES office for the 6months with calls ..  |
