depend on ur location d price varies and again d numbers of d wood is much u can't use up to dat amount d cost of everything should not be more than 340k for wood since is four bedroom flat.
you can't spent more than 350 in Abuja, I don't know of ekiti state sha! Except Op want to use those type of Asokoro coated roofing tile sha o.

The quotation is totally incorrect or inaccurate plus too much high price of materials.

For instant for akun or Itara wood check there current prices below

2x2 @ 270 (for ceiling noggin) I wonder why this was not stated in your quote maybe your carpenter ready to do your ceiling noggin, or he will charge you seperatly for that.

2x3 @ N370 ( this is for your purlin, so the 450 price is too much.)

2x4 @ N470 is OK.

2x6 shouldn't be more than N700.

There is no 3x4 in this quote, we normally use this for wall plate or the foundational base of all roofing, or maybe your carpenter want to use 2x4 instead of 3x4 for wall plate.

This 5inches nails in this quote is not needed.

This price of nails is too high in your quote, the best nails wish is UK is N7, 500 per bag either 3, 4 or 5inches.

I can't justify the fascia board for this quote because the length and the breadth of your house matters before one can be able to justify how many fascia board needed for your project.

U should av tell us themeasurement of the house(lenght and width) it will to get it acurate. More, no wall plate, the 2*4 is it by 12 or 18 there is no 3 inches nail there and also facial board is by .12 or 18 then what type of zinc do u want to use

There several question to be ask.
1. What type of wood? iron wood or red wood for the 2*3, 2*4 and 2*6
2. what type of nail
3. where is the location of the site

2x3 red wood = 350 each
2x4 red wood N350 each
2x6 iron wood N450 each
3" Nail N7,500 for china nail per carton
4" Nail N7,500 for china nail per carton
5" Nail N8,000 for china nail per carton

oga this is way too much, well your location matters, I stay in abuja, lugbe to be precised, and I sell woods for roofing, in this line of business carpenters are always out there to kill clients, I mean the merge with suppliers to sell goods below the official figure you were given, if you give ur carpenter that money to go get it, he may end up buying 15 facial-board, so on with the other sliced woods, even in your presence they will always have their tricks, then again, the kind/design of roofing matters again, the best advice is you look for a timber market around u, go without your carpenter, do a survey, everybody in the market will want to sell to you, making them crash prices against that of eachothers. By the time you get home with different list, I believe you'll have your choice to make. Then again, I wish to tell you that woods are of different qualities and types, there is a particular yellowish and black colour type of wood, the igbos call it "APKONTU" yorubas call it "AYIN" and hausa's call it "MEREKE" .. Oga this is the best wood is westafrica for roofing, long life span unlike some red woods.. Another ones which most carpenters buy because of it being cheaper and always easy for them to nail is red-wood and ordinary and common ones. Then for facial boards, obeche plank seems the best, then ora" before iroko... So whatever qualities you want must be your choice,
obeche for f.board = 1400
Ora for f.board =1300
Iroko for f.board = 1200
Then for the woods,
AYIN 2x4 = 400
Red wood 2X4= 350
Ayin 2x3 = 300
Red wood 2x3 = 250
Ayin 2x6 = 600
Red wood 2x6 =550
Then nails 5 inc 8,000
4 inc 8,700 .. Then your transportation is always negotiatable, I must all that your carpenter will always grumble if you decide to go and buy on your own, and may use words like, "this woods are bad" I should have gotten them myself bla bla". I also notice you didn't add 2x2 its always used for nogging for ceiling and pvcs, for those quantities quoted above, your carpenter will always reduce them when he goes to buy them. Trust me. Its too much. I stay in abuja and I've supplied as far as lagos, and environs. You also need to be careful with your site engineers " those guys too though. The quotation and the price are inflated.
facial board is N1500 x 22 pieces = N26000.
2x6 is 750 x40= N30,000.
2x4 is 450 x 350 = N157,500.
2x3 is 350 x 350= N122,500.
5 inches nails is N5,000 x 3=N15,000.
4 inches nails is N5,000 x 2= N10,000.
Oja-Agba is N850 x 3 = N2,550.
Labour should be around N130,000.

Total Amount = N493,550.

I don't know about your location, but considering the cost of materials currently, I think it's fair enough. We handled a similar project early last month and the cost of roofing was about 600k in owerri though.

