Online advertised prices are $20k to $50k different from what the final end price will be.
Some builders sell the lots separately (Hidden Oak - $45k to $80k for a lot cry )
The communities we checked have lot premiums between $5k to $25k, adds to the house price, upgrades further adds more.

Most likely, we'll be doing a 4 bed, 3 bath, 2 story. cool

The home buying market is different from what it has ever been.. We should have a solid headway (models for viewing, construction for other buyers or actual lot availability/permit for this home plan) in the next 60 days. Can't wait!!! kiss

The effect of yahoo-yahoo on law abiding Nigerians in America...

1. Around October 8th, I tried to buy a laptop from the US and send it to my cousin for programming practice, the wahala too much:

i. Picker/Shipper will not accept $USD bank transfer though we are both in the U.S
ii. I'll have to pay the cost in Naira to a Nigerian biz account
iii. Shipper will then convert the Naira back to $ through their own method
iv. The exchange rate is N590 to $1

Meaning, it will cost higher than what it should have cost for a direct $ transaction but the fear of illegitimate money transfer and the associated problems with law enforcement makes everyone wary of accepting USD in America.
Even me no deh accept anyhow transfers.


2. In an earlier trial, I tried using a different shipper to send two phones as gifts to Nigeria; circa August 19th was the delivery date to the shipper.
Shipment was held by the U.S Customs, they have to screen and verify yahoo-yahoo electronics are not part of the entire shipment....
EDIT: Today is October 17th, phones still have not been released. sad embarassed

It’s about job prospect in the US, not visa. For visa, funding aside, it depends mostly on the school you’re going. Someone going to study English Literature at Harvard is more likely to get a visa than someone going to study Electrical Engineering at the University of the People.

A fair advise wouldn't be bad from you. I already have a Masters degree in Chemical Engineering, I intend to Japa but I'm thinking if towing the PH.d route or another MSc in
STEM course would be better just to boost my employability over there.

Congrats @mackynaija for moving to Texas! Never understood how people make it out in California. You get paid 6 figures but you cannot even buy a house for under $1.5 million in Silicon Valley. And rent is prohibitively expensive.
Sounds like this will be your first house. Have you thought about buying a duplex instead of a SFH? That way you can rent out one unit and live in the other unit. Some folks that own duplexes do not even have to pay a mortgage because the rent they charge covers the cost of the mortgage.

Getting admission and a visa is the first phase, graduating and getting a job is the most important.

We looked at this option but decided that our primary residence will be one where (as my wife calls it) "we are not sharing walls with anybody". cheesy

As long as our income remains stable, investment properties will be a sure thing.
The sudden rise in prices of real estate just soiled the plans, more money is needed for investment.

Na you go decide this one for yourself o. Check the curriculum of schools and programs you intend to do and see if it's what interests you.

If you no go get non-OPT work permit before graduation, leave chemical alone. Na PR and Citizens angle be that for security reasons.

Currently preparing for a certification, my company pays up to $5,000 each year for educational expenses and my manager has advised from Day 1 that I take advantage of it.

Problem:
I don't allow people to know when I am preparing for certifications or exams. Pressure deh deh higher.
How do I collect their money to write this exam and then not be pressured into passing?
Anyway, I need use their money wink

If na my money, pass or fail - I no send. cheesy

Mackynaija, You've been a motivation to me. It's just so inspiring that a Nigerian like me went all the way to USA and still conquered. Truly, you came! you saw!! and you conquered!!!


Well Boss, Let me make a little plea, I attended a crypto conference and they were talking about programming and how there's opportunities if you inventually venture into Blockchain developing and programming. I have no tools for that Boss, Both PC or a good phone. I know you can be of help.

Everyone keeps talking about bsc and msc, what about people that have neither of those things..

Do they even stand a chance at securing any job lucrative in America..

I’ve heard of employees being reimbursed by their organization, money spent on certifications and trainings. You could ask your boss if they do the same.

The average HOUSEHOLD income in America is about $65k so $100k you asked about is almost double that.

As we all know, body no be firewood...
You'll need days off. Normal weekly hours are 40 (8hrs by 5days).

If you wanna constantly do double that, your body go tell you say e abnormal except na clerical work you deh do.

There are jobs for those without college degrees - lots of jobs where one can build a long term career and make good money.

You'll first need to worry about how to access the country.

That's why the sequence is admission, visa, and port/point of entry..
Otherwise, what other reason would you have for coming to the US?

It's not a hidden item; I have been told to official indicate interest and get approval.
We discussed this last Thursday. He said I should stop worrying and apply upfront, company go pay.

He also said he knows of instances where the company has gone beyond the $5k annual limit to fund 50% of the cost of an executive MBA.

UT Aust1n mba cost $110k.. go figure..
