Good day everyone. I have a serious problem and will want experts, professionals and experienced people in Real estate to help me out. Got into real estate recently. I've been given some properties and up till now i've not sold any. this has been a problem to me. that has brought the question: How do I make it as a real estate agent? how do I sell and get clients to sell those properties quickly? Truth is, is not always easy to make it property business. But the only thing I think is capable of lunching you into the business and hence making it big, is credibility. Forget about every other thing, once you are trustworthy and credible, you have made it. Stop shady business and fraud mentality. Tell your clients the real truth and you are good to go. It's not always easy o and with the situation in the country today will make it more difficult. Try and attach yourself with someone who has been in the business for a long time but be ready to share your profit. Even though some of them uses other means I won't advice you to do that. Advertise your property on sites that have huge traffic like Nairaland for instance and you can also use other marketing sites like jiji, OLX, efritin etc. Note that you can post free ads pending when you are financially capable to boost your ads. Further more, you can open a facebook page, Google Plus, instagram and twitter handle for your business to create more traffic all you need is to invite friends to like your page and follow relevant handles too with high followers pending when you will start using sponsored adverts. Register your properties on sites like ToLet, and other numerous property sites too. Ensure you have a good camera or smart phone for snapping pictures so you could post online. I can help you bro - 6 months ago I was a complete novice but when I join a real estate investment network, I attended seminars, read books on real estate and land buying guide in Lagos, started a blog - www.buylandinlagos.com - today I have sold more properties (land) than I expected. There is no magic, follow this advice: 1. Read books, connect with real estate experts for questions. 2. Understand basic terms in real estate to make buyers trust you (excision, gazette, C of O, global C of O, deed of assignment etc) 3. Create a blog, write, write and write. 4. Optimize your blog for search traffic - land investors use google to find property owners or estate. 5. Be sincere and don't lie. 6. Have a backup who wil help you answer complex questions. 7. logadims:What people do not know is that, if you are not certified by the Estate Surveyors and Valuers Board of Nigeria (ESVABON) and Nigerian Institute of Estate Surveyors and Valuers (NIESV) you are just a quack. The implications being that you either must have gone through a university or Polytechnic and studied the course, graduated and have written the necessary certification exams and practiced for a while. However, some do still make it without all these. OP just try networking. There are so many real estate magazines published weekly you can advertise on. Send your briefs to different firms, let them have your portfolio. There is no easy way to make money, you must move around. That's why it pays to have studied the course or be in an association because you will have easy links to your colleagues in the field. |

No business is easy in Nigeria, honesty, dedication, strategy and reliability is d key, reliability is d major key in property business because real estate agent don't even trust themselves to deliver d brief given so most will not even assist u you to market it therefore making it difficult for you. Start all this and u will see that u will find it easy to sell. 1) Those properties given to u to market, are they ur direct client or agents to agents brief? If it is agents to agent breifs, u may just be disturbing yourself because if u get somebody for it the agents that gave u may not even know anything about d brief. If they are directly from your client, big congratulations. 2) Improve on your marketing strategy, expose yourself and property as far as u can. Internet is d most useful way to get client cos everybody now google for anything. Get urseelf registered in Olx, , nairaland, different Facebook property group, Whatapps property group and Bbm groups they help a lot. U can also get small billbard to hang around strategic places eg to let contact xzy and hang it at the entrance of popular estate, street entrace, u can also get coloured spray and write for easy accommodation contact xyz at T junctions, visible parts of bridge etc. 3) be very reliable, if u say this property is available at xzy price, pls let it be so when ever a client or collegue contact u about said property. Do not form story of it was sold yesterday, the owner has increased the price etc, all this things has negative effect on reputation and Poeple will not be willing to contact u again. All in all real estate deal is not easy but many people are selling and leasing with ease without any traditional assistance, it is all about your contacts, your reliability and your advertising strategy. A guy in Abuja called Terkuma zaza will place his board at the entrance of all the newly opened and developing district knowing fully well that many Poeple will be interested in such area, now tell me why he will not sell atleat one per week irrespective of d situation of d economy. 4 Likes |

Be honest and not greedy. A lot of agents charge two years commission, some don't refund agency even when the landlord refunded the rent. A whole lot adds up to being successful in real estate. Once you impress the clients, you will get recommended. Hint Charge 5% agency when you get clients houses rent |

Let me help you out Making it in estate management needs patience and skill. One of the most important thing an agent needs is advertising. You therefore need to deploy a lot of advertising arsenal to achieve massive success. KINDS OF ADVERTISING 1. FREE Blackboards- This can bring in lots of people. Very good for lettings and creating awareness of your practice Banners - Can be placed on the property you're marketing. You will get lots of calls. WhatsApp- Join real estate groups on WhatsApp. Internet- Online forums like Nairaland. Sites like Olx, Nigeriapropertycentre and so on. Word of mouth- Tell people and especially agents of what you have for offer. Business cards- Get very nice business cards and circulate them to other agents and potential clients. Property Bulletin- List all your properties and circulate them to as many estate agents as possible. PAID ADVERTISING Newspapers such as Guardian or Punch on Mondays. Specialist property magazines like Castles. GSM Broadcast: There is a company that blast your property to 10,000 members of big clubs such as Ikoyi Club, Country Club, Island Club and so on. NETWORKING This refers to the joining of clubs such as Ikoyi Club, Island Clubs and Country Club. In these clubs, you meet a lot of rich people. Many can either give you their properties to market or on the alternative alert you of properties they want to purchase. Mr. Ubosi is a member of Ikoyi Club where I am sure he gets lots of business. HOW ESTATE AGENCY BUSINESS WORKS What matters most in estate agency is getting leads. Leads to me are everything in this business. For instance, someone shows interest in a property you are marketing but eventually does not buy. That person is a lead. You can help such a person get a property somewhere else. You can call other agents and find out what they have. You can make a request online or on WhatsApp stating your clients preferred location and their budget. Buying leads are the most important. Always make sure you write down the number of any caller, whether buyer, seller or agent. Most importantly, treat any buying request seriously either from a direct buyer or from agents. It's good to verify whether they are serious or not. There are time wasters out there. So, deploy your advertising arsenal (use free for now) to get leads. People will show interest in your property. Since this are early days, focus more on lettings as they are easier to close. Blackboard advertising may seem humiliating but it does bring money especially if you ask for registration fee. An agent is what it is.A person or company that links buyers and sellers,for a commission. Is that what an estate surveyor or valuer is taught and licensed to do? The fact that a Valuer or Surveyor chooses to go beyond his professional calling, by also being an estate agent,does not make a lawyer or accountant,or even a school cert holder, who is also an estate agent,a quack!
