Gd day to you all,

am so shocked right now i dont know were to start.

dear nigerians in diaspora, stop sending money home for

projects unless u can physically go and see it for ursef, in short dont do it,

unless someone here has other ways of getting round it.

as some of u knw, i do money tranfer from uk to nigeria, dats how i met this lady. she transfers money

upto three times a week, from there we became friends. she later told my she was build a house in nigeria.

it got to a point i had to caution her and ask her if she trust this person, she said yes oo, he is a big man, he works for customs etc.


fast forward to last night she came to my house without invitation just banging on my door, i opened the door, without saying a word she went into my living room sat on the floor and started to cry repeating ''xxxxx has kill me''

apparently this guy helped her to buy a land, not the size they discused, instead of a full plot he bought half in a different area.

the building is suppose to be in the tiling stage only for her to find out that the man has been lying to her, showing
her picture of other pples houses and she was sending money thinking the project was progressing.

she started to suspect wen he sent her a picture and she cud see a fence at the back of it and she was asking him, he said it was a neigbour that fenced, she didnt believe it and asked a relative to go check the place. for weeks the man started to avoid her fone calls not until she threatened get the army to beat him up , then he reluctantly took the brother.

the brother took pictures and sent it to the lady and dats wen all hell broke loose.

i saw the pics for my self, i just felt sorry for the lady, the block was so red u cud tell there was no cement on it, he used ghana sink after collecting quotation for aluminium, and the roofing was half done. some of the rooms were still not roofed and the clading was undone, but he put pvc in the living room, no german floor and the size of the toilet was not upto 3ft wide.

this is a lady that has four kids, and goes from house to house making peoples hair, dats how she got this money that this man has squandered.
she was busy crying, cursing, swearing, crying again.

but wats done is done, lets be smart to avoid these type of issues.

I'm very calculated and cautious with anything that goes on in my site while I'm not there. I don't care if my build takes me 5 years to complete, it will be at my pace and control.

I would rather be using this three weeks vacation in Waikiki instead of on a hot and dusty site but e get as e be.

I'll also rather apply the transportation cost of around $5,000 towards my build instead of coming home.

Buy or build we just have to pray for gods guidance sha.

Last year (2015) alone, we successfully handled a commercial building project for an Ogun-state born client based in Spain and had a couple of offers from several Nigerians living in the diaspora which are still in the pipeline.

Usually, we would require such clients to assign a rep (who could be a trusted family member, friend or even a police officer resident within the area) to us to constantly monitor the progress of work on their behalf and feed back. We normally send daily updates directly to our clients via whatsapp or e-mails.

We don't connive with the client's rep in anyway, neither do we allow undue interference in the design/construction process by the rep especially as it affects technical or financial issues except if the rep also doubles as a relevant professional.

As big as nairaland, and as popular as the property section, there is no one reputable builder or agent that can be vouched for by other nairalanders the have worked for.

I tried buying a land a few weeks ago and agents kept offering me all sorts. But wen u try to ask pple privately about the particular agent they quickly disassociate them themselves from the agent.

One very popular agent here even tried to pass on a got land to another nairalander. He made the checks and confronted the agent. And he said he accidentally sent the wrong documents shocked shocked

Last year March I saw an advet of a land on dis nairaland nd got in touch wit d seller on watsapp nd after negotiation I caled a friend to verify nd now d house is almost completed.
I came home wen it was at lintel level nd a friend is supervising d project nd everything is going on fine.

You are right. I bought my land through a relative I trust, I used the services of the lawyer here on nairaland, I have also used the services of a nairalander to draw the plan but my relative monitored everything. When work goes on on site I get sent both pictures and videos. Sometimes things like this there is a bit of luck. I'm sure we all must have a friend or relative we can trust with such things. I don't think Nigeria is that bad.

Ideally, before engaging anyone on your project or property deal, it is important to observe due diligence whether you find them on Nairaland or elsewhere.
That is why we always advise diaspora clients to assign a known trusted agent to us for the purpose of monitoring. Some Client based in Lagos have properties to develop in Abuja or elsewhere but due to their very tight schedule maybe unable to do regular checks. With a neighbour in the site area as your eye on the project, it isn't a bad idea.

Most of our Clients didn't get my contact from Nairaland but from the most popular property/lifestyle magazine -Castles being one of the columnists on Layman Builder section of the mag, yet I do insist they assign a rep in order to boost their trust and confidence in the process.

It may interest you to know that I never met some of these people throughout the duration of the project. Only hear their voices over the phone, their pics on whatsapp dp and saw their full names appear on transaction details during project cash flows.

I gave a pastor money for roofing after chasing away and bad-mouthing me in front of several nairaland contractors dat I employed to work. He remove 50k from the money I sent himfor roofing later to tell me money is not enough when he called me at work. i had to borrow to complete the fund. Upon that he said I owed him 20k for a completed roof 2week later. I over paid almost 100,000 in excess but I considered it charity.

Chicken coop is not easy to build in naija, but a mansion is......

After one dealt with my frd in sang ota, my frd almost ran mad.

He was also building his own plot with my frds money wen my frd heard rumours and stoped using him, he called her begging for money to roof his father's house in the village that the roof fell during a windstorm.

Wen my frd refused come and see insults on the phone.
He was sending abusive text and swearing for my frd.

Many folks i have read about here and that use NL builders are in Diaspora. I would'nt make such a sweeping comment you made in your intro. What you should advice people is to do due diligence before committing to a builder and releasing money to him/her. I used somebody on this forum, have never met him in person but was over 80% satisfied with what he did for me.

Yea, I understand I generalised my comment that was to show the gravity of the issue.

Majority of builders here have had issues with clients they met here . A thread was opened on this issue before.

And this seem to be swept under the carpet because Nigerians like to leave issues for God to settle.

If pple decide to complain here about the negative experience they have had u wud be surprised . It was here only a few weeks ago that an agent tried to sell a govt land to a fellow nairn lander. She did not report it and that agent will eventually get a victim.
