Let me start by telling you who a Quantity Surveyor (QS) is.

In a laymans language A QS is a person who calculates the amount of materials needed for building/ construction work, and how much they will cost.


After getting your architectural drawing from the architect the next professional you need to consult is a Quantity Surveyor (QS) to know how much your building project would cost.

The QS would usually prepare a document called (BOQ) Bill of Quantities which is a document that shows the cost breakdown of a construction project.

Here's is how the diagram for a small project should look like

Now most times a lot of people would bypass the QS after approaching the architect then move straight to the contractor, who now gives you a quotation/estimate you quickly release money to the contractor or you bargain and he gives you a little discount.


Most people are usually penny wise pound foolish, A lot of client have approached me.When I tell them my fee (usually between 20-100k depends on the building) they say they would get back to me and they never do.Then at the end the client goes to a contractor who now charges more than he should have charged.

A contractor who should charge N7M for a project can charge N8.5M or more since you dont know better.
But once you have a QS on your project and you have a BOQ your QS would quickly point out to the contractor that the cost should be N7M or you get another contractor.
