It is too damm expensive. Get two more quotes then compare. And even at that the qty they are quoting is much more than what they will actually bring to site. Very dubious people. Don't trust them.

Even if u follow them to buy d materials. They will ve conived with the sellers. Asbin the sellers all if them has two prices. One for their customer when the comebalone and the other for the mugu house owner.
Again ifbu are too struck with them like going to buy urself andbu buy the whole stock listed u will be surprise that the materials will not be enough. They would have stolen a major part of it. Very dubiousb people.

5) 5 inches nail 3 bags @ N8,500 = N255,000

7) Oja-Agba(3 bundles) @ 1,500 = N4,500
8 ) Labour for carpentry = N160,000
9) Transport = 20,000

Total Cost = N689,100

What I'm more concerned about are the prices of the materials and the specified
quantities.

I have removed the cost of omo onile.
The labour for carpentry is ok, but I dont know y transport is diferrent. u need to check d 2x6, 2x4 and 2x3, the quantities he wrote is times 2, there is fowl play there. The quotation is fraudulent, dont do biz with dat fraud contractor.

that's too high bro, will advice you to seek Anoda opinion/quotation frm Anoda carpenter so as 2 compare, n after Dat go 2 d plank market urself to purchase d plank. trust me, u will b able 2 safe atleast 100 to 150k frm d I initial quotation. All the best

depend on ur location d price varies and again d numbers of d wood is much u can't use up to dat amount d cost of everything should not be more than 340k for wood since is four bedroom flat.

Have noticed that most people are ignorant of what a Qs does. Thus, they tend to boycott Qs services not knowing they are doing more harm to themselves than good. A Quantity surveyor is also refer to as a cost engineer, Construction economist among others. The common notation among the populace is that a QS is a surveyor as in a Land surveyor, while some with little knowledge see a Qs as a professional who determine the quantity of materials needed in any construction works. I don't care about the prices cos it might vary from state to state.my 6 bedroom calculation was far less,with a roofing height of 14 feet.2 by 2 300,2 by 3 250,2 by 4 350,wall plate 15.2 by 2 wood was used for d facial board.it was a beauty to behold,located at sapele road Benin city.if u nor dey naija just forget dat quotation

op, paste the floor plan and also roofing plan if available, all four bedroom flats are not equal. it's the only way to get a near accurate estimate.

Op it's very simple here kindly take the quotation to a nearest plank market in your locality........From Oja Agba to facial board to that 5 " nails are all very wrong....even if your location is Lagos cos u mentioned omo -onile the price is still on the high side...


Just bought the same thing for my mum's four bedroom apartment with a store house in Ibadan and I spent just 202k plus workmanship meanwhile all items was bought from Omowunmi plank market Orita Aperin area Ona -ara LGA in ibadan

that labour #160,000 is to much,it suppose to be #70,000 to 80,000,and also facial board is #1500 with transport,2 by 3 is #320, 2 by 4 is #400,i advise u buy the matrials by yourself,or else they will collect big money and still supply you sub standard woods.

More grease to your elbow..I recently completed the roofing of a 5 bedroom flat and the quantity of wood used is not up to what am seeing in your quotation . It's unfortunate that we have so many deceitful artisans around. I will advice you go to the plank market yourself with a trustworthy carpenter and do the pricing.
We have different pattern of roofing, I guess you were too hasty in your conclusion.
The higher your king post, the more material your roof will take. But the best thing to do is a proper market survey.

5) 5 inches nail 3 bags @ N8,500 = N255,000

8,500x3 = 25,500 not 255,000

Therefore - 25,500 out of 255,000 = 229,500 ( Fantastically corrupt)

689,100 -229,500 =459,600 the actual quotation amount

You didn't give us the dimensions of the building so it's difficult to get you the exact quantities.
From experience, the woodwork including labour should not be more than 450,000 (with complete sizes of wood not solo) and I didn't see the 2x2 that would be used for noggins.
2x6 - 20pcs
2x4 - 160pcs
2x3 - 180pcs if you intend to use longspan aluminium and 220 pcs if you intend to use the step tiles.
2x2 - 160pcs if you intend to do noggin for ceiling.

Then labour should not be more than 80,000 naira.

As for the prices, go to the market alone on a good day and do price survey. You might end up not buying from them but you would have gotten a good idea of the prices.

For the woods, go with a tape, pen and paper. There are two sizes in the markets, solo and complete.

Then there are various wood types and their prices vary.

You can't use more than 3.5 bags of nail for that building.

Good luck but don't be anxious or quick to part with your money, be convinced to a good extent b4 paying for anything.

Op the cost is too much, what those capenters do is they inflate the materials double, when you give them money they will then buy then normal quantity and pocket the Rest as far as ur work is done! U will even praise them join. Here is the Logic:
-1) Sack that particular capenta who gave you qoutation.
-2) Take that qoutation for market survey,check various prices from like 4diferent places.
-3)when u r done with the Original price, Negotiate with the seller that any material used remain shall be return and money shall be refunded! DEAL!
-4)Employ a new competent Capenter now, Just tell him Material is available, form u be an experienced person for Him, then go purchase the material.
-5) Note! Ensure you creat atleast 3days of ur time to supervise the Job "YOURSELF", this is very important and give close monitoring of the material usage.
If you follow all these process? You will endup spend like half of that money. Don't 4get To thank me later!
One more thing, that cost of Labour is toooo much. My friend paid 75k for 4bedroom with both roofing and loging.

I did mine with 70k for the same 4bedroom, and if were to do it in this present economic reality, it would be less

We don't know the area.someone spent #500,000 in all including roofing sheets which is not included.the roofing sheets is corrugated iron summon product not long span in Ogbomoso.you can get quotation from another person.If possible supervise the purchase of materials by yourself

Op, that carpenter that gave you such quotation is a thief and need to get him arrested immediately. First the numbers of woods written is way too much and also the price are too hight e.g 2by6 is 650 while he wrote 1000 and you won't need more then 15pieces of that ...
