Factors To Consider When House Hunting by mearsk: 3:29pm On Nov 12, 2012
There are a multitude of decisions to be made before you find the home to call your own. A home’s size and style, whether to buy a new or pre-owned, as well as the neighborhood and school district are among the most important considerations.

However, there are other components that are not quite so weighty, but can add to the satisfaction of its inhabitants. Here are some underrated considerations to bear in mind along with the big decisions:

How Busy is the Street?
If you’ve ever whizzed down Ikorodu road, you will notice that other smaller roads empties into the road, making it an extremely busy road. A heavily-traveled road such as this is great for exposure. However, if you have your home close to the road and you have young children ensure that they have restrictions going out of the house.

How Far Is The Home From The Freeway?
Due to the regular Lagos freeway traffics, most inhabitants live outside the city limits, the time it takes to get from their homes to their jobs is really pretty unbearable. One thing to consider is how long it will take to drive from your home to the freeway. Major streets in some other roads get pretty packed in the morning well before you hit the freeway. You may want to factor whether that house location will be the best option for you and opt instead for a neighborhood with quicker freeway access.

Does The Bus Route Pass Your House?
One positive reason to have a bus route on your street is that a bus stop is likely to be nearby for those who use public transportation. However, on the contrary a noisy bus going down your street day and night may not be to your liking. It also tends to bring a lot of foot traffic to your street from those getting on and off the bus.

Do the Windows look directly Into another Home’s Windows?
If you have a large window such as a floor to ceiling window in your living room, then your neighbor can clearly see your every activities, in this case you might have to keep your blinds shut at all times preventing you from enjoying the full effects of the large windows.

Does the Garage Have a Covered Walkway?
Homes that are built with freestanding garages may or may not have a covered walkway attached to the house. Unless you are one of those people who don’t mind getting caught in the rain, you may want to choose a home that offers shelter from the storm when walking from your car garage to your house.

Does The City Have Plans For Road Construction?
Future road construction may also be something to consider. For example, Metro Rail construction will continue for the coming years, some will welcome the rail line near their home, while others would prefer it not close by.

Next time you go house hunting, remember to factor the small considerations along with the big decisions. Taking into account these considerations may end up being the criteria that provided the perfect home.

Most of those factors cannot be considered by ordinary Nigerians....
Maybe in the next century when things start working the way they should though...
Finding a place to lay your head at the end of everyday is food enough...
Next please!!

[b]NEW THREAD: THINGS A NIGERIAN SHOULD CONSIDER WHEN HOUSE HUNTING

1. The size of the House How big are the rooms, et. al.

2. Water Supply Does the house/compound have an independent borehole or is it dependent on public water supply. What is the size of the storage tank. How far away is the nearest stream incase there is no water?. Is there a well in the compound?! Does the next door neighbour sell water?! How much do the 'Water Supply Abokis' charge per litre of water?!e.t.c

3. Your Landlord (especially for thosel iving in a 'face-me-I-face-you' aparment Is he troublesome?! Does he live in the same compound with you?! Is he the type to increase your rent when he see that you have just bought a new car or a new flat screen TV?! Does he come up with abitrary fees and levies like 'Burial Levy' for his dead grandmothers funeral, 'Sanitation Levy' 'Electricity Levy' 'Generator Noise Levy', e.t.c..

4. Shared Facilities: E.g Toilet, Bathroom and Generator.. If you have to share Toilet& bathroom, how many people use these facilities, the neatness of these facilities, e.t.c.. For Generators, whats the service plan like, how much does it cost, how much it costs to run the generator, is their an exist clause in the agreement for you incase you become dissatisfied, e.t.c

5. Parking Space: Is there enough space for everyone to park comfortably..

6. NEPA: How steady is electricity in the area?! Is the house using prepaid meters or Post Paid.. E.t.c

7. Security: How is the robbery situation like in the area?! Is there a vigilante group operating in the area?! Whats the closest police station in the area?! What is the phone number of the DPO of that station?!

8. CHURCH: How far away is your room window from the loud speakers of the nearest church?!

9. Access Road: Is your street tarred or would you have to park on the road and walk home every night, especially when it rains!?

10. Your Neighbours.. How much of an a`sshole are they?!

11. Phone signal; Where inside the compound you canget GSM signal and where you can get EDGE signal and where you can find 3G signal..

12. Transportation: How much it costs to enter transport from your house to the office.. How is the traffic situation like in that area?!

Nice post OP but I believe the major criteria I look for in a house are as follow.
1. Waterbole
2. Light
3. Neat compound
And most important
4. A 3G enabled area (very important)
If 1,2,and 3 are present in the house and there is no 3G service around the area, I'll be Forced to relocate. *winks*

My own criteria are as follows:
1.Security of the area.(i cn never sleep well at nite in an area wt cases of armed robbery attacks)
2.Easy access to the bus stop or major road.(yes, very important to me incase I comes back frm a journey very late at nite,i cn easily walk down to my house if there are no other means of trans available then.)
3.Water supply(i use water a lot and its very important)
4.Electricity supply(i cn nt be making use of gen 24/7)
5.Closeness of my house to my working place is also very important.
Others wl nt be a hinderance so far the house is in good shape and neat.

Also check for a good drainage system in that environment. So that your house doesn't get flooded after rainfall. Someone ones told me to look for a house during rainy season because, the environment may look perfect during dry season. After you've moved in,you may regret ever paying to live there if your house always gets flooded after each rainfall. Especially in ph.

:-Xi forgot to write this...if you'd be renting a 'self contain', ensure that it wasn't built on the 'septic tank'. So as to avoid that akward moment when the 'septic tank' needs to be emptied, and then the landlord knocks on your door and he tells you to remove your rug. shocked. Mehn! Some Ikwerre landlords are amazing. No need to waste that space that could fetch them more money.
