Yea but during that same period you're making money too. You can also look into extending the lease by way of adding a clause offering you the right of first refusal on tenancy expiration.

The owner recently purchased a generator after several complains about the hot state of his drinks on offer. Parking space is also limited but not that bad. The main problem is that there's a rival garden close to this garden with all these features you asked about. I feel I would be investing for the owner and in two years when my rent is up and his garden is the rave of the state grin he would profit from my sweat.

Tbh! Its not worth your two millionv invest ur money elsewhere? All ds gardden businesses in abuja are not as rosey as u think! Assuming it 500k nau...ehen! Not 2 million abeg! Plus it might not be a geniune land....dts y dey are rushing u! Don't be too quick to invest...don't let any1 put fire on ur ass wen ur money is involved? Good things no dey finish! If u don't wanna squander the money go n look for geniune land and buy somewhere...n watch ur money grow

I think this is a very bad idea. Firstly, ur tenancy agreement is a scam, it's too short n u cn b kicked out anytime. Secondly, u dn't sound lk u r ready 2 pump 15m over d course of a yr. bizness is going to be very slow even after spending millions cos it will take a lot of time 4 pple to knw there, cn u stomach d losses? I think u just want to invest cos y hear pple talk abt having a 2nd income every now n then n u hastily want to jump in.

my advice, kindly ring up Mr. Adeleke, Baba Olowo himself telling him u hv a freaking hot 2m per annum land to rent n keep d change.

ask urself this question, y is d owner not going in2 d biz himself?

I am interested in this topic for all kinds of reasons. Which area in Abuja is the garden located? Besides you have to budget millions to put it together (apart from the annual rental).

And I think it will be a good idea to invite ashawos and runs girl's to sit around and add spice to the place.. They would attract money spenders (men). So far I think it's only Eden Garden in Utako that has this 'unique' attraction of all the numerous gardens in Abuja town..

More like subletting a relaxation centre. Its a lucrative business in abuja if yo u have good sales rep and a honest manager. People use these places for events, holiday camps for kids etc. So they pay the owner to make use of the gardens for a number of hours or days, depending on the occasion.

@ OP, pls make your findings well. I've seen where a portion of a garden was used as a car wash and suya joint. It all depends on the location and maintenance of the venue. Don't rush any investment decision.

Garden biz anywhere in Abuja will bring money cos every garden caters to different people....everyone doesn't go to d same place....just make sure u have courteous staff and well made food...in fact make sure u higher good hands in dat aspect cos that's a main attraction...also buy better fridges wet go dey make drinks cold well.....nothing takes away the fun in a garden outing than drinks that are not chilled....people will come all the way solely for that reason...I mean good food and very chilled drinks....of course the ambience matters...they should be enough parking space.....I know why i state these reasons cos these are some of the reasons people go to a particular garden over and over....get agood suya person and fish stand.....Abuja generally don't have lots of classy bars and lounges like Lagos,so every Tom dick n Harry go to gardens....even on a first date,a guy in Abuja will take their babe to a garden than a good lounge.....with all I mentioned,u will do well....of course still pray before embarking though and follow ur instinct....very key.

I suggest you urge em to pay N6m & make em see reasons,of which they might or wouldn't wanna pay,but you guyz might end up negotiating between N3m-N4m.

I guess he is the one renting the park and not the other way round.

Is a nice deal but first check what monthly income is and calculate it by 10, that will give u the yearly rough income. You need to visit a close garden and make intelligent survey ok. The marginal benefit of such,worth the price but try 800k per month.

That's one of the main things I'd like to know. I mean the average monthly revenue generated from a garden (definitely not those in the class of Eden garden because I don't have such funds).

If someone could give me a rough figure of what could be expected monthly I'd invest in it and won't mind spending 6 months just to try and bring up the place. I'm patient enough.

PS: The owner yesterday told me last offer was 1.5 million naira for two year (I.e 750k per annum).

