There are windows that cost as much as 400k per unit (depending on design). You won’t put such in a 6 - 8m build.

So I expect raymondfirstborn to have shown what to expect from the 13m build.

oga mi, this is a building class for everyone, we can build the house right now with full cost for people to learn.

I understand we can go at high class with finishing which I will count as LUXURY finishing and not the AVERAGE he is talking about. Quoting 13m for an average 3 bedroom is too much. I built a 4 bedroom in a swamp and I know how much I spent not to talk of dry land.

Most builders and engineers scare intending house owners with ridiculous price like they are building Dubai houses. The main practical dey happen for site and not that package quotations and overhyped designs that will end up ugly after wasting cash.

Average finishing is different from low income finishing with asbestos and pvc ceiling board.

I understand what an AVERAGE finishing is. We can both start the breakdown. 6-8m for an average finishing is fair compared to your 13m

average finishing shouldn't be 13m on dry land, average finishing should be between 6m-8m for a 3 bedroom flat. Make una no dey scare intending house owners with ridiculous quote.

There's things that would interest you, as 60% or more of the items we use in Nigeria are imported from China.

A funny thing happened at my site yesterday. A man living Abroad came back to Nigeria last week and decided to come check the house they built for him after 13 years living Abroad. This particular house is the first house in my avenue with 100% finishing 2 flats bungalow.

He was shocked and disappointed cos he thought they built the house in lekki or ajah Axis

He said he can't live here (he can't live with the poor and average people i guess) and told them to sell the house.

He left with anger and disappoinment

Even though his person in Nigeria built the house to his taste, at least she should be honest with him with the location. But the woman said he wasn't serious and he doesn't want the man to be scared of building house that's why she just told him to send money that there is a good land in the island with cheap price

So she tricked the man out of "care" for him to manage the little he has to become a landlord cos he wants to live in ajah or lekki axis but he doesn't have the power.

One of the things that helped us was the lockdown that lasted between March 31st to 4th May, 2020.

The guys that did the piling camped themselves at the site and continued working.

We had 23 pile points to bore, which was done in 20 days.

The span was 15/04/20 to 10th May, 2020

I value this thread a lot because before someone can think of building house from the little money he/she is getting then he/she must be a complete homo sapiens. We have many enjoyment in Nigeria where we can lavish our money and forget future.
