See something I was begging someone to do for 850k around Orlu. He still said I have to provide the cable and the tank. I did but I am wondering if that is the normal practice, after all that money.

Its not more than 150k in Owerri

A land survey will help protect your investment. A survey can reveal the exact property dimensions, size and location of the home on the property, as well as any other improvements on the land, such as a driveway that may be crossing a property line. For more info Whatsapp or Call 08137651008.

Hello my good people, my plumber said he is going to lay two separate pipes to the soak away, one for water and the other one for shit. Se na true? Abeg make una help me confirm this. Thanks in advance.

The best is to separate the pipes for waste water from soil pipes(shit) . If you Marge them together you will not enjoy the house. The odour from your maholes/septic tank will be going back to the house through your floor drain, wash hand basin. Your plumber is right for spearing the two pipes

My welder initial gave me the local local (Galvanized pipe track and big local gate roller) but my friend Nevosys (my automatic gate installer) recommended that we should change the track to round iron bar and supplied me a matching imported roller wheels.

Your choice of gate roller wheels matter. Most welders just chose what’s available in the market.

There are different types:

1. V Groove
2. U Groove
3. Round Groove

Be sure of the type you’re installing on your gate and ensure you have a matching track.

I'm close to this stage. But choice of gate is giving me sleepless nights.

I need help

In US measurement is about 1,900
In UK measurement about 2,500
But in Nigeria mkt expect only 1000 Ltrs as 500 gallon

That is just the truth

Keep it simple. Good gates aren’t needlessly expensive, they’re just functional.

this is the ground roller I use.

You give people a quotation and they tell you how your prices is higher than that of the other person. I will only advise you give it to him. Eventually, you will see the difference.

The major reason I insist on working with very good materials for people especially from here is because most times, the person that will receive and confirm the job isn't the person you discussed with. So it's good to ensure that I do something that they won't have a reason to condemn. If I do a job and your person says it's of lower quality, trust me, s/he has an ulterior motive. Either he wants a cut by inflating the cost and wants someone he can influence

The bitterness of poor quality remains long after the sweetness of low price is forgotten.

I made a 27 foot galvanized tank tower for a client several years ago (2013 to be specific). All efforts to move the tank tower to my clients site proved abortive so we had to make another tank onsite for him.

I left the tank tower on ground for 4 years and decided to install it in one my personal build in 2018.

Guess what?

The tank tower is still standing strong till date.

_________

You can’t try this with all those cheap galvanized pipes that are currently in the market.

I wish most people building today would pay more attention to the quality of materials used on their projects instead of price.

There are many designs out there but I’m working on this simple ones right now.

I was shown laser cut designs but I’m not interested cause I foresee them going out of fashion in not-too-distant future

I prefer unequal swinging gates.

If you go for sliding gate then don’t agree to use just common L iron for the fixed part on the floor. The roller and the fixed part on the floor must have as much close contact as possible. Also go for rollers with sealed bearing to avoid having to oil them and thus creating that nasty oil track in the compound.

Spend some time on Pinterest. Any good welder can recreate for you locally.

Enjoy the ride.

Laser isn't going anywhere soon. It's yet to even penetrate into the market. A very handful of dealers have the machine here in Nigeria and they don't even know how to operate it to precision like the imported.

Another thing is that it's too expensive. Imagine 65,000/meter. How many people can afford it especially if the job is about 50m as it's with regular building now

Just know that it won't be a new business entry into the industry.

A few of those companies already exists at different levels in the industry, particularly in the Lagos market. The issue is that most can't scale and they're really not necessarily cheaper at the end of the day.

If you take a wholistic view of your project, formwork/metal shutter hire in any form is not cheaper. The thing is that people just let you the customer take a myopic view when doing comparison.

I think I came here in Dec/Jan looking for shutters to hire and offered a typical job to be used for comparison sake. In reality, i found out that the price-setters adjusted their prices upward to match the general increase in building materials. And those are shutters they've had in inventory.
We tried shutters for that stage of the project and it wasn't sustainable for the remainder. We've since gone back to buying new or neatly used plywood/marine boards.

They are also not always neater than your plywood. Some deformed shutters leaves you with bulge worse than planks.

The term “cheap” is relative though and I know you know that.

If I may ask how do you measure the money value of the time saved using shutters.
Even giant construction companies do hire almost everything.

How much does it cost?

Price and cost are two different things. An average Ijebu man (my in-law) always look at the price tag not the actual cost/perceived benefits.

If nothing else, I’d think of the time value.

_______

Someone recently paid me 400k for formwork rental and guess what he was looking for marine boards worth the amount paid.

He completely forgot the huge savings he’s getting from:

- reduction in the quantity of nails used on the project.
- cheaper cost of installation and the hidden cost of deshuttering
- time it took to deliver columns per building
- quality of construction
- economies of scale
- waste reduction
- transportation cost
- cost of securing the formwork

He was only looking at the 400k paid. grin

Anyway, I know you know what’s in it baba. That you’re unable to get a good bargain doesn’t mean formwork hiring isn’t cheaper. The big players understand this and are seriously exploring this option.

Until we have more entrants in the business, don’t expect a major price reduction because the sector is still largely untapped.

I come in peace!

It’s a matter of time. Let’s give time some time.

We share this same thought when those gigantic concrete fascia are still trending. How many people are still doing it today?

It’s not even up to a decade yet and it’s already becoming antiquated.
