One of the best places to stake your hard-earned cash in real estate is Ibeju Lekki in Lagos Nigeria.

There is a simple formula proposed by Tade Esan that you can use to verify this. It is called the COMPEL strategy.

C = Commerce

O = Opportunities

M = Migration

P = Population

E = Employment

L = Lifestyle

Ibeju Lekki meets all criteria

Commerce: It houses one of the fastest-growing free trade zones in the world. Lekki has been highly commercial for several years contributing significantly to the high GDP that Lagos Nigeria earns annually. But Ibeju Lekki is taking over.

For the past 10–20 years, the capital gain real estate investors in Lekki enjoyed is not less than 1000% profit and the risk in the value of property in Lekki also lead to the rise of rental income in the area.

Opportunities: the high volume of commercial activities in Lekki and Ibeju Lekki make opportunities easily accessible in these cities. Aside from the free trade zone, Ibeju Lekki houses one of the biggest refineries in the world, one of the biggest fertilizer plants in the world and many other giant projects, a very deep seaport, an airport for landing industrial equipment and many other large projects that are attracting all sorts of investors to it.

Migration: about 6000 people migrate to Lagos Nigeria on daily bases in search for greener pasture which is readily available at Ibeju Lekki. Of course, these people would want to reside close to work. Thus, the need for more houses (scarcity) at Ibeju Lekki and its environs. We all know the implication for higher demand than supply. No doubt, the value of real estate is fast rising in this area partly due to this reason. It is important to add that the value of property in Lekki is already overpriced. So, Ibeju Lekki is the place smart real estate investors are currently sucking value from.

Population: land or houses are worthless in deserted places. Lagos being one of the world’s largest cities makes it a place to consider if you really want to earn big in real estate.

Due to the commercial capacity of Ibeju Lekki, it offers lots and lots of employment. Dangote refinery alone is offering thousands of slots. Employees wouldn’t want to live too far from work.

Lifestyle: Ibeju Lekki has lots of beaches, resort centres, sea fronts, amusement and relaxation centres which attract visitors and tourists.

All these make Ibeju Lekki an attractive investment hub for real estate investors.

In the last 18 months, the vale of Amen estate phase II rose by at least 50%.

Rehoboth estate at Ibeju Lekki was just about 5 million Naira 3 years ago. It presently sells for 20 million Naira. Ibeju Lekki is such a great place foreign real estate investors should consider.

Do Google it out for more info.
