1.Building skeleton i.e to roofing level = 5 weeks

2. Finishings (plastering, electrical wiring, windows/doors, tilling, screening/painting, plumbing/electrical fittings)= 6 weeks

Total Duration= 11 weeks (Assuming constructed in dry season)

Cost Estimates
This figure can’t work
1. Building skeleton= N9.5m ( using stone coated roofing)

2. Finishings = N13.5m (using armoured doors for main entrances, Nigerian paneled casement windows, 60*60 Italian postlene tiles in major areas, Sweethome closed couple plumbing fittings with water heaters,etc)


Total= N23m ( Twenty three million Naira Only)

Purely wrong. Just my 3 bedroom duplex / paint house, I have spent over 20 million naira, yet I still need about 6 million to complete it. Let alone of 5 bedroom duplex
9.5M won’t even work for the skeleton

Pls this your analysis is full of flops. Not realistic at all. Pls convince me more with evidence of ur practice history where u have used dis ur work schedule. Anyway, there's no way for u to used excavator to excavate foundation of the subject building type. Impossible! Hope u know dat u don't need to wait for d decking to dry before loading it with blocks at upper floor cos I can see u leaving 4days for it to dry permanently which is also a technical blunder. Concrete doesn't dry but cure, by gradually gaining its strengths. U said plastering and tiling of d whole building not more than 3days? Ure nothing but a quack in d built environment profession. I'm 100% sure urent a qualified engineer or builder. Mr online engineer!


after a plan is built, 1 trailer load of cement which is 600 bags @ N2,100,00 is bought, plus trips of sand and gravel, water
then hire an excavator to dig. they use your plan to dig the square foundations how you want.
day 1. an excavator comes and digs it. it does not take 2 hours, then the laborers will use shovel to correct any mistake.
you can start building the or leave it till the next day.

day 2. the next day, concrete mixer mixes concrete and pours in barrow which the laborers use to do first base.
also the iron castings used to do pillars would be set as well. it takes up to four hours for it to dry. but not very well
you don't need it completely dried although some people do. after like six hours max. laborers up to 30 starts laying the blocks.
it is then left to dry completely for 1 day

day 4. concrete mixer comes back to mix concrete which would be used as German floor, which is the top of foundation. with plumbers working side by side to lay pipes that will connect to septic tank and gutter. it is then left for 2 days to dry.

day 7. all the pillars for down stairs are erected

day 8. in the morning the laborers starts laying blocks. by the end of the day, the down stairs is built. after that, it is left for 2 days to dry

day 11/12. carpenters lays the woods for decking and tarpaulin and welders lays the iron casting for the decking and plumber passes pipes to kitchen and bathroom and toilet. plus electricians passes pipes for electricity. plus bamboo that will hold the decking is placed underneath

day 13. concrete mixer mixes mortar and laborers pours it all over the decking plus step/stair case and then left for 3 days to dry. also the septic tank is built plus the decking for the septic tank is done

day 17. pillars on the top are built

day 18. the woods for decking and bamboo are removed, then laborers lays the block to roofing level. and left
for a day and half to dry.

day 20. carpenters come and do skeleton for the roofing

day 21/22. the laborers plaster the entire house with mortar or cement mixture.

day 23. plumbers connect kitchen sink and water pipes and electricians wires the house

day 24. the roofing/zinc is done

day 25. German floor or concrete floor is done all over the compound alongside the people laying tiles, laying it all over the rooms.

day 27/28. fillers are applied to the building and then the painters paint the building

(now I hope I was able to explain it stage by stage to you)
people who aren't able to do it quick enough, could maybe have other financial obligations elsewhere which is why it is not done or the contractors want to milk you for more money which is why they delay it and tell you stories.