#9 zinc, I initial want to use Cameron zinc 6ft long by 50pieces in 1 bundle price 51,000 per bundle the carpenter said 4bundle will do, but I later opt for longspan zinc because after much calculation the difference are not much

I thought as much the moment I saw the quotation. The roofing of my 4-bedroom (en suite) apartment I did in 2013 did not cost me more than 300k. The major cost there was the long span coloured aluminium sheets (11+ bundles) that I used and to some extent workmanship for the carpenter and its 3 subordinates he brought along.

I don't go into all these item by item details anytime I'm doing a house, I'm only interested in the bulk price, and I will then negotiate, if negotiable.

For my Kwara countryhome, I spent 920k to roof the main building (3 bedroom) and 600k to roof the BQ (2 semi-detached 1-bedrooms) + Gatehouse + Shop (Done together).

Main building
Wood work (labour inclusive) - 300k
Aluminium (+ labour) - 620k
Total - 920k

BQ (almost as big as main building) + Gatehouse + Shop (Done together).

Wood work (labour inclusive) - 200k
Aluminium (+ labour) - 400k
Total - 600k


For Lagos one (a smaller 3 bedroom)
Wood work (labour inclusive) - 150k
Aluminium (+ labour) - 300k
Total - 450k

At 680k, I think your quote is reasonable.
@jarus, 680k is not reasonable for only the woodwork. If that involves the roof cover (aluminum or nigerite) then the cost can be reasonable. But the OP said only the woodwork. 680k is too high. But I can see there were items not needed in the list and there are wrong calculations also.

5 inch nail is not needed. What is needed is 4inch and 3 inch nail. 4inch of two bags and 3inch of one bag. You won't need up to 22 fascia board. Maximum of 20 is OK. Two bundles of oja agba is OK too. The capenters labour of 160k is too high. Maximum of 100k or much less.
As a matter of fact, most of the quotation above is in excess. You don't need as much wood as listed there.

I'm well experienced in this (son of a carpenter, semi- capenter myself) and I recently finished my roofing of 3 bedroom apartment too. I spent around N300k for my woodwork.

Never give the job of getting those materials to the guy that brought the quotation. This is a wrong and dubious quotation. He didn't specify the type of wood to be used (hard or soft). While cost of materials have unimaginably gone up, you shouldn't be too lazy to visit the market or invite more people to give you there quotation. I am not saying that you should go with the cheapest and compromise quality. Ask questions like the type of wood to be used. Things like nails do not need an expert to know what to buy. The guys in the market are also there to rip off your money. Take more quotations before you visit the market. Ask for specific items like: I want obeche 2×4 wood. If the least price is say 500 naira from the quotations you got, start pricing from 300 and I believe you will get a better discount. Move round the market and get the best price.
Now after getting the estimate, renegotiate for the price of labour. Select the roofer you want and go to the market with him. Never allow him to go alone because he might pick low quality materials to make up for the prices you slashed.

@jarus, 680k is not reasonable for only the woodwork. If that involves the roof cover (aluminum or nigerite) then the cost can be reasonable. But the OP said only the woodwork. 680k is too high. But I can see there were items not needed in the list and there are wrong calculations also.

5 inch nail is not needed. What is needed is 4inch and 3 inch nail. 4inch of two bags and 3inch of one bag. You won't need up to 22 fascia board. Maximum of 20 is OK. Two bundles of oja agba is OK too. The capenters labour of 160k is too high. Maximum of 100k or much less.
As a matter of fact, most of the quotation above is in excess. You don't need as much wood as listed there.

I'm well experienced in this (son of a carpenter, semi- capenter myself) and I recently finished my roofing of 3 bedroom apartment too. I spent around N300k for my woodwork.

Go to market on your own with only d list items no price on it and make market survery. go to three different timber shop to get d price on your own; write it down o


Then after that, when you are ready to buy d materials buy it half by half. for labour pay him 100-120

I don't go into all these item by item details anytime I'm doing a house, I'm only interested in the bulk price, and I will then negotiate, if negotiable.

For my Kwara countryhome, I spent 920k to roof the main building (3 bedroom) and 600k to roof the BQ (2 semi-detached 1-bedrooms) + Gatehouse + Shop (Done together).

Main building
Wood work (labour inclusive) - 300k
Aluminium (+ labour) - 620k
Total - 920k

BQ (almost as big as main building) + Gatehouse + Shop (Done together).

Wood work (labour inclusive) - 200k
Aluminium (+ labour) - 400k
Total - 600k


For Lagos one (a smaller 3 bedroom)
Wood work (labour inclusive) - 150k
Aluminium (+ labour) - 300k
Total - 450k. Pls that 920k is too much for only 3 bedroom. Go and collect your balance from your contractor.
