Ebute metta west (apapa road ) is fair but Ebute metta east is total slum

Very very expensive. I live in the suburbs of this area.

The value of an area is the location. Ebutemetta is the corridor linking Mainland with Island. From Ebutemetta, the Island is easily accessible, Ikeja is easily accessible via the 3rd Mainland, so also is Apapa. That's what makes Ebutemetta a big deal.
