How To Set Up A Real Estate Business: by richdadeze(m): 12:24pm On Nov 15, 2008
Investing in the real estate business is a serious business just as any other business that we do. Since the crisis in the stock market started, many investors have now shifted their attention to the real estate sector. This sector no doubt is a gold mine, but the gold can only be tapped when the right principles are applied. Many investors lost their hard earned money to the crisis in the financial market today due to lack of information. Today, knowledgeable investors are still making money at the exchange notwithstanding the problem at hand, reason being that they are knowledgeable in that area. The same is applicable to real estate investments. With adequate knowledge, one can make a kill in this field of investment, but in the absence of knowledge, the reverse will be the case.

I just want to introduce this topic today, hopefully, I will be around tomorrow to begin to down load the strategies that we can use to profit from this sector. Real estate investment is really a gold mine. Keep a date with me here tomorrow.

Welcome back, Today I am going straight to the main topic of discussion, which is "how to set up a real estate business". Information is the driving force today. So in the estate investment, you really need adequate information to succeed. This sector is really a gold mine, but without information, you can make a mistake that you will regret, and remember that it is capital intensive.

So where or why do you need information? Get the professionals to work with you and for you. The architect, lawyer and the quantity surveyor are there to give you the advice you need to succeed. This is their area of specialization and they will gladly assist you for a fee, because there are many obstacles there on the way.

Tomorrow, we are going to look at the obstacles and how to deal with them to get a good returns on your invested funds.

Sorry I took some time before coming back to update the information here as I promised, I am really sorry for that, it is due to some unforeseen circumstances beyond my control, but thank God, I am back once again, so let us set the ball rolling.

We are going straight on the best way to set up a real estate investment that is profitable to the investor. We have to know that most real estate investments starts with the acquisition of land. This is where you ie, the investor has to be very careful. There are lots of fraudsters over there waiting gulibly to reap where they did not sow, and that is why i mentioned earlier that the services of a lawyer is very necessary in this line of business. The lawyers knows how to very their facts. Also, if you are in a place like lagos, another problem you might encounter is the issue of the "omo-oniles" i.e the land owners. These people can be very difficult to deal with, and if you buy land without developing it within some period of time, they will re-sell your land to another person, which might result in litigation, which is what no investor prays for. So the issue of hiring the experts cannot be neglected. Let me stop here till I come your way tomorrow.

A lot of opportunities abound in the real estate sector, the investor just have to carve out a niche where to invest, and with careful planning, the money will begin to roll in. What are these niches? you can decide to focus on buying land to resell after it has appreciated, in Nigeria, once you buy land, the price has moved higher, you cannot loose your money if you decide to resell, some people have resold their lands with more than 200% gain. Also you can focus on developing residential houses for rent or lease or even office accommodation, warehouse for sale or lease. All these are money spinners as long as you put your acts together. Another hot area today, especially for places like lagos is setting up event centers. Investments in hotel or motel are profitable, but event center business will pay you more.

Think and invest wise.
