hi nairalanders, demolition of ones property could bring about nervous breakdown, its really a sad event, but we need to ask ourselves what are the reason(s) for these demolitions expecially in abuja. below are some of the major reasons we do have series of demolitions in abuja 1. over riding public intrest 2. building without approval 3. building on non-existing layout 4. building on indeginous local lands 5. disregards to the approved set-back by development control authority sometimes the govt do not envisage a future development and when the need arises demolition occurs. in these case compensation are always paid. e.g the expansion of maitama - kubwa - zuba express way incured a revocation by katampe axis were a new road was introduce some people build without approval from the relevant FCDA authority. department of development control has being empowered to grant approval on buildings in abuja. buildings that fall short of approval get demolished. building in non-existing layout attracts demolition in abuja. the likes of lugbe extension were the authourity is re-designing presently. alot of people disregards this rule and are always victims. sometimes a district may have different layout plans as fraudulently produced by fraudsters that are bent on duping unsuspected innocent victims. always try to verify the authentic layout from the relevantt authourity. building on indeginous or local lands are the major causes of demolition in abuja today. this lands are majorly not in the layout and buildings on it do not have approval. these areas are majorly the blighted in abuja and has equally attracted series of demolition e.g karimu, lugbe, deidei and currently mpape presently under demolition. usually, in every approved design by development control for a building, there are relevant set-backs which are statutory. in every land, there is a percentage for building and setbacks for the front, back and side of the building. some people do extends beyon this limit and can equally attract demolition. hakir abdulraheem principal consultant capital realtors consults suite 215B, DBM plaza wuse zone 1, Abuja onivehu2000@yahoo.com twitter @haqiru 08069585568 |
