1) Do a thorough research to ascertain true ownership of the land. 2) Check for any irregularities in the land documents including title deed, C of O etc. 3) Verify the bank account into which any funds are being paid directly with the banks. 4) Take an estate developer with you to check the land. 5) Always ask questions when in doubt.
