Why do we investigate the veracity of lands before pay.

��The law entrusted all lands in the state into the governor. This includes urban and developing areas. In that regards, the state government takes advantage of the provision in such a way that many lands in the state are subject to acquisition, unknowingly to land buyers. Most of the properties we seek to buy are situating on government land, and prospective buyers risk its purchase without thorough verification, until demolition notice is issued by the government without Compensation. Compensation is only issued if the land if the land is previously free from acquisition.

��Most lands we seek to buy though free from acquisition, are subject to court pending litigation. This arise where two parties are fighting over a portion of land or properties. The law is that where there is a dispute over a property, all parties are to maintain 'status quo', meaning that until the court finally decides the true owner, any buyer who pays for the land, only does that at his own risk, and the amount is forfeited. So it's advisable to check whether there is a dispute over the land.

��Lands own by families or villages cannot be sold in absence of the family head, community leader, or other principal members of such family or community. Even though the land belongs to the family, the family head must acknowledge its negotiation and sales or else it shall be void. So we should verify the availability and consentof the principal owners of the land.

��Though some people have the right to sell, yet the documents may either be fake or incomplete, and in the circumstance, the real owner takes the advantage of the buyer's ignorance by reselling to different subsequent buyers. Many present fake C of O, Fake gazette, fake receipt and Survey plan. Before you pay, request for all land documents, though with the help of a lawyer or licensed surveyor(in case of survey plan).

��The documents may be real, but unregistered. In that regards, involve a lawyer to carry out requisite checks at the Land Registry.

In addition, some estate companies and property agents have recorded negative history in several transactions. They are either known for selling lands with fake documents or their company is not registered. A woman called sometimes ago to report an estate company which sold a land and she later found out that the land is being encroached by another person who claims same was sold by the same estate company. After she first reported to the company and demanded for refund, the company agreed, but only decided to pay her 80% of the entire sum. This are evil tactics employed by many estate companies to defraud buyers. We urge you to carry your lawyer along for investigation or call us.