It would be good if you have the money to invest both in the rent and operations. You can get a live band to come play every weekend, have in place good chef to handle food and cat fish pepper soup, I tell you the business is yours grin Don't forget security ...ensure ample parking space is available and secured too. Any standby generator? Nobody likes hot beer grin

@Op. I'd suggest you take it cuz the price is relatively cheap in my opinion I.e. If it is in the metropolis (AMAC) but I'd plead that you should get a good PR to help you manage the place. His job would be to source for local talents such as comedians and musicians to perform dia during weekends (Fridays especially).

Secondly, try and get adequately documented when you get the place if not all those FCDA boys will make money off you through frequent closing of your garden for one funny reason or the other.

Lastly, visit places like Eden garden(Utako), Cupa cubanna (Apo) City park (Wuse II) and Rivers Plate (Wuse II/Maitama) and see how they organise themselves.

My few cents

It is within the metropolis. I would as the owner for a week to thoroughly investigate the place.

I have about a million naira which I am willing to risk after payment of rent into the business. I don't have millions as you say.

Today is the last day according to the owner for me to make my decision. He agreed to reduce the rent to 750k per annum for two years (that's 1.5million). I will ask him to extend the deadline for a week so I can do a thorough research.

I'd like to thank everyone for the response. It really helped me to put things I never thought about into consideration. Cheers.

Garden biz in Abj is good biz in Abj as long as u get the rudiments right.
However there are high risks involved and u must be careful some of which are the FCDA and land revocation wahala,u have to be careful of scammers too...but all things being equal its a very lucrative biz.
As u have said its in a high brow area so u shouldn't be havn issues at all with patronage..if u do ur homework right. In two yes u will recoup ur cash back plus profit.
I have been in Abj for a while and have visited a lot of gardens so I knw what am talkn about..

well, thing is, if u dig in2 ma profile on Nl, u would know dat it's not as if I run a biz tho I intend to. but then, I hv watched enough 'dragons den' if u knw dat program on bbc where 5 millionaires(in pounds) will decide if they want 2 invest in sm1's biz or not n I believe am just sharing d same sentiments wit those 'stingy n difficult' millionaires. think it thru very well but personally I would not go in2 it.

The live band is quite a delicate issue, you have to know exactly who your target clientele is, so as to determine, the sort of band you want. Most times, people go to gardens, just want to chill with their friends and talk over drinks. And in some cases, a loud live band could interfere with that; you know Abuja people transact a lot of serious business at these gardens. My friends and I stopped going to a particular park in Wuse 2 because of the loud band there, but on the flipside, there is a life band that plays at Eddybinna (close to Rockview), the guys play good music, mostly soft soothing music, that most patrons find agreeable.

Secondly, you don't need to spend excessively, to make your place stand out. Just look for a niche and specialise in it. There is this garden in Asokoro called, Green Grass, they used to have 'point & kill' rabbit, and that was what attracted a lot of people there, don't know if they still have it. Finally, ensure your green areas are truly green, use neat furniture, take your time to train your staff, try paying them a little more than your competitors and most importantly, get a barman who knows how to shop for good wines. Sadly, at least eight percent of the barmen in Abuja (at least for all the places I have been) have no idea about good wines, they think wines start and end with Baron de Valls & Carlo Rossi.

From the boldened, U r not speaking from a practical or realistic point of view and I don't think this is good enough advice for the OP

Hello everyone, please I would love to re-open this topic. How did it go? Did you eventually go into the business? It's way past two years now. The period of your initial lease, that is if you took the offer. Did you renew your lease? Did you expand and move to some place else?
I'm asking all these, because I am trying to venture in the same business. I am taking my time to look around for good locations with the options of leasing and out right purchase.
Anybody who knows gardens up for sale/ lease should kindly let me know, also anyone who is into the business and does not mind sharing his or her experience will be appreciated.
Yes, I know of the covid and how it's run some businesses down south, those I have also put into consideration.
